3 Introduction Murdoch Wickham s relationship with Berkeley Group and their allied companies is now well established, having worked for them as landscape architects over the past 8 years, delivering high quality public realm on a number of their prestigious and award-winning schemes such as Woodberry Down, Goodman s Fields and One Tower Bridge. St William intend to submit a planning application for the demolition of the existing gasholder, the erection of 111 residential apartments (C3 use), together with the provision of an enhanced access route, landscaping and associated car parking. This document summarises the development of the design for the combined site (including the gasholder site and the carpark) in anticipation of submission. 7 Site Entrance & Gateway The entrance from Station Road East provides pedestrian and vehicular access to the development and serves buildings A, B and the visitor spaces. The entrance is defined with a banner feature which will incorporate the name of the development with a gated access set back from the road. This will include both a pedestrian and vehicular gate with views through to the courtyard and water feature vista beyond. The roadway into the site is to be designed as a shared surface with flush kerbs and tactile paving to demarc the entrance along Station Road East. To visually improve the site access a free standing ivy trellis is proposed to the northwest elevation no Station Road East. Planting is shown to the rear of numbers Station Road East. This will be evergreen to screen views to this boundary from within the site as much as possible. 8 Johnsdale Entrance Pedestrian access to the Block C is via the main entrance off Station Road East. Vehicular access to the gated car park under building C is via the Johnsdale service road behind the commercial properties on Station Road East. Space for landscaping is limited due to the Right of Way through the entrance to serve the rear of the properties on Station Road East. Ivy screens will be planted to the boundaries to provide screening and a specimen pine tree will be planted at the site entrance. A change of surface at the entrance helps to define this space. 9 Water Feature The level difference between ground floor and podium level at the arrival space on entering the site is approximately 2 metres. This change in level offers the opportunity to create a focal feature at the end of the entrance vista. A cascading curved water feature is shown with stepped access behind. The change in surface helps define the space which also includes seating blocks. The water features illustrated are from Woodberry Down which is a Berkeley scheme in Finsbury Park. The curved water feature at Woodberry was also part of the underground car park venting strategy. 11 Podium Gardens The podium gardens provide pedestrian access to Blocks A and B via stepped access behind the water feature or ramped access in the north. All the landscaping shown on the podium deck will be irrigated and planting beds raised to ensure the correct depths for planting shrubs, trees and grassed areas. The curved sinuous design helps create more intimate spaces where people can sit and enjoy the gardens as well as follow the route to and from entrance lobbies. To encourage social sustainability the lawn areas could be used for yoga classes and film screenings. 14 Private Gardens & Terraces The scheme includes private gardens on the ground floor and private terraces to the first floor and upper floors. All terraces will be hard paved and those facing the landscape gardens will be enclosed by evergreen hedging to provide privacy. These will be planted within the communal garden so they can be maintained. 15 Southern Boundary Externally the southern boundary that abuts the rear gardens of properties Johnsdale is the most sensitive. A planted buffer along the southern boundary at ground level is proposed consisting of tall evergreen shrubs and mixed tree screen. Where possible shrub and tree planting is shown where it fronts onto communal areas and where space is limited ivy screens are indicated on the landscape plan. Northern and western boundaries are shown secured by a 1.8 metre high closed boarded timber fencing. 16 Social Sustainability Along the southern boundary of the site it is proposed to install a small community garden with raised planters for the benefit of the residents. The building walls facing the garden will be planted with espalier fruit trees fixed to stainless steel tensioned wires which will provide beautiful blossoms in the spring and a variety of fruit throughout the summer. 17 Hard Landscaping A simple palette of simulated sandstone materials has been selected for the streetscape. The selected road surface material is a 240 gauge tegula block paving, colour traditional with 160 gauge tegula for the parking areas. The paths within the site will be formed in resin bound natural buff aggregate with metal edging. Specific details and samples of the hard materials will be submitted for approval to discharge the relevant planning condition at the appropriate time. 19 Rainwater Harvesting Rainwater will be harvested in to water butts which will be located on private terrace areas. The water that is harvested will be used to help maintain and water soft landscape areas. 20 Planting Ground Level Trees at ground level will be either native or sub-cultivars of native species and planted as standards or multi-stems and as a mixture of deciduous and evergreens to ensure some screening is maintained during the dormant season. 21 Planting Podium Level The planting concept for the podium beds, because they are already raised, is low shrub planting, (mainly evergreen), with larger multi-stem trees and shrubs planted within the beds for structure. Bulb and herbaceous spot planting within will ensure all round colour and horticultural interest. Terraces will be enclosed with evergreen shrub planting all of which will be irrigated and maintained by a management company. 24 Other Landscape Components Other landscape components may include for example venting structures for car parks. Berkeley s like to think differently about the venting of their car parks and like to see it as an opportunity rather than a constraint. At both Woodberry Down and Goodman s Fields the sea anemone was the concept for metal venting structures which were also planted with climbers. Also at Woodberry Down one of the water features was constructed around a car park vent. Details of car park venting for the scheme are yet been established so may or may not form part of the landscaping scheme. 25 Green Roofs Block C will have a planted green roof this will help with screening from Block C to the Johnsdale entrance. Elements such as Beehives can be included to enhance biodiversity. 26 Conclusion The revised scheme incorporates a number of improvements to the public and private realm. These include: More than double the quantum of amenity space compared to the approved scheme Inclusion of a major water fountain as a civic focal feature with associated seating and planting Increased the quantum of quality horticulture Included the provision of a residents garden Added Espalier fruit trees on wire frames to enhance sustainability and biodiversity.
