URBAN DESIGN BEST TALL BUILDING BEST CITY EMBEDDED URBAN REGENERATION SEAMLESSLY INTEGRATED IN THE URBAN FABRIC A TALL BUILDING SHOULD ENGAGE WITH THE PUBLIC REALM & BE KNITTED SEAMLESSLY WITH THE URBAN FABRIC. IT SHOULD SET A BENCHMARK FOR SURROUNDING BUILDINGS & LANDMARKS TO BE RENOVATED, RECYCLED OR RESTORED. PEDESTRIAN MOVEMENT ENCOURAGED IN FORM OF PEDESTRIAN STREETS, ALLEY WAYS AND TOP QUALITY PAVEMENTS. SAME SHOULD BE DESIGNED TO UNLOCK VIEWS & ENCOURAGE EASY ACCESS. CONNECTIVITY IS KEY AS IT ENCOURAGES OPTIMUM USE OF AMENITIES PROVIDED. HUMAN ACTIVITY & VISIBILITY IS ENCOURAGED AND DESIRED. EATING DRINKING CHATTING ETC. THE ARCHITECTURE SHOULD HAVE VARIETY, YET BE OF THE SAME LANGUAGE- HOMOGENEOUS. HUMAN SCALE IS NECESSARY & SHOULD BE PROVIDED SHELTER, WHILE BEING PLEASANT TO THE EYE. THE PROVISION OF LANDSCAPING IS KEY, THE MORE SO IN TROPICAL SETTINGS. IT SHOULD FORM PART OF THE COMPOSITION & ENHANCE THE EXPERIENCE. BUSINESS HUB A GATEWAY BETWEEN MARKETS & CULTURES PRESTIGIOUS BRAND Gain competitive advantage and differentiation by branding your world-class property to attract premium, high profile tenants. (Contents extracted from the World Trade Centers Association Website - 2014) URBAN RESORT TREATS IN THE CITY THE URBAN RESORT EXPERIENCE BLENDS THE PROPERTIES OF AN URBAN SPACE AND ITS STATE-OF-THE-ART BUSINESS AND LEISURE AMENITIES, SENSITIVITIES & ACCENTS. THE URBAN RESORT EXPERIENCE MUST SHOWCASE THE SPECIFIC QUALITIES OF THE DESTINATION IN ITS PHYSICAL PRODUCT AS WELL AS SERVICE DELIVERY; RATHER THAN INFLICTING THE OUTDATED PRODUCT INTERPRETATIONS OF CONVENTIONAL GENERIC CLUBS AND HOTELS. YOU SHOULD KNOW WHERE YOU ARE IN THE WORLD. A BUILDING WITH MULTIPLE VENUE PLATFORMS TO HOST A VARIETY OF SHOWS, EVENTS & GATHERINGS 24HRS/7DAYS A WEEK A WIDE OFFER OF URBAN SPACES IN THE FORM OF PIAZZA, ALLEYWAYS, RESTAURANTS, BISTROTS, PEDESTRIAN STREETS & SHOPPING EXPERIENCES TERRACES & VIEWING PLATFORMS UNIQUE OFFERS SUCH AS: ROOFTOP & URBAN RESORT POOL, BAR & GARDEN WELLNESS CENTER 02

01 04 MAY 2015 A CASE STUDY IN VERTICAL BUILDING DESIGN PLANNING & DEVELOPMENT VERTICAL MIXED-USE CITY CENTER TROPICAL CLIMATE BRIEF INTRODUCTION CASE STUDY 01 explores the conception & realization of a NEW ARCHETYPE : a vertical mixed-use building in the City Center for tropical climates. The following points briefly set out the basic parameters for such a project: 1. PREREQUISITE CONDITIONS The following points reflect the conditions necessary for CASE STUDY 1 to be viable: THE NEW ARCHETYPE (MIXED USE) MUST HAVE THE FOLLOWING CHARACTERISTICS: MIX OF: Retail & Commercial Space Residential Units Hospitality & Leisure Office Space MICE Public Amenities PROXIMITY TO PUBLIC TRANSIT NODES HIGH DENSITY OF PEDESTRIANS THROUGH & AROUND THE SITE SITE CONSTRAINTS - IMPLIES HIGH F.A.R ie. VERTICALLY STACKED PROGRAM 2. DESIGN CONSIDERATIONS The Program must be tested against the following STRUCTURAL & ENGINEERING challenges: PLACEMENT & CHOICE OF STRUCTURAL ELEMENTS & SYSTEMS : COLUMNS : Perimeter placement is crucial with regards to EFFICIENCY & ECONOMY WALLS CORE SERVICES SHEER WALLS GROUND CONDITIONS & FOUNDATION DESIGN WIND LOADS : Design of vertical building must be cognizant of LATERAL WIND LOADS & the sway effects of VERTICES caused by these STRUCTURAL MODEL MUST MEET LOCAL CONSTRUCTION STANDARDS IN ORDER TO BE SUSTAINABLE SITE CONSTRAINTS : IMPOSED BY BUILDING REGULATIONS & SETBACKS VIEWS, WEATHER, ORIENTATION & SUN PATH PARKING REQUIREMENTS FOOT. Image Architects Studio Ltd 3. ARCHITECTURE & KEY COMPONENTS Once the appropriate structural model is identified, the shape of the TALL BUILDING should evolve from this in order to impart SENSE & MEANING: - a MEMORABLE building is one which has been carefully designed with the END USER in mind so as to POSITIVELY impact on the everyday experience & impart MEANING - over time, a memorable (one that has left a strong impression on the public) building settles in the urban landscape, becomes a part of the view, defines direction & gets imprinted in the collective memory ; it is then that the TALL BUILDING becomes ICONIC There are 3 CONSTITUENT ELEMENTS of a TALL BUILDING which must be clearly expressed to their full potential, in order to create a SUCCESSFUL, MEMORABLE & ICONIC building: 1. BASE FOOT PODIUM 2. MIDDLE TORSO SPINE 3. TOP HEAD APEX TORSO SPINE BACK. Image Architects Studio Ltd 03

