Monitor recovery of turf in the vicinity of Unit 184 where Oak tree has been removed. 2. Adjacent to fairway: Control grassy weeds in Bermuda turf, promoting infilling growth.
2 3. Rejuvenate prune multi stem Hibiscus, removing Pink Hibiscus Mealy Bug. CAMBRIDGE I 4. At mailboxes: Remove leaf accumulations from mulched beds. 5. Remove windfall. 6. Pencil prune Crape Myrtles up to 15 feet, removing crossing branches and weak attachments. Avoid heavy pruning other than to maintain uniform height, size, and form. 7. Stagger mow patterns in courtyards to avoid rutting turf. 8. Vicinity of Unit 209: Verify turf rotors, making sure coverage patterns are uniform. CAMBRIDGE F 9. Remove runners after edging. 10. Redistribute mulch to cover bare soil. 11. Reduce height of Bermuda 2 inches to improve density. Control grassy and broadleaf weeds in turf. 12. Remove trash and debris from Yaupon hedge behind mailbox. 13. Unit 18: Drench Canary Palm with insecticide and fungicide. 14. Throughout: Remove dead wood up to 15 feet from Oak trees. 15. Rear of Unit 19: Prune Oak sapling to ground level and treat stump with Garlon 3E. DORCHESTER A 16. Rejuvenate prune Ilex Schillings, reducing overall height by 50% and allow shrub to remass at 36 inches. 17. Reduce height of Bermuda turf to improve density. 18. To the north of Unit 6: Prune dead stem from Bottlebrush tree. 19. Throughout: Maintain clearance around manhole covers. 20. Adjust turf rotor sprinklers to grade as needed to eliminate the divots in turf. 21. Use pre and post emergent herbicides to control grassy weeds in St. Augustine turf.
3 GLOUCESTER H 22. Groom windfall and debris from beds. 23. I recommend pencil pruning Crape Myrtles to improve form, eliminating crossing branches. 24. Reduce height of Bermuda turf to improve density. 25. Remove Queen Palm fruit drop from beds. 26. Monitor localized areas of Chlorosis, determining if fungus is active. AREA B MANCHESTER II 27. Monitor recently installed sod where trees were removed. 28. Adjacent to Unit 778: Improve fertility in Xanadu Philodendrons. 29. Unit 783: Drench Roebelenii Palm with fertilizer, fungicide, and insecticide. 30. Monitor irrigation spray patterns, making sure they are not wetting a/c units. If possible, reduce the height or nozzle size of the pop up sprinkler to irrigate turf uniformly. 31. Common area at rear of Unit 786: Replace hot spot damaged turf. 32. Vicinity of Units 744 and 742: Replace failed sod. 33. Maintain clearance around storm water inlets. 34. Vicinity of Unit 710: Verify irrigation coverage along pond side. 35. Complete removal of debris in lawns, tree wells, or unused beds. 36. South side of Unit 708: Straighten foundation sprinklers. 37. Rear of Unit 721: Replace mower damaged valve box cover. 38. Continue to pocket prune Viburnum hedges around a/c units to maintain a loose but screening form. 39. Throughout: Improve fertility to Ixora and multi-stem Hibiscus. 40. Unit 733: Monitor recently installed sod. Reset the height of the pop up sprinkler to the left of the driveway to grade to eliminate trip hazard. 41. Re-grade areas of new sod, making sure the sod is knitted into existing grade.
