1 Third Quarter 2018 The McPherson Message is the official publication for the residents of the McPherson Ranch Community with news and a calendar of community events endorsed and published by the McPherson Ranch HOA Board.

2 Page 2 * The McPherson Message * Third Quarter 2018 Homeowners; As you may have heard we have a new Management Company that has started July 1 st. (we will still have FSR until August 1 st to help avoid any confusion during the transition) You should receive a letter from the new company; Neighborhood Management, Inc. (NMI) within the next day or two. The community manager for McPherson Ranch is Kelly Stafford. Her address iskstafford@nmitx.com and her phone number is Ext 174 If you have questions about your account balance/amounts due or pool card please continue to contact FSR until August 1 st, as NMI will not have access to these items until the end of July. NMI should have our portal for documents and your account info up once they have received all the information from FSR. If you are in a payment plan you may want to go ahead and contact Kelly so she can help you with the transition. If you have your dues auto drafted each year go to your bank/fsr website and cancel this. Late fees will not be waived because homeowners neglected to do this. If you want to do any exterior modifications to your home/yard please contact Kelly at NMI for the ACC form and instructions. Kelly will be working with the ACC committee to speed this process up so it will no longer take the 60 days allowed in our governing documents. NMI will start community inspections once all homes are loaded into their system. (FSR just released this info today) If you receive a violation letter please do one of the following: correct the issue; contact Kelly with NMI if you need additional time to address the issue or do not understand the violation. Please note that everyone that is in violation will receive a letter. A few examples are: weeds in the turf (grass) of your lawn, weeds/grass in the flowerbeds and tree wells, shrubs that need to be trimmed, dead trees/shrubs/grass, trash cans that are stored where they can be seen from the street (excluding trash day/as with the City of Fort Worth they can be stored behind the A/C unit on the side of your home, in the garage or behind the fence of your back yard), vendor signs in the yard (roofing companies, painting companies, etc.), No ACC approval, tree limbs hanging down blocking people from walking on the sidewalk, water/replace dead sod, and cars parked blocking the sidewalk. Please remember that we as Board Members are volunteers and we pay the management company to manage the community, which includes answering homeowners questions. Our governing documents require that the Association approve all proposed architectural changes (additions, improvements, installations, modifications or reconstruction) before any work is started. Membership in a community association requires compliance to pre-existing conditions and regulations. One of the biggest advantages of these conditions is the protection of our property values. The value of your home is directly related to the condition, appearance and aesthetics of our community as a whole. By regulating the kind and types of architectural changes that can be done, our Association is better able to maintain our property values. If you need to submit an ACC form, download on the HOA website at: Please note, the HOA governing documents require garbage 3917 and Grantsville recycling bins NOT to be placed in front of the garage. They are to be placed in the most inconspicuous area possible. For pick up, they can be placed out by the curb the night before service, but MUST be put up the night of service. As a dog owner, it is your responsibility to ensure your dog is NOT a nuisance barker that your neighbors must endure. Below are a few suggestions to curb the excessive barking. - Your dog may be lonely or bored. Give your dog attention and exercise daily. A TIRED DOG IS A GOOD DOG and one less likely to bark from boredom or frustration. -Your dog may be uncomfortable being outside all day, afraid at night or even territorial. Consider allowing your pet to stay indoors or take them to doggie day care while you are away. Please be thoughtful to your neighbors and keep your pet s barking to a minimum. Movie House Eatery Keller Free Summer Kids Camp FREE kids films all summer long! Tickets are available first come, first served at 9 am, and all movies start at 10 am. Availability is limited, so don t miss a moment of this kidventurous cinema series! The cost is $1 per person per movie at the door the morning of the program. A ten week series punch card is available at the theatre box office, while supplies last. 9 Page 9 * The McPherson Message * Third Quarter 2018 Gardening With Children Children can experience the satisfaction that comes from caring for something over time, while observing the cycle of life firsthand. Gardening gives children a chance to learn an important life skill, one that is overlooked in standard school curriculums. Gardening is also a great way to teach environmental awareness by exploring the workings of nature. Children involved with gardening from an early age will be gratified as a parent you will watch their interest and self-esteem grow as their gardening efforts yield good results. Give them their own garden beds. Whether you use raised beds, containers or ground plots, be sure to give each child his or her own separate plot. Keep it small, very small for young kids. Put their plots right in the middle of the action, with the best soil and light. Set them up for success. Engage them through the entire process, from seed to table. Children learn better when they understand the context of their activity. They will learn that gardening can be fun, but far more than idle play; they are contributing to the family well-being. Besides planting and nurturing their garden beds, be sure they alone do the harvesting and preparation of their crop for the table, no matter how modest the offering.