01 04 MAY 2015 A CASE STUDY IN VERTICAL BUILDING DESIGN 3. ARCHITECTURE & KEY COMPONENTS (Continued) Once the appropriate structural model is identified, the shape of the TALL BUILDING should evolve from this in order to impart SENSE & MEANING: 1. BASE FOOT PODIUM This is the base of the building & anchors it to the ground. It is the URBAN EXPERIENCE whereby users & pedestrians engage with the building & interact with it at GROUND level. Pedestrian movement is encouraged in form of pedestrian streets, alley ways and top quality pavements. Same should be designed to unlock views & encourage easy access, while connectivity is key as it encourages optimum use of amenities provided. Human activity & visibility is encouraged and desired. The gregarious nature of the human species should be fulfilled. People like to see & be seen and amongst others; eating, drinking, chatting etc. The architecture should have variety, yet be of the same language - homogeneous, of the right scale, with the right mix of materials i.e. transparent where visibility is needed; opaque to hide the unnecessary. Human scale is necessary & should be provided with shelter, while being pleasant to the eye. The provision of landscaping is key, the more so in tropical settings. it should form part of the composition, albeit visual & physical. Landscaping can bring value added to the overall composition & enhance the experience. 2. MIDDLE TORSO SPINE This is the expression of verticality, as it connects the FOOT to the HEAD - expressing HEIGHT HEAD.Image Architects Studio Ltd It is an expression of VERTICALITY Structural elements are designed to express verticality and should be uninterrupted visually. The right choice of materials and their mutual contrasts should generate distinct vertical shades. The architectural composition of the torso spine should be made of vertical shapes & volumes. The strong contrast between the TORSO which is essentially vertical and the horizontality of the TOE, should be reinforced. 3. TOP HEAD APEX This relates to the sky, it is the extraordinary experience, the exceptional, ethereal & spiritual A tall building is not necessarily one which reaches out & pierces the sky, but can reach out and capture it - framing the view like an archway, a giant umbrella - that frames, protects & offers scenic beauty as part of a unique experience, almost spiritual. A unique variety of luxury offers should be included ie. infinity pool, sky bar, rooftop garden etc. as this would enhance the extraordinary experience. RESEARCH & INVESTIGATION STUDIES For CASE STUDY 01, we have used the recommended Best Practice to lead our investigations & research. 1. RESEARCH SUBJECTS As recommended by Best Practice Principles, the following points summerize the PRIMARY topics of investigation in the study of TALL BUILDINGS: 1. Urban Design, City Planning and Social Issues 2. Architecture and Interior Design 3. Economics and Cost 4. Structural Performance, Multi-Hazard Design & Geotechnics 5. Circulation: Vertical Transportation and Evacuation 6. Fire and Life Safety 7. Cladding and Skin 8. Building Material and Products 9. Sustainable Design, Construction and Operation 10. Construction and Project Management 11. Energy: Performance, Metrics and Generation 2. HIGHLIGHTED (FURTHER) FINDINGS Derived from the PRIMARY RESEARCH TOPICS above, Best Practice recommends that the following points be HIGHLIGHTED: 1. The Social Sustainability of Tall Buildings 2. Energy Performance of Tall Buildings 3. Safety in Tall Buildings 4. Defining Appropriate levels of safety performance in Tall Buildings 5. The embodied energy of Tall Buildings and their components 6. Life-cycle sustainability of Tall Buildings 7. Disassembly/deconstruction/demolition of Tall Buildings 8.The economic impact of Tall Buildings 9. The use & performance of new & innovative materials in Tall Buildings 10. Highlighted high-scoring research gaps 3. CITY THEMES FROM STRATEGIC PLANNING RESEARCH Further to our research, we have identified SIX greater URBAN CITY DESIGN CONCEPTS. It is imperative that in designing a TALL BUILDING, one takes cognizance of these concepts & adapts their principles to ensure the long term success of the building within the Urban Fabric. 1. SUSTAINABLE & GREEN CITY 2. SMART & CONNECTED CITY 3. DIPLOMACY, TRADE & BUSINESS CITY 4. HISTORICAL & CULTURAL CITY 5. RESORT & WATERFRONT CITY 6. 24/7 LIVING CITY 04
