5 Design Rationale 3200 ST. JOHN'S STREET PORT MOODY, BC Site Planning The proposed redevelopment of 3200 ST. John's Street involves the creation of a vibrant hi-end Mixed-Use development that combines the best in sustainabillty, livability and community initiatives to be a development that will provide housing choices with a unique mix of commercial uses for the area. Under ground parkad provides 5 levels of parking at the west parkade and 6 levels of parking on the east parkade. The site is along the main thoroughfare of Saint John's Street, with Golden Spike Way to the north, east and Moray Street to the west The development is situated in close proximity to Port Moody water front, community parks, and recreation centers. Neighboring uses included commercial and residential with towers to the north. AMENITIES The project consists of indoor and outdoor amenity that will serve both the residence and the community at large. Roof top amenity provide green roofs, fitness courtyard and play area for children. CITY OF THE ARTS The street level of the site provides a divers environment including, commercial spaces, street level town houses, attractive landscaping, natural creek area with pedestrian walking path, and a large public plaza for community enjoyment. The landscaping and site design play off the Port Moody designation of being the "City of the Arts" providing interesting water features and public art. This street front diversity adds comfort and safety to the site creating a lively streetscape. TOWER PLACEMENT The three towers are staggered to allow for optimal views and to reduce the shadow impact on the site. The distances between towers are 80ft. and 125 ft. respectively provide proper spatial separation and maximize privacy for units while maintaining a view corridor through the natural area between the towers. EYES ON THE STREET Continuous townhouses add to the mixed use element of the project. They have been placed along Golden spike giving the townhouses street front access. Wood accents give the townhouses a natural feel and integrate it into the surrounding elements. RESIDENTIAL ENTRYWAYS SKY GARDENS AMAZING PUBLIC SPACE NATURAL AREA ENHANCEMENT ST. JOHNS All main entryways to the residential lobbies have continuous facade to the street The public plaza has an enjoyable water feature and open seating space creating a destination and gathering place. The water feature flows along the side of the building and on to the plaza giving the visual appearance of water flowing into the creek. The existing creek will be revitalized to create a natural area with walking pathways for public enjoyment. The sky gardens have been strategically placed to face the natural creek area adding to the greenery of the site. 6 Design Rationale 3200 ST. JOHN'S STREET PORT MOODY, BC Building Form and Place Making The new development will bring residential living to the site creating an appropriate density for the area. The residence and commercial plaza will create a lively streetscape along St Jhon's street, with its attractive landscaping, beautiful water features, public art, natural creek and open plaza. These features will create an environment for people to stay, gather and enjoy. This project will serve the city of Port Moody as a bench-mark for design as sites get developed in the future. New developments can also incorporate mixed uses and look at the natural landscape treatment for inspiration. In turn, these types of development will make the city of Port Moody a desirable place for people to live and visit The building form of each tower have been created to play off of with the exiting natural space and complement each other but also have distinctive features to make them each tower unique and interesting. CITY SKYLINE Towers heights range from 20, 24 and 28 stories. This creates height differences for the towers to step down from east to west adding visual interest to the skyline. MATERIALS The use of consistent coloured metal panel tie the buildings together. Similarly the use of coloured spandrel glass make the buildings complement each other. CANOPIES Continuous canopies have been provided along the commercial spaces. Residential entry lobby canopies have been elongated and detached from the commercial canopies to distinguish the residential entries making them more visible. WALKABILITY The commercial frontages have wide walkways that connect to the open plaza and natural area creating a pedestrian scale streetscape. GREEN ROOFS Green Roofs provide residence with attractive and comforting leisure space while adding to the greenery to the site as a whole. CREEK STEWARDSHIP The existing creek will be revitalized to protect the natural environment while attracting the appropriate wild life to the site. Creating this natural habitat maintains the environmental integrity of the site and gives and enjoyable space for pedestrians GREEN TRIANGLE Green space has been brought up vertically into the towers by setting back the units and making large garden units featuring low growing trees and various planting. These sky gardens add to the visual interest of the towers and connect the natural element of the creek to the face of the towers creating a visual green triangle. 7 Design Rationale 3200 ST. JOHN'S STREET PORT MOODY, BC Tower A Each tower has been articulated with unique design features to add visual interest while maintaining a unified connection between ail three towers. The main feature for Tower A is the concrete element at the top of the 20 storey tower that features staggered reveals screening the mechanical penthouse. This reveal treatment is carried to the base of the tower drawing the eye from the bottom to the top of the tower. Concrete and glass are the main exterior materials keeping the building simple and modern while maintain a light feel. At the base of the tower the commercial space incorporates corrugated metal to reflect the industrial uses and the railway tracks that border the site. Tower B At 24 Stories, Tower B is the middle tower and features a variation of spandrel glass including solid grey and textured spandrels that resembles water, reflecting the element of water from the creek and the nearby harbor. Green elements integrated into this building include sky gardens at the penthouse top floor and at intermediate floors bringing the element of green space from the bottom to the top of the building. Tower C Being the tallest tower at 26 stories, Tower C has the most slender look of the three towers. The rectangular shaped mechanical penthouse elongates the building form ant the thin white spandrel play off of the slender look of the tower. This tower features the same water textured spandrel as Tower B tying the two buildings together. The water textured shapes are staggered along the northwest face of the building giving the effect of water falling and connecting it with the creek. Tower C features garden balconies on the west elevation facing the natural creek and the garden balconies of tower B creating a visual green triangle. Although the design for the overall landscape and central plaza Is well defined, the design of the two comer plaza areas between St Johns and the building is waiting until the final property lines are established and wfll be developed In concert with planning staff. The design of the comer plazas will consider their potential use for locating the public art pieces. The site frontages have incorporated the City comments and Include a mixed use path along St John's. Adjacent to the natural area, a public plaza will be located at the heart of the site. This space wfll be framed by the building podiums and a two storey water feature and has been designed as an outdoor living room for both the Commercial and Residential buildings to animate. A range of seating opportunities will be provided throughout the space, using seat walls and fixed seating. Movable furniture and rough ins for umbrellas will be explored as an option. The large water feature will provide a focal point to the central plaza, possible location for public art and will mitigate the traffic noise from St John's. Where the tower meets the building podiums, private patios and outdoor amenity spaces will be provided so that the activities inside the building can filter outdoors. The pool and fitness buildingwfll spill out In two directions and provide a common amenity area for the two towers on the west Children's play, lawn areas and a seating promenade will offer several smaller, more intimate spaces throughout the common amenity courtyard. The program of the spaces works to maximize the opportunities for several people to use the courtyard Independently, while allowing for opportunities to come together throughout Separate "yards" with lawn areas and outdoor idtchens wfll be provided for the exclusive use of each tower, while other programmatic elements, such as urban agriculture and children's play have been centralized on the west tower. Water features and trellis structures, adjacent to the lawn areas, wfll provide unique and Intimate spaces for the amenity areas. The intensity of the stormwater runoff will be mitigated in part by the provision of growing medium onalargeportlonofthebufldlngpodium. A minimum of 450mm of growing medium wth be provided for shrubs, with several of these areas offering 900mm for trees. A minimum of 300mm of growing medium will be provided In lawn areas, with adjacent hard surfaces sloped toward the lawn areas. A mix of native and adaptive drought tolerant plants will be used to reduce water requirement To further mitigate peak flows, storm water feature Is being proposed for the central plaza and an extensive green roof Is proposed over the fitness area. CPTED principles wfll be applied to the planting design to maintain site lines throughout the public realm and circulation routes. Safety levels of lighting will be provided throughout the site, and accent lighting will highlight features and circulation.
