With a distinct style and personalized guest services, each Premier is an ideal place to stay whether for a relaxing vacation or important business meeting. An array of plush amenities and features promise an elevated level of comfort for all travelers. The properties possess a striking atmosphere of refinement and style, and have an extremely well-executed overall theme. All furnishings, fixtures, amenities and facilities are of the highest quality in the upper mid-scale category and provide guests with a truly memorable product experience. This quick highlight reference guide for BEST WESTERN PREMIER properties will help you understand the requirements to successfully have a Premier hotel. 3 Exterior Architecture Exterior Design The building architecture is a well-executed high quality classic or contemporary design that features a signature element. Outstanding coordination among all of the elements on the grounds, e.g., architectural finishes, monument signs, fencing, out buildings, etc. Exterior Lighting Creates contrast and drama for the property. Properties include signature architectural detailing with a professionally conceived lighting concept that complements the property. All guest entrances are covered by a well-scaled, coordinating, high quality awning or overhang. The exterior must have three or more colors or coordinating materials for walls, trim and the visible pitched roof. Dated or budget exterior design will require a redesign. Design that ties the property to another hotel affiliation must also be redesigned. Architectural and landscape lighting create drama and enhance curb appeal. Landscaping Authentic historic detail sets this property apart from its competition. The Tudor style includes multiple colors and materials. Landscaping includes abundant specimen quality trees and shrubs. Every area of the grounds consistently exhibits the same professionally conceived and executed level of quality landscaping. Where parking areas are expansive, landscape islands are found throughout to break up the surface. Abundant plantings, refreshed seasonally, give a Premier property a welcoming look throughout the year. Multiple materials and colors are essential to the well-executed architecture of this building. The sunshade at the roofline and the sweeping lines of the porte cochere add architectural interest to the clean, contemporary design. 3 Manicured grounds with seasonal plantings convey a sense of quality and attention to detail to the guest.

4 Exterior Architecture Outdoor Furniture Site furnishings are provided at exterior patios or other gathering spaces, and arranged to blend well with the landscape design. Porte Cochere The Porte Cochere is an architecturally unique or significant visual element and is harmonious with the building architecture. The columns should have architecturally significant detailing for example well-scaled corbels, bases, capitals, and/or decorative outdoor drapery panels are required. Market umbrellas and/or other shade structures offer guests respite from the sun. High quality what extends positive guest perception to the leisure areas of a Premier property. Pavers Pavers, stamped concrete, or similar quality materials, appropriate in scale, are found under the porte cochere. The porte cochere offers a great opportunity to introduce a signature element to a Premier property s architecture. High quality contrasting materials like pavers or stamped concrete set off the porte cochere from the rest of the paved areas. Stained, stamped concrete is a good choice in cold climates. 4

5 Exterior Architecture Awning Where awnings are required, they must be high quality and must coordinate with the building. All guest entrances must be covered by a coordinating, high-quality awning or overhang, subject to design approval. Entry Door Entry doors for Premier are required to be fully automatic sliding doors with a vestibule or revolving doors. Matting in the entry is allowed only during inclement weather. A permanently recessed mat is acceptable. The scale and architectural elements of the awning or overhang to be in proportion to and in keeping with the design of the building. The awning design can liven up the end of the building that often lacks character. Guests appreciate being able to enter the property without having to struggle with the doors. A vestibule creates a break from inclement weather allowing the lobby to remain comfortable throughout the day. Awnings or overhangs at secondary entrances add interest to the property architecture while offering shelter to your guests. 5

6 Lobby Lobby The lobby theme must be welcoming and impactful to the guest with a cohesive design that relates well to all other public spaces. Furnishings must be contract quality, and display a high end-residential feel. Multiple height lobby ceilings with materials coordinated with the flooring and furniture layouts. Create a compelling backdrop for the Front Desk area. Background music that complements the atmosphere. Main entry doors shall be fully automatic sliding with a vestibule or revolving door. A high-quality signature element, e.g., a waterfall, fireplace, dimensional panel. Requirements varies based on room count, including registration area, seating groups, media center and sundry shop. Flooring must include two or more flooring materials, e.g. carpet, tile, or hardwood. An open floor plan makes the most of the square footage devoted to public areas. Artisan quality stone work and a fireplace help set the tone. Provide architectural woodwork/ millwork to create an intimate warm setting including, Stained or painted millwork columns and millwork shelving/bookcases. Stain or paint-grade trim, crown molding, and column capitals. Carpet and vinyl base are not acceptable. Wood base, architectural millwork style, profile-style vinyl base recommended. Lobby seating groups to be provided, e.g., registration area, media area. Requirements vary based on room count. Provide a high quality, professional, coordinated art package. Media Center area, if provided, requires a minimum of two 42 or larger or three 32 or larger flatpanel LCD or plasma televisions. The sets shall be wall hung on mounts designed for the sets. Sundry area is to be located in a defined space with finishes to complement adjacent areas. Varied floor finishes eliminate the monotony of an expansive area of tile or carpet. A massive aquarium serves as a unique focal point. Seating areas present a high-end residential feel but utilize contract-quality furnishings for longevity and durability. Media centers attract Generation Y guests making them more comfortable in your public spaces. Several small seating groups allow various guests to enjoy the space simultaneously. 6 Calming hues or bold colors? Premier properties are designed with an overall cohesive theme. Carry the theme from public spaces into the guestrooms and guests will recognize and appreciate the continuity.

