1 Welcome Welcome to Prologis exhibition on our proposals to deliver new economic development at Marston Gate. The following exhibition boards set out the proposals for a new building (Unit DC10) on the smaller site to the west of Bedford Road and our early plans for the expansion of Marston Gate. This expansion is located to the east of the existing distribution centre on the site allocated in the draft Central Bedfordshire s Local Plan (policy SE). These proposals will be progressed in two separate planning applications. The planning application for Unit DC10 will seek approval for the whole scheme including the detailed design of the building, landscaping, access arrangements and investment in highways. The planning application for the Marston Gate Expansion will be an outline application which will establish the principle of development with the full details of the access to the site, infrastructure and landscaping within and around the site and improvements to the surrounding highway network. Further planning applications will follow in due course to seek consent for the detail and appearance of the buildings. Central Bedfordshire Council have issued their Scoping Opinion in respect of Marston Gate Expansion (referenced in the Scoping Opinion as Marston Gate Phase II). This sets out the likely significant environmental effects and therefore the topics on which the Environmental Statement, which will support the planning application, should focus. We would very much welcome your feedback on both schemes before we submit planning applications. The detailed application for Unit DC10 and the outline application for the Marston Gate Expansion are both likely to be submitted later in Autumn 018. 2 About Prologis Park Marston Gate Prologis Park Marston Gate is a highly successful distribution-based park with major international occupiers such as Amazon, Wolseley, Yusen, Unilever (TiGi), Rajapack and FedEx. The original park was developed around 000. In 015, Prologis secured planning permission for two new buildings, which are now occupied by Dwell and XPO Logistics. The park currently supports 1,900 permanent jobs (plus an additional,400 during the Christmas peak period). At Marston Gate, in addition to warehouse staff, a wide range of employment opportunities can be found across a range of skills, including in management, administration, sales and technical/it roles. Prologis retains a long-term interest in its industrial and distribution parks, managing its facilities through an in-house team. This ensures that high standards are maintained and that Prologis can be an active stakeholder in the communities that its developments sit within. Representatives of Prologis meet occupiers at Marston Gate on a regular basis to address issues and to ensure the park is operating well, and are in regular contact with Brogborough Parish Council. This engagement has resulted in resolving issues such as car cruising through the introduction of traffic calming measures and making sure repairs take place quickly when they are needed. Prologis is aware that more can be done to address the impact on operations at the park. To help achieve this, Prologis will be installing ANPR cameras at Prologis Park Marston Gate to ensure all vehicles can be tracked and that when an issue arises, the source of the problem can be identified. Prologis would welcome your suggestions and recommendations as to what more can be done to address any issues at Marston Gate. Prologis is constantly looking to improve the way in which residents can report any issues at the park or the surrounding area. 3 Proposals for unit DC10 Prologis will submit a detailed planning application on all elements of the proposals. The demand for new industrial and logistics facilities continues to be one of the strongest growth sectors in UK commercial property. This is the result of changing consumer patterns, such as the growth of internet retail and the more traditional demands from manufacturers and retailers. Liftshare: The scheme is already successful with over 00 employees now sharing transport to and from work with over 154,000 miles saved The proposals include: A single distribution unit of,469 m, with office space of 1801 m and around 0 car parking spaces. he site will be accessed from Salford Road, with vehicles turning left at the signalised junction. The active frontage along Salford Road will help to address previous issues with fly tipping and travellers in this area. he layout of the masterplan ensures that the yard space is at the greatest distance from the homes of residents. he location of the building between the yard and the village and homes on Bedford Road will help mitigate the impact of the workings at the building, including potential noise and light impacts. he management regime for Marston Gate will be fully extended to cover the new building. The proposals respond to demand from businesses requiring new distribution buildings in the area, including some that are already based locally and need to expand. It has been decided to create one large distribution unit as it is this type of building that suits a site close to the motorway and reflects the current nature of demand from businesses. he Green Travel Plan already in operation at Marston Gate will be extended to the new occupier to encourage even higher levels of lift sharing among employees working at the new building and existing buildings. The liftshare scheme is already successful with over 00 employees now sharing transport to and from work, with over 154,000 miles saved. he existing hedgerows running around the site will be retained, and further investment will be made in landscaping to mitigate visual impact.

4 Addressing the impact of the new building Prologis is aware of the concerns raised by the community in response to the previous planning applications including management issues. The DC10 scheme has been designed to address these wherever possible. Prologis has always sought to address the issue of stray HGVs in and around Brogborough and the anti-social behaviour from drivers that can take place when HGVs park in the area. Prologis recognises that more needs to be done to tackle these issues and wants to use the development of the new building as an opportunity to deliver further measures to reduce the impact of operations on residents. The ideas Prologis has developed have been designed to address issues that relate to the operations at Marston Gate but will also help to address issues that relate to HGVs that are moving between different distribution parks in the much wider area. 5 Other impacts related to Unit DC10 UNIT DC10 Improvements to the cycling and walking routes New signage Heights and views Light, air and noise impacts Prologis is aware that distribution buildings are of a significant scale. To help assimilate the building into its surroundings, it will be of a modern design, and landscaping in will be significantly enhanced. The height of the proposed building is 18 metres which is similar to the existing buildings at Marston Gate. Unit DC10 has been designed to incorporate the latest design technologies to reduce all light, air and noise emissions. Lighting in the yards will be provided by low energy lanterns and positioned to point downwards. The service yard is located away from the village and the building will act as an effective barrier between the yard and the village. We have received feedback from residents since the development of the most recent buildings at Marston Gate. The feedback indicated that these new buildings have helped to reduce the noise of traffic on the M1, and we are confident that this proposed building will help to do the same. Ecology and landscaping Image shows landscaping after it has reached maturity Access arrangements The access to Unit DC10 will be from the signalised junction, with HGVs being directed to turn left to the proposed building. This provides direct access onto the M1 and A41 at Junction 13, which is one of the key reasons Marston Gate is such a successful distribution park. Sustainable drainage New sustainable urban drainage infrastructure will be provided, incorporating balancing ponds into the integrated landscaping strategy for the site. Additional landscaping will supplement the existing trees and hedgerows running along Bedford Road and around the entire site. This will soften views of the building for those who live nearby. Prologis s management regime at Marston Gate will be extended to manage the landscaped areas around the new building. Highways and traffic Prologis is working with Highways England and Central Bedfordshire Council on the details of further investment in the highways network to mitigate any impact related to the development of DC10. This could include some changes to the phasing of the traffic lights and new signage. Prologis will improve the cycling and walking routes between the new building Unit DC10 and the existing distribution park, and Ridgmont Station. The planning application for the larger expansion will include further highways improvements to address traffic generation and are outlined in detail on the following exhibition boards. Prologis will ensure that works undertaken to support the Unit DC10 application take place in way that it is complementary to those that accompany the expansion scheme.

