1 CGI looking up Market Street towards the Church of Christ the Saviour Welcome St George would like to welcome you to our public exhibition about the progress made at Dickens Yard and our future plans. As you may know, planning permission for the overall development was granted by Ealing Council around five years ago. Our construction programme has been progressing well: we have delivered 220 new homes. Our project team are on hand to answer any questions you have. We welcome your feedback on our proposals which will help inform the forthcoming planning application. Thank you for taking the time to visit our public exhibition.

Since 2000 St George has delivered: Over 8,000 new homes Over 2,300 affordable homes 30 acres of public open space 800,000 sqft. of commercial accommodation The transformation of over 100 acres of disused land In 2002, St George was the first residential developer to be granted the Queen s Award for Enterprise in Sustainable Development. The Berkeley Group as a whole received this prestigious accolade in 2008 and again in Sustainable development is at the heart of our business. We create strong communities where people enjoy a great quality of life. Each home St George delivers creates or sustains 5.6 jobs. John Thompson & Partners (JTP) are the architects for this project with Randle Siddeley Associates as specialist landscape architects. The team have undertaken a number of projects with St George across London.
3 September 2014 The Story So Far Aerial photograph 2006 Construction of Building C Belgravia House Apsley and Belgravia House Courtyard In 2006 St George was selected by the London Borough of Ealing to regenerate Dickens Yard: a key site at the heart of the Broadway. Planning permission for the overall development was granted in late 2009 and our construction programme started in summer The former council car park is being transformed into a mixed used development with: Over 100,000 sq ft of retail space 698 new homes, including 151 affordable homes New public realm including a new shopping street A new public square We have built 220 new homes including 70 homes for the active elderly. A further 250 homes are under construction. We are delighted that local restaurant Charlotte s Place will shortly move into the Stable Buildings.
4 Construction Progress The excavation of the two storey basement car park is now largely complete and construction of the entire basement is scheduled to be finished by the end of October Construction site and Building C looking east Construction Phasing Plan Heritage Court To date 1,575 foundation piles have C been built for buildings A - F2 and around 100,000m 3 of earth has been removed. A B This earth has been taken to Downs D Barn Farm in Northolt to build a new golf course. Victoria Square E St George has committed to using Construction Programme MArket Street locally sourced construction materials wherever possible. For example the Buildings A & B Complete concrete we are using on the site comes from Chiswick and Wembley. Completion of Building C End of 2014 F1 F2 H Approximately 350 people work Completion of Building F1 End of 2015 on site daily with many more jobs supported through the supply chain. 5 Students on a site tour with the St George team Delivering Local Benefits S106 Planning Contributions As part of our planning proposals for Dickens Yard, St George committed 10m in S106 contributions to help deliver an extensive programme of improvements for Ealing town centre. This included an affordable housing contribution of 3.65m to speed up the renewal of existing affordable housing in the borough, high quality public realm and a new bus interchange, along with financial contributions to local health and education services. Open Space Just under half of the entire Dickens Yard site (1.8 acres) will be public space including a new shopping street and public square. Employment & Training A partnership between Ealing Council, St George and the contractors ensures that there are opportunities for apprenticeships throughout the construction of the development. There are currently 14 apprentices on site. Apprenticeships have been taken in plumbing, electrical and dry lining. Burying the time capsule (2013) with Christ the Saviour Church of England Primary School Carol Concert (2012) at the Church of Christ the Saviour St George ensures that where possible local people benefit from employment opportunities. At Dickens Yard a fifth of the workforce are local to the development. New Homes Bonus Over the course of the development, Dickens Yard will generate approximately 6m through the New Homes Bonus for the Council.
6 New proposals for Public Square design Next Steps Building H We have reviewed the proposals for the final phase of the development plan and are looking to make design improvements to: the public square, the community facility, building H and Building G. We will submit our proposals to Ealing Council as a Planning Application later in the year. Revised Deisgn: A New Square for Ealing A new public square will be the focal point of the development. We believe that the success of our development requires the creation of an attractive place for shoppers and residents alike. We have appointed leading landscape architects Randle Siddeley Associates to develop proposals for the square. Church of Christ the Saviour Springbridge Road We are taking the opportunity to review and refresh its design. Our proposals include: Building G Public art High quality building materials New planting, green spaces and mature trees Space to host public events Public square design in 2009 consented masterplan Bus stop New Broadway Location of the public square within the Dickens Yard Masterplan C D E A B F G H