7 Front Desk Front Desk Upon arrival, the check-in experience sets the tone for your guests stay. Creating a highquality welcoming space in keeping with the rest of the property is reassuring to the guest. If provided, signage at and behind the Front Desk must be coordinated with the Lobby décor. Placement of the signs to be coordinated with other items on the same wall. Best Western logo and or property name is not acceptable in lieu of artwork behind the Front Desk. The backdrop for the Front Desk should be a unique texture that provides interest to the desk area. The Front Desk may not be constructed with a plastic laminate on the top or face. Certain types and/or applications of laminate may be acceptable with Design approval. Moving the Front Desk off the wall and into a central location allows your staff to assume the role of host. Whether the material is slump glass, rich millwork, stone, or a textured resin, by adding lighting, the backdrop to the Front Desk can be a dramatic addition to the décor. Where possible, the introduction of curves adds an unexpected element to the space. 7

8 Breakfast Area Breakfast / Multi-function Area The Breakfast Area is to be a defined space created by changes in flooring, ceiling, or by another element delineating the room as its own area while still part of the overall open plan to include lobby seating, registration, sundry area, media center, etc. Three or more highquality flooring materials for example carpet, tile, or hardwood are required. Provide a minimum 42 or larger flat-panel television on the wall for viewing in the breakfast seating area. The natural flow from one space to another is a hallmark of open-space planning. Intermixing traditional seating with banquettes and/or high-top tables breaks the monotony of a typical restaurant-style seating area. Enhanced lighting over the buffet should include decorative lighting fixtures such as pendants, wall sconces, recessed can and wall washers. Dimmers are to be utilized to allow for multiple lighting effects. Decorative or revealed edge 2 x2 lay-in ceiling tile used in conjunction with painted drywall ceilings. A drywall soffit over the buffet, and serving areas with painted finishes are required. A commercial toaster and microwave are required at the breakfast counter. Countertop and backsplash must be stone or solid surface or approved equal. Enhanced lighting over the buffet Breakfast is required to be provided on-site in a dedicated area. An adjacent space or restaurant is not acceptable. Ceilings are to be designed with multiple heights and use a mix of ceiling types and colors. 25 lineal feet of service counter plus 2 feet for every 10 guestrooms over 100, is required. Signature-quality food service display pieces. Seating in the Breakfast Area must equal a minimum of 20% of the number of beds in the property. Tables in the Breakfast Area are to have a decorative edge such as complementary hardwood. Changes in flooring coordinated with ceiling detail indicate the forethought of high-end design. Whether contemporary, traditional, or transitional, a well-executed design speaks volumes to your guests. 8 Breakfast buffet presentation is essential to the overall perception of value. Signature-display pieces on a high-end counter convey the impression of quality.

9 Lounge & Supplemental Areas Bar/Lounge Affording guests an opportunity to unwind in the evening without venturing out from the hotel, a Cocktail Bar with food options is a guest pleaser. A Cocktail Bar with food service is required and it is to be open during typical hours of operation. The menu is to include hot and cold items, and food must be available during all hours of bar service. The Bar must include seating for a minimum of six guests. Additional seating to be accommodated by repurposing breakfast area seating as evening lounge seating. Acceptable materials for the construction of the bar include formed metals, glass, concrete, wood veneer (vertical surfaces only), natural stone, and solid surfaces. The juxtaposition of the mirrored bottle display and the textures of the back bar wall surface add significant style and interest to this small cocktail bar. A specialty wall finish on the back wall is required, e.g., modular arts, dimensional wall-surfacing panels, wood slats and slump/decorative glass. Supplemental Restaurant/Coffee Shop/Lounge Decorative 2 x2 lay-in ceiling tile with a matching grid is acceptable, if used minimally. Ceilings should be designed with multiple heights and use a mix of ceiling types and colors to create interest in the overall design. Drywall bulkhead over the buffet and serving areas to have a painted finish. Wood or decorative metal-frame chairs with upholstered seat cushions or upholstered lounge chairs. Booths to be fully upholstered and cushioned, and of commercial quality. Quality vinyl allowed on seat cushion only on dining/bar chairs and stools. Comfortable seating groups in the public areas make the Lobby, Breakfast, Lounge and Multi-Media areas friendly gathering places for today s guests. The area must include dimmable, decorative lighting fixtures such as pendants, wall sconces, recessed can and wall washers. Provide down lights in soffit and buffet area. Quality wood frame chairs with upholstered seat cushions and backs and/or upholstered lounge chairs. One 42 or larger TV conveniently viewable from the Bar is required. High-end finishes communicate a sense of style to those guests choosing to unwind after a long day. 9 Where present, additional restaurant facilities must also exhibit a quality and style in keeping with the overall property.

