Adding value through green planting

Introduction Although, as a nation, we appreciate the aesthetic appeal of green spaces in towns and cities and the positive effect they bring to the local environment, many don t recognise the value they can add in monetary terms. Increasingly, those involved with new developments, green infrastructure and public spaces, such as developers and planning officers in local authorities are required to provide evidence that the landscape projects they are planning can actually deliver economic benefits in terms of adding value to an area. Although a great deal of work has been carried out in the past to try and evaluate the benefits of landscape and green space, many of these resources are not easily available to project managers who are required to carry out a thorough valuation on an area. In fact, there has not been one single resource that enables a valuation to be carried out until now... The Green Infrastructure Valuation Toolkit* is a free resource, which for the first time in the UK, provides a simple and easy to use framework for identifying and estimating the potential economic benefits that green assets and landscape improvements can add to an area. The toolkit can be used to help show the value of projects even before work has begun and we hope over time it becomes widely used by decision makers and funders to properly consider the cost vs. benefits ratio of green landscape delivery. * The result of a government funded project to develop a valuation framework for the potential economic and wider returns from investment in green infrastructure >

Foreword Greening the UK is the horticultural industry s initiative to increase planting in new and existing developments. Trees and plants provide enormous social and environmental benefits, but until now it has been difficult to capture their true economic value. Since its launch, the Green Infrastructure Valuation Toolkit has been used successfully for a number of projects, enabling them to make improvements to their green assets. This guide provides case study results on the Swindon Triangle residential development and demonstrates, in monetary terms, how the delivery of quality green space has added value to the overall project. The guide provides an overview of the Green Infrastructure Valuation Toolkit and how it works. It also demonstrates how plants and green landscaping can positively impact the local environment around you, and signposts planning officers and developers to the most cost-effective and beneficial plants for creating a successful and attractive landscape. Tim Briercliffe Chair, Greening the UK

CASE STUDY> The Goal of the Triangle The development was designed to create a green environmental infrastructure that provides space for people to grow food and for surface water reduction. The best design to achieve this was to create a triangle formation, with 43 homes surrounding a central green area, and space for two kitchen gardens and car parking. Luke Engleback, Studio Engleback The Swindon Triangle The Challenge - Putting the Green Infrastructure Valuation Toolkit to the Test Equipped with the challenge to find out if high-performance landscapes could yield a greater return, PlantforLife approached landscape architect firm Studio Engleback and developer Hab Oakus, to assess the value of the landscaped and green infrastructure investments built into the Swindon Triangle development. Originally a caravan park and tightly constrained within existing properties, it occupies a 0.8 hectare site. For too long landscape design has been regarded as a luxury that can be cut from projects. It is not. A multi-functional approach brings added value to projects, harnessing the real value of plants and landscape in a holistic manner with the built environment. Plants and soils are vital tools that the landscape architect can use to help to reduce energy use, deal with surface water, capture carbon, bolster biodiversity, reduce stress and feed people; they can even be a catalyst for improved social cohesion. Good landscape design and delivery should therefore be seen as a fundamental investment in bringing about a more sustainable future. 1> User guide Provides an overview of the toolkit and a step-by-step guide on how it should be used. It also> Explains how planners and developers can assess their green assets Provides case studies Offers practical examples of how the toolkit can be applied and the results presented Discusses the strengths and weaknesses of the toolkit Highlights areas where further research or development work is needed Getting to know the Green Infrastructure Valuation Toolkit The Green Infrastructure Valuation Toolkit consists of two parts 2> Calculator Set out in a spreadsheet format, the calculator consists of the following data sheets> Tool Index an overview of the toolkit and its contents Project Data for collecting and entering data about the project that is being assessed Green Value Data - a range of fields to assess the value of green assets across eleven areas of potential benefit Green value data sheets include: 1> Climate change adaptation & mitigation 2> Labour productivity 3> Water & flood management 4> Tourism 5> Place & communities 6> Recreation & leisure 7> Health & wellbeing 8> Biodiversity Values Library documents some of the key factors and data used in each of the tools Cost Benefit Assessment provides a summary template to demonstrate the full range of benefits associated with the project being assessed 9> Land & property values 10> Land management 1 1> Investment The Results Using the Green Infrastructure Valuation Toolkit, the Triangle has added almost half a million pounds ( 453,220) in value from the green assets and landscape improvements to the site. Some of these economic benefi ts are listed below: CLIMATE CHANGE ADAPTATION & MITIGATION Stored carbon in trees (0.3 tonnes per year) Peak surface temperature 8 C lower 1,470 RECREATION & LEISURE 4,900 recreational value on the central green HEALTH & WELLBEING Encourages children and adults to lead a healthier lifestyle. Improved air quality means 50 saving from other pollution control measures LAND MANAGEMENT 14,000-25,000 value of harvest from kitchen gardens and fruit trees and bushes 900 & 1,800kg of fruit and veg per year LAND & PROPERTY VALUES 190, ,000 estimated value of well kept green spaces

Achieving the goal through green planting 1 > 80 new trees are being planted; 75% are dwarf or fruit trees specially grown against a wall to brighten up the front gardens of each terraced house. Due to few fruit trees being self-fertile, a spread of varieties will be planted to ensure cross pollination and a generous crop. > Apple > Pear > Plum > Cherry 3 > The central green (triangle) will feature larger canopy trees, as well as a swale (a low tract of land) to manage stormwater runoff and increase water infiltration. > Silver Birch > Sweet Gum > European Mountain Ash > Silver Birch > Sweet Gum > Black Mulberry > Pear > Willow Bark > Black Mulberry > Willow Bark > Apple > Pear > Plum > Cherry 2 > Fruit bushes will be combined with the fruit trees to create hedges around the kitchen gardens (totalling just under 600 square metres) and to screen the car parking areas. > Blackcurrant > Gooseberry > Redcurrant > Raspberry > Plum > Rhubarb > Gooseberry > Raspberry > Redcurrant > Rhubarb 4 > Climbing plants will run on the walls that separate the front gardens to further enhance the green space. > Climbing Hydrangea > Hop Vine > Jasmine Vine > English Ivy > Honeysuckle > Jasmine Vine > Honeysuckle > Hop Vine > With thanks to Studio Engleback for supplying the Swindon Triangle data and images
