4 n SAV FLATSTATIONS Instantaneous Water Heaters Overview Ultra-compact SAV FlatStations supply instant hot water in individual dwellings served by central plant. It s a safe, simple, cost-effective solution that s engineered for high operational reliability. Creating hot water only on demand (just like a combi) maximizes the energy saving potential of a central boiler and modern multiple heat source technology. Low return temperatures draw the maximum efficiency from condensing boilers, heat pumps and solar panels. A single 59 kw Module can produce 21 litres of hot water per minute. The enclosure is provided with a removable lid with quick release clips to ensure good sealing. The hot water meter circuit includes a LockShield bypass control valve to provide trickle flow. 29 n HVAC COMMISSIONING MODULES SAV FloCon UFH Heating Manifold The UFH system is designed for connection to a primary flow & return. A secondary circulator to effectively distribute a set water temperature can be provided if required. The system temperature is controlled by a thermostatic mixer to blend water from the return circuit with hot water from the boiler. 32 n WatchMan METERING AND MONITORING SYSTEMS Building services metering hardware and monitoring targetting software Overview SAV Watchman metering and monitoring systems provide a low cost solution to building energy monitoring and management. Energy is commonly wasted in buildings due to poor system operation e.g. heating systems that overheat the building, lights that are left switched on, hot water that is generated but never used, excessive flow temperatures etc. It is not unknown for such losses to account for up to 50% of a building's energy costs. In most cases, this wastage occurs because it is not cost effective to pay someone to monitor and manage energy usage. SAV's Watchman system is available in three formats. WatchMan Billing produces individual tenant invoices, automatically, on a monthly basis, WatchMan am&t gives full energy reporting and targeting as well as an individual tenant invoices and WatchMan Loadtracker gives 'real time' feedback on the status of the SAV CHP central plant system. System Benefits Literature Operators can view the data in the big picture of a whole building and at micro level in relation to an individual apartment. Automated meter reading combined with Watchman software collects and validates the data. Data that needs special attention is automatically quarantined before further processing. Validated data is automatically analysed. Checks ensure that the buildings are functioning in an energy- efficient way, consumption data is controlled against budgets, and benchmarks are made between comparable buildings. Areas where efficiency doesn t meet the expected are identified, and problems analysed by drilling down into the data. Accurate data leads easily to accurate energy bills. All relevant information is sent on to a billing system, where invoices are created. Once online any meter connected to the system, electricity, gas, water, energy etc can be seen and read, dating right back to when the system first became live. The meter usage can be viewed in tabular or graphical format. Manual readings can be added onto the system if required. The energy monitoring package increases the flexibility, strength and energy saving capability of the Watchman software. Customisable energy reports are the cornerstone of the am&t system allowing the user to view the energy use and set budgets but importantly to also compare values between months, apartments, buildings, benchmarks etc. The software allows for individually taylored bills or invoices to be configured. The invoice can include bespoke payment and address details and can also include company logo's and other additional bespoke information. Once configured, the software automatically generates a full set of tenant bills each month or quarter, as required, and can then them to a designated address. CO2 consumption can also be detailed and compared against target or budget. The software also allows for alarms to be created and configured by the user. The alarms can take the form of an or text message and can be assigned to different personnel. The alarms can take many forms, as an example, the software could raise an alarm should a daily maximum flow rate be exceeded, potentially indicating a leak. Alternatively an alarm could be triggered if the temperature of the primary flow drops, suggesting that the boilers have tripped etc. Often you ll know of a problem before your tenants! CASH CHeQUeS n PREPAYMENT SYSTEMS Prepayment Systems SAV offers a prepayment system for Pay-As-You-Go heating and hot water for domestic properties. The tenant has a discrete prepayment card reader installed within their apartment which displays their remaining credit and their meter reading. The display unit communicates wirelessly with a prepayment unit fitted to the heating network. The prepayment unit takes meter data from the apartments heat meter and when the customer has used all their credit, the valve will shut, preventing the customer from getting into arrears. The customer can initiate emergency credit, which ensures they do not run out of heat whilst topping up their card. The card is topped up at a local shop point. The top up is added to the credit on the system and any emergency credit is automatically deducted. Once the card is topped up, the valve will reopen. Changes in tariff are updated automatically when a customer tops up their card. The system includes a number of anti-tamper devices.