10 Conference & Meeting Facilities Meeting & Banquet Rooms A minimum of one Board Room of 300 sq. ft. and one Meeting Room of 650 sq. ft. minimum or two meeting rooms are required. Walls are to be finished with high-quality vinyl wallcovering, painted walls are not acceptable. A built-in dry-bar counter shall be provided within the room for refreshment service during meetings. If a Meting Room can be divided by an operable partition, then each room, if over 300 sq. ft. when divided, shall have a dry bar. PTACs are not acceptable for heating/cooling in rooms of 350 sq. ft. or more. Baseboards must be wood base or architectural millwork-style vinyl profile base. Carpet base may be acceptable at curved walls with design approval. Door viewers must be provided to allow service staff to view into meeting rooms. Dimmable lighting required. Some Premier properties will offer beautiful banquet rooms in addition to the typical meeting rooms. This market driven amenity can be a great source of incremental room nights. As with all public spaces, it s imperative to carry the property theme and level of quality into the spaces as well. Ceilings must be designed with multiple heights and use a mix of ceiling types and colors to create interest in the overall space. Changes of height and materials should be coordinated with flooring and furniture layouts. A well-appointed boardroom is among the expectations of today s corporate traveler. Multiple lighting sources allow for a variety of uses for both meetings and social events. Even small Meeting Rooms can communicate style and quality to your guests through the effective use of finishes, accessories, and color. 10 A prefunction space is a big asset when properly designed to complement the Conference Facilities.

11 Recreation Areas Fitness Center Fitness Centers are required for Premier properties. A minimum of five pieces of equipment is required, and must include cardio and strength training equipment. Health club quality equipment is required. Life Fitness, Matrix, Vision Fitness, Pro Maxima, or equal. Equipment to include one bike, one treadmill, one elliptical machine and a minimum two-station gym. Add one piece of equipment for each additional 50 rooms. Towels must be available on a high-quality towel rack. Commercial rubber tile or rubber sheet flooring is required for floors. Two 42 or larger flat-panel televisions are required. Televisions in equipment is optional. High-quality framed artwork and/or fitness instructions. 450 sq. ft. minimum for up to 150 rooms. 80 sq. ft. minimum for each piece of equipment. Add 80 sq. ft. of floor space for each additional 50 rooms. A health club-style Fitness Center has become an expectation with guests. High quality equipment and décor make guests feel comfortable when using the facilities. Natural light is desirable. A view of the pool is also a consideration when locating a Fitness Room. High-quality artwork can complete the ambiance. Swimming Pool HVAC at indoor pool areas are to be maintained to prevent mold and mildew growth and to prevent chlorine odors from the adjacent public spaces. If walls are painted drywall, a 4 high ceramic tile wainscot is required around entire perimeter of the pool area. Provide high-quality furnishings such as market umbrellas, cast aluminum furniture, and/or high quality wood furniture. A minimum of half the tables must have market umbrellas (outdoor pools) and for every 3 chaise lounges, provide one cocktail table. Coordinating trash receptacles, ash urns and towel bins are to be provided. Pool finish, below the coping to the waterline, is to be tile. Upgraded lighting and landscaping to be provided at an outdoor pool. Tile wainscots for an indoor pool area provides a water resistant finish as well as a decorative look. High-quality pool furniture provides guests a comfortable, relaxing experience. This Fitness Center includes a variety of enhancements; cardio equipment with built-in T.V. s. and a sauna room. 11 Market umbrellas, chaise lounges and coordinating accessories.

