3 Stunning architecturally designed apartment buildings, with two-level terrace homes at podium level, are sited on the shores of the picturesque Georges River. has, what the architect calls, an instant history, so it feels like it has a natural sense of place through the use of mature trees, cobblestones, brick and materials with inherent character that gain patina and richness through time and use. 04

4 SHEPHERD SIDE The Shepherd Side apartments and town houses at The Bindery, with their natural orientation towards the Liverpool township, are destined to be highly sought after due to the thoughtful architectural planning, the intimate scale and the connection to landscaped gardens. 5 We are doing some really amazing things here to create the next generation of buildings at The Paper Mill. The apartments and terrace homes at The Bindery are an exciting evolution in terms of delivering a new level of design excellence to Western Sydney. DOMENIC ALVARO, PRINCIPAL WOODS BAGOT ARCHITECT DOMENIC ALVARO is enthused by what he is designing. We have retained the key principles that are at play throughout the site such as the brick paving and the imprinting of heritage but, we are exploring new solutions such as intimate courtyard spaces to balance the generous areas of public and communal space, he says. The Shepherd Side homes, which are a combination of apartments and 2-level town houses, maintain a lowlevel scale of six floors with framed views onto the beautifully landscaped garden on one side, and private courtyards adjacent to a planned streetscape of mature trees and vegetation on the other. These are essentially very private homes, with the added amenity of community gardens on the roof, says Alvaro, but equally they have easy access to all the community benefits The Paper Mill has to offer. 08

6 We always aim to bring clarity to the interior we think about functionality and flow in the internal planning, and keep balconies large, to make smart use of space inside and out. 10 HIGH FINISHED CONCRETE Used in landscaping for surface & edge treatment, this honest material will weather well. GRANITE COBBLESTONES These reference the site s heritage and are used through out the laneway pedestrian paths. STEEL INLAY Repurposing is expressed in the steel set into walkways to reference the site s industrial past. GROUND COVER A textured ground material, in Deco Granite, is used to delineate external areas and speaks to quality and care. CORTEN STEEL Rich-toned and robust Cor-ten Steel is used for planters and landscaping. RECYCLED BRICK The recycled brick harks back to the original buildings on the site and promotes sustainability. MATURE PLANTS These indicate the level of investment in The Bindery as they deliver a sense of instant history. RECYCLED TIMBER Re-using what was found on-site adds a robustness and character to the landscaping. THE DESIGN CONCEPT The Bindery has been developed as a collaborative effort, with architectural and landscape design coming together early in the process, to ensure that the two mesh seamlessly. Materials carry through from the buildings into the landscape, and vice-versa, as trees and landscape punctuate the fabric of the built form. It is a true integration of a building with its remarkable waterfront site. 18

12 Our philosophy at ASPECT Studios is to design spaces that people want to be in. Designing pleasant, open and enjoyable landscapes, allows people to live, work and play well. For example with roof terraces on both buildings, the residents have the unique opportunity to enjoy views to the larger landscape and interact with the adjacent Georges River and riverside parkland. LANDSCAPE ARCHITECT SACHA COLES sees the development at The Bindery as a great opportunity to build on The Paper Mill Precinct as a benchmark for urban design in Western Sydney. We are utilising the site s unique waterfront and parkland location, and the ease in which connections to the city, employment, health and transport are enabled. The precinct as a whole will be an attractive, comfortable and invigorating place to live, says Coles. The investment in landscaping is one of the things that define this development. Material and planting within all landscape areas have been selected to weather over time, he says. And is greenery the new luxury? Greenery should be a right. Gardens are dynamic, delightful, mood enhancing and engaging. Designing landscaped spaces for which community interaction can be enabled effectively, and easily, is key to the creation of a successful and enduring community. 16 We have given a lot of consideration to the internal architecture thinking about generosity and flow, but also about practical needs such as a separate laundry, study nooks, generous built-in storage, ample bathrooms and deep, liveable balconies that allow natural light into the open plan living areas. 17 THE THREE SKY BRIDGES that line the buildings together, speak to what differentiates The Bindery from a design perspective, both internationally and locally. Architect Domenic Alvaro saw how New York apartment blocks used this device for communal space and created a series of generous areas for social amenity; for children to hang out, for gatherings, for quiet time amongst greenery and views of the surrounding landscape. 32

18 THE VISION FOR THE PAPER MILL precinct is simple. It is about working with what exists on the site, working with the best talent Australia has to offer in terms of architecture and landscaping, and drawing out, and augmenting those qualities to create a community second to none in Western Sydney. ANASTACIA AGE 4 The beauty of the waterfront site of The Paper Mill, with its connection to parklands and the river combined with its authentic heritage, give the project its heart. From this point Coronation Property Co have engaged architects Woods Bagot and landscape specialists ASPECT Studios to work hand-in-hand sculpting and shaping the buildings and the extensive landscaping in tandem. It is rare to see a development devote so much to ensuring that the natural elements match the manmade. The emphasis is on creating an environment in which a community can grow and flourish alongside the physical development itself. The sense of adaptive re-use is enhanced as The Paper Mill precinct offers a diverse range of food, retail and community activities creating the overall sense that great things happen at The Paper Mill. It is a place to meet, to bring friends and family, to enjoy nature, to enjoy arts and crafts. Yes, it sets itself up to be different - it will be a benchmark for urban design in Western Sydney - but in a way that is family orientated, life affirming and dynamic. THE CONCEPT OF THE PAPER BOAT acknowledges both the site s previous history as a Paper Mill and celebrates its riverside location. It is something of a metaphor for a blank canvas and a starting point for creative expression. We d like to thank the staff and children from Clovel CHILD CARE & Early Learning Centre Liverpool, aged 1 to 6, for making the paper boats. We wanted to open up this project to the community to encourage local kids to show their creativity, diversity and illustrate how many small acts of making can make a big impact.
