1 COMMUNITY NEWS Issue no ECM at Cityscape Global 2013 This year was another exciting first for ECM we participated at Cityscape Global with our very own stand and we stood out as the leader in our field in terms of community and association management. The exhibition saw the launch of our new redesigned ECM website feel free to have a look at We also showcased our new corporate video and brochure. There were lots of visitors to our stand, which offered the chance to speak to some of our community managers. It was a great experience and we will definitely be returning next year. The new rubber mats have been positioned under the equipment to avoid movement during use. This will also prevent damage to the flooring and ensure the gym is maintained at its current high standard. But if you re careful, you don't have to fall into this trap. It s possible to enjoy holiday goodies without piling on the pounds the key is portion control. Of course, it's not easy to go on portion patrol when the temptations are endless, but here are a few tips to help you avoid overindulging: Never arrive hungry planning ahead can help you maintain discipline in the face of temptation; try to have a nutritious snack beforehand but if you just don t have time, drink a large glass of water before you start filling your plate Divert your attention don't look at the party as just a food event; remember to enjoy your friends' company or dance Pace yourself have you ever tried telling yourself you'll only eat during the first half hour of a party? This strategy is a mistake because when you cram in as much as you can in half an hour, you chew faster instead, chew more slowly and you ll eat less food Count your canapés it's easy to lose track! Keep count by stashing the toothpick in your pocket for each one; set yourself a limit and stick to it Outsmart the buffet if dinner is served buffet-style, use the smallest plate available and don't stack your food; limit your helpings to a single storey and go for the simplest foods such as fresh fruits and vegetables watch out for hidden calories in sauces and dips Be choosy about desserts be very selective and limit your indulgences to small portions Bring your own treats whether you're going to a friend's party or an office potluck, consider bringing a low-calorie treat that you know you'll enjoy so the more fattening alternatives are less tempting Limit tasting sessions while cooking you ll be eating the whole time and adding calories when you don t realise it Walk it off make a new holiday tradition: enjoy a family walk; besides burning some extra calories, this will get everyone away from food for a while! In order to extend and better service the residents within the Master Community, the RTA has recently announced the launch of two new Water Bus stations. Analyzing the first three quarters of 2013, it is observed that there was a significant increase in the value of transactions from January 2013 to September Increasing from AED 93.8 million to AED million, a rise of 45.3%. This goes in line with the current market situation and sentiment is on a strong growth path. The average price per square foot for the month of January 2013 was AED 1,433 for Emaar properties and AED 1,179 for non-emaar properties. As the market continued to grow and improve, the average price in the month of September 2013 was AED 1,831 per square foot for Emaar properties and AED 1,299 per square foot for non-emaar properties, reflecting price increases of 28% and 10% respectively. Parking: please encourage your visitors to use the visitors parking bays available within the community and refrain from providing them with access to residents parking Gatherings in common areas: residents may use the designated common areas within their community for private gatherings; however the facilities may not be reserved for exclusive use. Protect your home against water heater damage It s important for all homeowners to know how to prevent water damage in their apartments caused by water heaters. A defective water heater can not only cause damage and inconvenience within your home but can also affect common areas and neighbouring apartments. There are several areas of your water heater that should be checked on a routine basis and repaired or replaced as necessary: Water if it begins to have a discoloured or rusty appearance, check the heater immediately and if it is old and rusted, it s best to replace it before it fails completely if you leave it, you can almost guarantee that when it does fail, it will be at the worst and most inconvenient time! Drainage as long as the water looks fine, check the drainage area from the water heater and make sure that it is unclogged and can easily drain. Look for rust and corrosion around the drain as well, and if it has a drain pan that is connected to a pipe, make sure it s in good condition. Plumbing check the pipes coming in and out of the water heater regularly and if you find there s a leak, get it fixed immediately. Most importantly, shut the valves of your water heater before you leave the apartment on a long vacation. This can save you and your community a lot of inconvenience, damage and cost if the heater should happen to burst whilst you re away. In all cases ECM advocates the appointment of trained service personnel to carry out maintenance work within your apartment.

A few simple steps will ensure that you re not caught out in a downpour: Ensure that your windows are tightly shut during wet weather, especially if you will be away on vacation Ensure that the sealant around sliding doors and windows is intact Floor-drains within the property (such as the kitchen and bathrooms) should be checked regularly for any blockages Balcony drains and gutters should be cleaned and blockages removed; here are a few tips for cleaning: - If a drain is found to be blocked, remove the strainer or grating, which covers the drain opening and dig out any sand or grease - When the drain is clean, pour a bucket or two of hot water into the drain to wash out any loose debris - Check the strainer is clean and wash with hot soapy water in order to open any blocked holes Do you have home and building contents insurance? This is vital if your property experiences any rain damage In an event of heavy rain, we recommend you remove all drain-covers on your balcony in order to increase the drainage flow.