11 Page Page 11 8 * The McPherson Message * Third First Quarter Quarter BEAT THE HEAT TIPS PROVIDED BY MEDSTAR: Hydrate. Drink plenty of water during the day, especially if you are engaged in any strenuous activity. Sports drinks are a good choice if you re exercising or working in hot conditions, but water is a good way to hydrate as well. Ventilate. Stay in a place where there is plenty of air circulating to keep your body cool. If you are indoors and don t have access to air conditioning, open windows and use a fan. Cover up. Wear light-colored and loose-fitting clothing to avoid absorbing the sun s light and trapping heat. Wear a hat to shield yourself from the sun, but once you feel yourself getting warm, remove any items covering your head, which can trap heat close to your body. Limit activity. Heatstroke can occur in less than an hour when you are participating in strenuous activity during a hot day. If you feel yourself getting hot or light-headed, stop your activity and rest in a cool place out of the sun. Be sure to drink water or a sports drink before, during and after any strenuous activity. Check on loved ones. The elderly are especially vulnerable to heat-related emergencies. Many elderly residents are not aware of how hot it may get in their residence. Call on older friends and family members regularly to assure they are doing OK. Don t leave kids in hot cars. Every summer, police, fire departments and MedStar respond to calls where a child is left in a hot car. Too often, these calls end in tragedy. Do not leave children unattended in cars, and be sure your vehicles are secured to prevent a curious child from becoming trapped in the car on a hot day. These recommendations are good for your pets, too. 12 Page 12 * The McPherson Message * Third Quarter 2018 SUMMER LAWN CARE TIPS INGREDIENTS 1 pkg. (16.5 oz.) refrigerated sliceable sugar cookies, sliced 1 pkg. (8 oz.) cream cheese, softened ¼ cup sugar ½ tsp. vanilla 1 cup sliced strawberries 2/3 cup blueberries 2/3 cup raspberries ½ cup blackberries DIRECTIONS Fourth Of July Fruit Pizza Heat oven to 375 degrees Line 12 inch pizza pan with aluminum foil, spray with cooking spray. Place cookie dough slices in single layer on bottom or prepared pan. Press to completely cover bottom of pan. Bake 14 minutes or until edge is lightly browned; cool completely. Invert cookie crust onto plate; carefully remove foil. Turn crust over on plate. Beat cream cheese, sugar and vanilla with mixer until blended; spread onto crust. Top with berries and refrigerate 2 hours. Summer brings outdoor barbeques and backyard play for children of all ages. Follow these tips for a healthy, entertainment worthy yard. Water, correctly. Many people think the summer months mean water frequently but the way you water is more important. Grass and plants are resilient and have mechanisms that help them deal with summer heat. For instance, grass may go dormant and look brown during times of drought, but, if it is well cared for, it may return to normal when there is adequate moisture. Efficient tips for watering include: Water your plants less often, but deeply. Water in the early morning or evening hours so the sun and heat don't steal moisture from your plants. Ideally, grass should get at least one inch of water per week. Use drip irrigation instead of sprinklers and hoses. Drip irrigation waters plants slowly so the water doesn't run off or evaporate. Ensure the health of your grass: Have your lawn aerated to improve oxygen flow and check the soil ph balance to ensure the healthiest grass. It s not too late to fertilize. It is important that your grass has adequate fertilizer, which provides the nutrients necessary for good health. Remove weeds from grass as they steal nutrients. Mow correctly. Many homeowners are tempted to mow their grass short to minimize the frequency of mowing; however, proper mowing techniques will help promote the good health of your lawn. Give attention to the plants on your deck and patio. Many people add potted flowers and herbs to their outdoor living spaces in the summer months. If doing so, protect your investment and enjoy them fully by watering potted plants regularly, add mulch to pots to help retain moisture and place them in spots where they will get shade during the day.

The pool is not available for reservations. Signed pool agreement must be on file to use the facility. Agreement can be found on GUESTS: Each home is allowed up to 4 guests. All guests must be accompanied by a homeowner during their visit. RULES: 1. No food, beverages, or tobacco products (plastic bottled water is permitted) 2. No animals allowed in pool or enclosure area 3. No one under 14 years of age permitted in pool area without adult 18 years or older 4. No running or rough housing 5. No diving 6. No glass containers 7. No abusive language, loud radio or excessive noise 8. No bicycles, rollerblades, scooters, or skateboards 9. Persons with infectious diseases should not use the pool 10. Non-potty trained individuals must wear an approved swim diaper and a secondary layer e.g. a swimsuit with elastic legs 11. Children in the baby pool must be supervised by an adult at all times 12. Only proper swimwear allowed in pools 13. Swimmers must shower before entering pool/spa