12 Business Center & Supplemental Facilities Business Center Two computer stations are required for up to 100 rooms and one additional for every 50 rooms. If enclosed, the lights must remain on. One space should be available for a guest to use their own computer, and be able to connect to the printer. Work top shall be a solid surface or polished stone top. Provide premium-grade architectural millwork base cabinets in appropriate locations to house CPUs and similar equipment. PTACs not acceptable for heating/cooling. Vending & Sundry A Sundry Shop in a dedicated area is required with high-quality finishes. Quality composition tile, quarry or ceramic in a 12 x 12 minimum size or 6 x 18 plank style size, is required for all flooring. Carpet base or vinyl cove base is not acceptable. Architectural-millwork style vinyl profile base is recommended for Vending and Sundry areas. High-quality cabinetry can house equipment and conceal cords while projecting a business-like atmosphere. A dedicated area should have good flow and visibility from the Lobby or other public areas. Glass partitions invite guests to use the Business Center while maintaining a quiet semi-private space. High end, comfortable ergonomic chairs welcome your guests to the Business Center. High-quality flooring and displays provide cohesive appearance with public areas. 12

13 Public Spaces Elevators & Elevator Lobbies Provide public area quality console table, accessories, e.g., telephone, lamp, flowers, and seating at elevator lobbies and landings, where possible. Provide an elevator at all interior corridor properties of two stories or more. It is recommended that the elevator be located near the Lobby. Elevator lobbies to have high-quality artwork that is professionally produced. Low quality, self-matted art, poster style artwork, and mass produced oil paintings are not acceptable. Elevators to have high-quality porcelain tile on the floor. Size to be 12 x 12 or extra space larger or minimum 6 x 18 plank style. Premium quality wood look vinyl flooring is also acceptable. Carpet is not acceptable. Interior Stairways The style, finish and colors should transition smoothly from the public corridors. 4 wood base, or 4 vinyl or rubber base. Three stories or less: 36 ounce level loop, solution dyed, nylon patterned carpet, or carpet with manufactured nonslip rubber for treads and risers. Wall finish cannot be a painted block finish in properties of 3 stories or less. The brief wait in each elevator lobby should enhance, not detract from the guests experience through the introduction of furnishings and accessories. 13 In buildings of three stories or less, guests will often choose the stairs to access upper floors. Finishes in keeping with the rest of the property will extend the positive guest experience to all corners of your hotel. Guest Laundry Minimum 80 sq. ft. to accommodate the laundry equipment, a minimum 48 x 24 folding table, and maneuvering space. Coin-operated soap/bleach/softener dispenser or available in the Sundry Shop. Provide a built-in, wall-hung, folding table with HPL (high pressure laminate), or solid surface or polished stone top. Provide a minimum of one washer, and one dryer, for up to 100 guestrooms, plus one additional set for each additional 100 guestrooms. If more than one of each is provided, stackable machines are allowed provided at least one of each is accessible. Finishes in keeping with the rest of the Public Spaces convey a sense of quality in an often overloaded space the guest laundry.

14 Public Spaces Public Corridors Provide a high quality, professionally framed, coordinated art package. Provide a mix of decorative wall-sconce fixtures and recessed can-type fixtures arranged to provide varying illumination levels with the guestroom entries having higher illumination. Painted drywall with accent areas of 2 x2 revealed edge lay-in ceiling tile to provide access into ceiling cavity, and avoid unsightly access panels. Public Restrooms If Conference and Banquet Facilities are provided, additional Public Restrooms to be provided specifically to serve those facilities. Vanity mirror with a decorative frame. Framed mirrors, decorative lighting and optional over-mounted vessel sinks and 48 tall tile wainscoting on the walls provide a residential, style Public Restroom. Provide separate Restrooms for men and women. Ceramic wall tile to a minimum of 48 high on wet walls and side wall adjacent to toilets or urinals. Artwork must be high quality and professionally produced. Lay-in ceilings should be raised a minimum of 4 above the plane of the drywall ceiling and used minimally. Carpeted stairways required for 3 stories or less. Decorative lighting. Finished, painted drywall walls. Carpet details add style to public corridors. Minimizing the use of lay-in ceiling tiles elevates the guest impression of the space. Beautiful, well-placed artwork really plays into the overall residential style. No longer accepted as a simply utilitarian public space, the overall style of the property should carry into the Public Restrooms. Stylish lighting, framed mirrors and vessel sinks mimic high-end residential style. Changes in elevation and materials eliminates the tunnel effect too often found in hotels. 14

