2 East Linden Estates BOARD OF DIRECTORS President Johanna Garcia Vice President Chuck Hoff Treasurer Joan Roberts Director Richard Patrie Director George Marvella WEBMASTER CURB APPEAL IMPROVEMENTS/A.C.C. If you are planning new construction, thinking of a satellite dish, TV antenna, painting the exterior of your home. Installing a new roof or removing trees from your property. You must first contact the A.C.C. Member listed below. ALL REQUESTS SHOULD BE SUBMITTED TO CONNY CUNNINGHAM AT FOR PROPERTY FENCES CONTACT GEORGE MARVELLA AT BEAUTIFICATION COMMITTEE Conny Cunningham Jay Gerding Residents running for election of The ELE HOA Board My Name is Richard Petrie. I have Been a lot owner In ELE since 1995 and a home owner since I have been a member of the ELE HOA BOARD for the past two years. The Board under the Leadership of President Johanna Garcia, has worked hard to make ELE a better place to live. I hope to continue to serve the homeowners of ELE. I m running for reelection to the ELE board of directors. I ask for vote and support. Thank You RICHARD PETRIE Neighbors, I am again running for the E.L.E.H.O.A Board of Directors. My goal as a Board member has been to assist Johanna, our President, with the foreclosures in our neighborhood. I prepare the Estoppels for each house being sold in ELE, in doing so, I go to each property and view the violations on the property and list them to be corrected as part of the Estoppel. By doing this I believe we have been able to have homes that have been abandoned and run down brought back quickly to our Restrictions. I would appreciate your vote. Thank you Joan L Roberts 2

3 MAY YOU HAVE COLOR IN YOUR YARDS!!! Beautification Report GARDENING WITH ANNUALS IN FLORIDA. Annuals offer an almost infinite variety of flower color and plant form. They brighten landscape beds and add a splash of color to a porch, deck or patio when placed in containers. SELECTION AND USE. In Florida, most annuals only last one season (NOT ONE YEAR). To be successful, they must be planted at THE RIGHT TIME! Typically, annuals are divided into two types. WARM SEASON AND COLD SEASON. Annuals that can beat the heat include: Coleus, Celosia,Dust Miller, Impatiens, Marigold, Morning Glory, Salvia, Vinca and Zinnia. BEFORE SHOPPING FOR ANNUALS. Determine how much sunlight the plants will receive. Some annuals tolerate full sun all day others do best with just morning or filtered sun. Remember, that in the summer the sun is directly overhead. No annuals perform well under heavy shade. THE SIZE. Depends on your budget, patience and the landscape impact you desire. Choose compact plants with healthy, unblemished leaves, good green color and lots of flower buds. PLANTING. Water the annuals well BEFORE and AFTER planting! Spacing of the plants should be based on the mature size of the plant. Hand water newly planted annuals until their root systems are established. Thereafter, keep an eye on the plants and water as needed. ALL PLANTS REQUIRE CARE. There's no such thing as a plant you" NEVER HAVE WATER OR DO ANYTHING TO! " Though there are a lot of people out there looking for it. WEEDS. Weeds can be suppressed by mulching. Mulches should be weed free and applied deeply enough to smother the weed seeds or seedlings. FERTILIZING. Controlled -release fertilizers ( such as Osmocote) provide an extended steady supply of nutrients. PRUNING. Many annuals perform best when they are PINCHED and DEADHEADED. PINCHING is just light pruning of stem tips to control the size and the shape of the plant. Coleus does like this pinching. DEADHEADING is the removal of the spent blooms to improve appearances and redirect plant energy into the new growth and the flowers rather than seed production. Annuals are a little time consuming but they brighten your landscape! Make time and smell the roses!!! HAPPY GARDENING!!! Conny Cunningham 3

