2 APPROVED HAWKES ARCHITECTURE are the only architectural practice in the UK to almost exclusively specialise in the design of Paragraph 55 houses of exceptional quality and innovative nature of design. We have succeeded on every occasion proposals have been submitted under this unique policy.

3 NPPF Paragraph 55 bullet point 4 Paragraph 55 advises local planning authorities that they should; avoid new isolated homes in the countryside unless there are special circumstances. One such circumstance, at bullet point 4, can allow the erection of a new dwelling in the countryside if proposals can be found to demonstrate; the exceptional quality or innovative nature of the design of the dwelling. Such a design should: : be truly outstanding or innovative, helping to raise the standards of design more generally in rural areas; : reflect the highest standards in architecture; : significantly enhance its immediate setting; and : be sensitive to the defining characteristics of the local area.

20 Draft NPPF consultation paper, paragraph 81 (e) 81. Planning policies and decisions should avoid the development of isolated homes in the countryside unless one or more of the following circumstances apply: a) there is an essential need for a rural worker, including those taking majority control of a farm business, to live permanently at or near their place of work in the countryside; b) the development would represent the optimal viable use of a heritage asset or would be appropriate enabling development to secure the future of heritage assets; c) the development would re-use redundant or disused buildings and enhance its immediate setting; d) the development would involve the subdivision of an existing residential property; or e) the design is of exceptional quality, in that it: - is truly outstanding or innovative, reflecting the highest standards in architecture, and would help to raise standards of design more generally in rural areas; and - would significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area.