15 Guestrooms Guestrooms Guestrooms and Suites are a tremendous opportunity for guest impact. All of the elements of the room provide an overall aesthetic to the guest. Architectural enhancements to ceiling at appropriate locations are required. For e.g., a soffit with recessed lighting over the headboard area. If two areas of a Suite are not divided by a wall and door, a decorative floor to ceiling partition, minimum 36 wide, that separates the sleeping and sitting areas to be provided. Popcorn ceiling finish must be removed or offset by a tradeoff, e.g., crown molding. Upgraded finishes, turns and details are to be incorporated into the guestroom case-good packages. Clothes-hanging area to be enclosed with doors or a wardrobe is to be provided. Space for two full sized pieces of luggage on a combination of portable luggage rack, bench or dresser. If upholstered, it must have decorative legs and match the case goods in the room. Upholstered luggage bench is required in all suites. Each guestroom must have a thermostatically controlled heat/cool control that a guest can set to a specific temperature. The temperature control must be located on the wall. Digital or analog are acceptable. Wall-to-wall window treatments add drama to the guestroom. 15 A minimum of 3 pieces of artwork, 24 x 30 or larger are required. Artwork must be high quality and professionally produced. Provide at least one sofa or chair for TV viewing. Provide a minimum 42 or larger LCD or plasma flat-panel television in all suites. Television must be clearly viewable from the sleeping and sitting area. And must have HDMI and VGA ports. Provide a minimum of two 32 or larger plasma televisions in suites with wall or door separators. Provide an easily accessible guest interface and connectivity panel (Jack Pack) at desk including: S-Video, Component Video, Composite Video, Audio in, Monitor in, connections for guests device connectivity. Valance, cornice or architectural treatment to conceal top of drapery and hardware or decorative rod with prior approval. Table lamps or hardwired wall lamps are required. Floor lamps where appropriate. Wallmount lamps with cord covers do not comply. Guestroom telephone must have voic . Over-scaled headboards provide a contemporary appeal to the guestroom and create an interesting feature in the room. A decorative floor-toceiling partition can be utilized to visually divide the sleeping and sitting areas.

16 Guestrooms Guestrooms continued Beds to be made up with triple sheeting and decorative pillows. Additional decorative bed coverings must include either a duvet with insert or a decorative throw with scarf. See TOP OF BED worksheet online at mybestwestern.com. To choose Bed Sets, refer to the Descriptor Program Supply Ratings Guide under the BEST WESTERN PREMIER column. These can be found online at mybestwestern.com. Minimum bed-set height to be 18, overall bed height to be 25. Casegoods to incorporate upgraded finishes such as decorative trims, detailed millwork, solid wood tops treated with waterproof finish, or protective glass tops, or natural stone tops. Guestrooms will have a minimum of three coordinating original artworks, or other limited edition prints. Artwork must be high quality and professionally produced. A microwave is required in the guestroom. Customized casegoods and artwork give a Premier property a unique flair. High quality, upscale oversized headboard, e.g., upholstered. Armoires are NOT acceptable. Utilizing a decorative throw with a scarf as well as triple sheeting and a decorative pillow provide a layered look for the bed. Minimum desk size: 24 x 48. Nightstand height to be comparable to the bed height (within 4 ). Provide a mini-refrigerator or mini-bar in all rooms, enclosed in a cabinet that matches the casegoods or built-in. Provide a dedicated, built-in or freestanding countertop space for the coffee machine and accessories with accommodation underneath for microwave and refrigerator. If freestanding, cabinet should appear built-in. Countertop to be the same polished stone and 4 back/side splash as the bathroom vanity top. Countertop to be a minimum 24 wide x 20 deep and must provide adequate space for coffee machine and accessories. A soffit over the guestrooms headboard or other enhancement adds dimension to the guestroom. 16 Hospitality Center adds home-like comfort in the guestroom.

17 Guestrooms Guestroom Bathrooms The threshold from the guestroom area to the bath to be a minimum 2 width sealed marble, travertine or granite. The threshold maximum height is 5/16 above bath floor level. Vanity top to be granite or approved equal. Showers are to have a glass shower enclosure, or an open shower with a tile covered partition is also acceptable (no shower curtains in shower-only rooms). Shower bench is to be built-in or freestanding, and cannot be plastic. Sink to be an undermount, vessel style, or approved equal. Multi-bulb Hollywood or cloud type fixture is not acceptable. Decorativestyle vanity which can be furniture style or wall mounted. Lighting is required in the shower stall. Artwork must be high quality and professionally produced. Vanity area walls that are separate from the bathtub and toilet areas must match the guestroom bedroom walls. Where there is space for double sinks, this added feature is appreciated by guests. Spa like touches, like multiple showerheads, can be a wonderful addition to a select number of Suites. Interesting light fixtures can set your guest baths apart from the ordinary. Towel storage below the vanity is an excellent use of space. Artwork in the bath adds that residential touch often missing in hotels. 17