4 42. Complete rejuvenate pruning of Red Fountaingrass, hay-stacking to 12 to 14 inches. SOUTHAMPTON II block: treat recurring turf fungus. 44. Push back overgrowth extending into mowable lines along Kings Blvd perimeter. 45. Elevate Yaupon Hollies and remove dead wood to improve light penetration block: Remove and replace declining Indian Hawthorns along Kings Blvd berm. Thin Ligustrum Privets of dead wood and crossing branches to improve light penetration. 47. Control broadleaf weeds, particularly Dandelions and Clover, in turf. 48. Unit 1102: Improve fertility to multi-stem Gardenias. 49. Unit 1101: Elevate Magnolia to improve visibility of Tilbury street sign. 50. Unit 1103: Verify irrigation coverage. 51. Rear of Unit 1117: Verify irrigation coverage. 52. Unit 1127: Control weeds in beds. Also treat Viburnum and Pittosporum for fungus. TREMONT I 53. Rake out gravel and debris accumulation at mailbox to improve appearance and eliminate bare soil. 54. Pocket prune Downey Jasmine to soften and improve the appearance. Allow plants to flush to eliminate sheared appearance. 55. Reschedule rejuvenate pruning of Ilex Schilling. 56. Unit 838: Prune Oak trees, eliminating lowest scaffold of branches for vehicle clearance. 57. Unit 832: Remove volunteer Crinum Lilies from beds. 58. Unit 830: Prune Bougainvillea for pedestrian clearance. 59. Push back overgrowth extending into mowable areas along west perimeter. 60. Redistribute bed mulch to cover bare soil. 61. Rear of Unit 727: Prune Crape Myrtles off the roof line, removing stems closest to the building. 62. Unit 728: Control bed weeds.
5 63. Unit 760: Remove Brazilian Pepper volunteers growing against the side of the building. 64. Entrance to Unit 758: Control insect activity on multi-stem Gardenia. 65. Between Units 758 and 760: Control Wax Myrtle volunteers. Also remove declining Wax Myrtle. AREA C FAIRBOURNE 66. Unit 1207: Replace declining Indian Hawthorn under warranty. 67. Unit 1221: Prune lowest scaffold of branches from Oak tree to improve light penetration. 68. Unit 1220: Verify irrigation coverage, making sure pop up sprinklers reset completely. 69. Unit 1325: Monitor emerging spear on Queen Palm; the head is distorted. 70. Top dress mulch or redistribute to cover bare soil Fairmont Greens Drive: The Verizon utility box is damaged and the box will not reseat. 72. Throughout: Hand-prune Parsonii Junipers to eliminate the sheared appearance. 73. Unit 1213: Replace fungal damaged turf under warranty. 74. Unit 1213: Remove small grass strip along the sidewalk, allowing the Hawthorn to grow out to complete the bed line. KENSINGTON 75. Throughout: Improve fertility of Loropetalum and foundation shrubs. 76. Monitor recovery of fungal damaged area. Replace any sod that does not fully recover. 77. Unit 2426: Redirect the tree bubbler at recently installed Crape Myrtle, repairing the damage from rutting. 78. Unit 2424: Remove mulch around valve box cover, maintaining sod up to the valve box lid. 79. Fairway side of Unit 2437: Re-level irrigation valve boxes. 80. Prune stubs from fairway side Oak trees. 81. Front of Unit 2471: Replace declining 3-gallon Loropetalum. 82. Unit 2485: Improve fertility to standard Gardenias.
6 83. Unit 2485: Replace declining Duranta. CATEGORY III: IMPROVEMENTS PRICING 1. Cambridge H: Provide a price to remove the Oak tree stumps and grade and level. The current grade may result in erosion onto the sidewalk. 2. Cambridge I: Provide a price to remove declining citrus trees. 3. Tremont I, common areas in 740s block on west side: Provide a price to remove declining Wax Myrtles and Wax Myrtle stumps. Small trees under 15 feet are at no charge. Replacing with small trees suitable for the area (i.e. Palatka Holly) CATEGORY IV: NOTES TO OWNER NONE CATEGORY V: NOTES TO CONTRACTOR 1. Indentify areas of fungal damage and those that are masked by frost damaged and treat as needed. 2. Use Florida Fancy or Grade A nursery stock only. All foundation shrubs and plants should be uniform in height and form, fully foliated and rooted prior to planting.