6 Employment Unit DC10 will secure over 31 million of private sector investment. It is expected demand will come from both national and locally based occupiers. For example, Dwell who moved to Marston Gate in 017 expanded from an older facility in Newport Pagnell in order to satisfy their need for a larger modern building to support the growth of their business. Based on our own research and that of Cranfield University, the new building will support around 350 jobs in the industrial and logistics sector. The scheme will secure over The majority of these will be full time, while the construction phase of development will also lead to the creation of more jobs indirectly. The variety of jobs that are likely to be provided in the building will include managers, professional and technical occupations, office administration, customer service positions and IT and engineering specialists, as well as warehouse floor staff and drivers. 31 million of private sector investment Community Investment Prologis is pleased to have been able to support the work of Brogborough Parish Council to help to deliver new amenities previously. This has included the trim trail and outdoor gym equipment, the community orchard which will be handed over later in the year when the trees have matured, and funding for traffic and highways improvement along Bedford Road which will be delivered by the Council. Prologis is committed to continuing to invest in Brogborough and is committed to improving the approach to the village from the motorway and the distribution park.

7 Our Approach to Sustainability PROLOGIS AND COOL EARTH In the first collaboration of its kind, Prologis is working with Planet Mark and Cool Earth to prevent deforestation through work with indigenous villages. Since working with Cool Earth, 40 of Prologis buildings have been Planet Mark certified and we have directly protected over 10,000 acres of rainforest in the Peruvian Amazon and Papua New Guinea: that s an area equivalent to zone 1 of the London Underground. Solar PV installation Our sustainability programme funds education officers from the Eden Project to go into local schools close to our developments and talk to the children about sustainability and how they can play their part in protecting the planet. Over the past decade we ve delivered this programme to 6,167 children in 48 schools and colleges close to Prologis developments. Key to national planning policy is the development of low carbon, sustainable buildings which tackle the impacts of climate change. Prologis has pioneered a new approach to environmentally sustainable developments, which includes measures to mitigate and adapt to climate change. All new Prologis buildings are designed to be sustainable and their environmental performance is measured as follows: Environmental certification Prologis is committed to construction new buildings to reach a minimum BREEAM Very Good standard and to achieve the best Energy Performance Certification ratings possible within its size category. Reduced operational carbon emissions All new Prologis warehouses are designed and constructed to minimise operational carbon emissions. Buildings with reduced operational carbon emissions require less energy to operate and help customers to save running costs. Mitigated embodied carbon emissions Prologis is the first industrial property company in the UK to measure, reduce and mitigate the carbon emissions embodied in the structure and fabric of its new facilities. Prologis reduce embodied emission through efficient design, using low carbon materials and minimising construction waste. PROMOTING SUSTAINABLE EDUCATION Prologis approach to sustainable development offers educational opportunities for students at every age from primary school to higher education in the areas in which we operate. Projects include: Sponsoring curriculum-based projects and workshops run by the Eden Project which introduce public to concepts of sustainability. Working with local secondary schools and colleges to develop programmes focused on sustainable construction. Shared apprenticeship schemes that offer young people onsite learning opportunities.

8 The proposed Lorry Park In response to concerns raised by the community and its local representatives regarding the disruption causes by HGV parking on the local road network, the proposed development will include a dedicated Lorry Park for the use of Marston Gate HGV drivers. It is proposed that the lorry park will service the existing park and the proposed extension. It will be managed by the Prologis in-house management team and will include: 4/7 security P rovision for HGV drivers including toilets and washing facilities Noise and visual screening fencing A waste and recycling area Within the lorry park we have also proposed to include an area for the dedicated use of horse boxes and horse trailers. This will provide free parking during the day and enable direct access to the network of existing and new bridleways around the proposed development for those who want to enjoy them.

9 Considerate neighbours Operational phase The layout of our sites are designed to use the build to screen external activities, such as manoeuvring and docking of vehicles. All new building service plant will include noise mitigation to protect current conditions. In addition, the sites will be operated under a noise management plan which will include detailed measures to control noise emissions as appropriate. Prologis is always mindful of the proximity of its development sites to local residents, and has given careful consideration to ensuring the construction and operational phases of the new development have residents in mind. Construction phase The reduction of noise from construction activities is a priority for Prologis, and will be subject to a Construction Environmental Management Plan which include noise limits, strict operating times and liaison with key stakeholders including Brogborough Parish Council and Ridgmont Parish Council. The appointed contractor will work in accordance with the Considerate Constructers Scheme and the project will be registered with them. Next Steps Following this exhibition, we will review the feedback we have received about both schemes before we submit each planning application to Central Bedfordshire Council.