4 Minutes of April 9, 2014 East linden estates The East Linden Estates Board of Directors held their monthly meeting on Wednesday April 9th, 2014 at the VFW Hall on County Line Rd. The meeting began at 7:00pm with a salute to the flag. Board members in attendance: Johanna Garcia, Chuck Hoff, Richard Petrie, and Joan Roberts. The Board appreciated the residents in attendance. A motion was made by JOAN And seconded by Richard for approval of the minutes of the last meeting as published in the newsletter. Unanimous vote to approve. A motion was made by Johanna and seconded by Richard For approval of the March Financial report. Unanimous vote to approve. Maintenance report and the Liens on the houses: Hernando Utilities put shut off values at all the mail stations and the county came back to inspect them. The county forced us to have these certifications at $ totaling $ back flows. To spruce up this area we had Connie plant flowers around them. All of the residents expressed thanks for Connie's hard work. Liens: For the past five years, Johanna has taken a tally of the foreclosures which totaled 39, out of that amount, 21 have been sold, leaving 18 remaining. ELE is maintaining 15 and 3 are maintained by the bank. Of the foreclosures three might be in contract. Further explanation of this process, Johanna is served representing ELE, much like a homeowner, and within 20 days has to appear in court to demonstrate a personal interest in the properties. The liens are being tracked and monitored to recover that have to be reimbursed to ELE. The previous board's legal fees ran approximately $9000 to $12,000 annually; since Johanna has taken over from the cost of legal fees total $14, of which $21, have been recouped with a plus of $ Presently, the liens total approximately $40, which include the lawns being cut, trees pruned etc. and assessment, these liens are paid at closing. We have received a check for the home on Cressida which had four liens totaling $ for clean up. This is in addition to the $40, still owed to us. Beautification: Connie had ripped out all the old plants and replaced them with 400 new ones costing $300 for labor. A resident expressed concerns about plants not growing to high obscuring the view in the turnarounds. The plants are Florida natives and will not hinder the view of a driver. Tennis Courts and Playground area, Lavern suggested that we put into the newsletter anyone who has a key for the tennis courts to call her with their number? There was also discussion about calling the sheriff when there are kids hanging around the tennis court area as the area is not monitored. The residents expressed their concerns about the play ground that it is falling apart and should come down as it presents a hazardous situation. A vote was taken and 20 people voted to have it come down. Also, to move the table under the light and to resod the area where the playground was. United communities: nothing to report Community: The burnt house is down which didn't cost ELE anything. It cost the county 1OK. Diane Rowden responded via and expedited the removal. The county has to wait one year before foreclosing on the property. The previous homeowners owe ELE

5 Wendy read a letter from George Marvella in reference to inquires regarding a vendor's add in our newsletter "The Nichol's Tree Trimming". Pam Robinette addressed the board about the information she had on the Nichols. She felt that the add placed by the Nichols Tree Trimming is an endorsement by ELE and this would incur a liability. She also referenced prior incidents about their character. Many residents expressed their support for the Nichols as a dependable, reliable and courteous business people. After much discussion it was decided to remove a line in the Nichols add that states "Your Association's Tree Removers". ELE stated that the homeowner should do their due diligence in hiring a responsible worker, It's the homeowner's business to choose whom they want to work on their property. Furthermore, there is nothing in ELE deed restrictions that preclude the ELE HOA Board from hiring a company that is unlicensed as long as we, ELE, do not have a signed contract with that business. Ms. Robinette insisted it her duty to inform neighbors not to hire the Nichol's. The residents and the board were unanimous in explaining that she does not have the right or business to get involved in private matters between a homeowner and a business person they hire. Johanna also mentioned that Davis Tree Removal called her and threatened to damage the mail stations if ELE did not remove the Nichols' Tree Trimming Ad, this lead Johanna to contact the Sheriff's Dept who responded and re-dialed the phone number on Johanna's phone which was answered by Davis Tree Trimming. The Sheriff informed Davis that if any mail stations were damaged they would be coming to them first. Wendy mentioned about the foreclosed home on Oriana with the blue tarp, had the garage screens stolen. ELE will give an additional 30 days if the new buyers produce a signed contract. For roof to be repair A resident suggested to residents alerting them of any incidents that have taken place in the neighborhood. ELE will mentioning s to the residents at the May barbeque. Residents felt that it should be a private . There was also a request to have the bulletin ed to the residents. The ELE barbeque is scheduled on Saturday, May 17 th at the Gazebo, from 1-4 pm. a list was passed around for those who would be attending. A resident commended Johanna on a great job she has done over the years, all the residents acknowledged in agreement. A motion was made and seconded to adjourn the meeting at 8:45 pm. This was type by Laura Diehm, and proof read by, Joan Roberts & Johanna Garcia. Check Out Our ELE 5
