These principals aid in our constant search for the maximum economical way of providing the best lifestyle available in this marketplace. This Guide Book is an attachment to your Rental Agreement and may be amended from time to time. Your account will be charged a $40.00 returned check fee for any payment returned unpaid by the bank. Personal checks will no longer be accepted for your household for a period of one (1) year if two (2) checks have been returned unpaid within a twelve (12) month period. Post-dated checks cannot be accepted. Should your household submit a post-dated check and it is deposited before the check date, First Equity Associates, Inc. and its agents will not be responsible for any fees if said check is returned unpaid. Third-party checks cannot be accepted. Pets: Limit two dogs per household. More than two pets requires permission from Landlord. Twin Ponds at Nashua prides itself on being a pet-friendly community and asks that you do your part as a responsible pet owner. If you have a dog, you will be required to obtain and maintain a liability insurance policy for the length of your residency. This policy must be paid in advance for one (1) full year and proof of same shall be provided to Landlord. The Certificate Holder must be listed as First Equity Associates, Inc., c/o Twin Ponds at Nashua, 105 Spit Brook Road, #21F, Nashua, NH Pets must be up-to-date on all vaccinations, including but not limited to, rabies, and must be licensed with the City of Nashua. Copies of your dog(s) current license(s) from the City of Nashua and rabies certificate must be provided to Twin Ponds of Nashua annually. Dog(s) cannot drink, eat, or come in contact with another dog for one (1) hour prior to the DNA test. Dogs must be on a leash at all times and cannot be tied out or left on balconies without the presence of the owner. You agree and acknowledge responsibility for the actions of your pet(s) and agree to hold the owners, management and its employees harmless. Doggy stations are provided throughout the community for the proper disposal of pet waste, however, you are still responsible for cleaning up after your pet if you are not near one of these stations. MAINTENANCE Routine Maintenance Hours: Maintenance is open Monday through Friday from 7:30 a.m. to 4 p.m. Please visit click Submit Online and fill out a request form; requests may also be submitted through your online portal.

2 Emergency Maintenance: In case of fire, medical or police emergencies, dial 911. For emergency maintenance calls during non-business hours, please call During business hours, please call the management office at An emergency is something that you cannot live without until the next business day, such as the following examples: Smoke/carbon monoxide detector issues (please see details in the section under apartment/appliance care); Toilet not working (Neither toilet working if you reside in an apartment that has two [2] bathrooms). If the toilet is clogged and plunging is not working, or is overflowing please shut off the water to the toilet(s) by turning the shut off valve that is on the left side of the toilet(s); Shower not working (Neither shower working if you reside in an apartment that has two [2] bathrooms); No heat; Major leaks, tub faucet will not shut off, hot water tank leaking, or dishwasher leaking; Electrical problem-a single light not working is not considered an emergency. If there is no power, only half the apartment has power, or there is an issue with the breaker panel; Garbage disposal: Please first try resetting by pressing the red button that is located underneath the disposal. Please note that if our maintenance staff repairs the disposal by pressing the reset button after receiving an emergency call from your household, you will be charged back for the call; and, Lock Outs: If emergency maintenance is called after business hours to let you into your apartment, you will be charged $ This fee is due and payable in cash at the time of re-entry. Please note that you are responsible for the lock out fee once the call is received even if you gain re-entry before a member of maintenance arrives at your apartment. If you do not have $50.00 in cash, please contact New Hampshire Safe and Lock at for re-entry; you will be required to pay NH Safe and Lock directly. The following are some examples of items that are NOT considered emergencies: Air conditioning; Dishwasher (except for leaks); Washer or dryer; Blinds; Pest control; Neighbor disputes; and, Assigned parking space complaints Should you contact Emergency Maintenance for a non-emergency call, you will be charged $ Appliance/Apartment Care: Please clean your appliances frequently to prevent build up that could be hard to clean. Remember, you are responsible for the condition of items beyond normal wear and tear. Turn off all appliance lights during cleaning to prevent breakage. Smoke Detectors: Section 634:2 IX of TITLE LXII CRIMINAL CODE states, Any person who is found guilty of criminal mischief under this section because such person is a tenant, or a guest of such tenant, in a rental dwelling who has destroyed, disconnected, or otherwise rendered inoperable any smoke detector in the rental dwelling, or who has attempted the same in a rental dwelling, shall be guilty of a misdemeanor. The City of Nashua requires that smoke detectors be in operable condition at all times; do not disconnect any detector for any reason. Check every detector in your apartment monthly by pressing and holding the red button for 4 to 5 seconds. Contact Emergency Maintenance IMMEDIATELY if any detector in your apartment is not operating properly. Dishwasher (if applicable): Use caution when the dishwasher is in use as it uses the same drain line as the kitchen sink. DO NOT bathe children in the kitchen sink while the dishwasher is in operation. Run the garbage disposal before using the dishwasher; should backwash occur, the sink will be clear of debris. Garbage Disposal: Please use for food scraps only. Run cold water during disposal use and for up to a minute after food has cleared the drain. Do not feed the disposal bones, tough vegetables, pasta, rice, coffee grounds, etc. If maintenance determines your disposal is being used improperly, you may be charged for the cost of repairs. Refrigerator/Freezer: Do not defrost the freezer by using sharp objects to break off ice or you may be charged for the cost of repairs. Stove/Oven: Place the range hood filter in the dishwasher occasionally to remove grease accumulation. To prevent build up, please clean the oven once every three (3) months. Furnace (if applicable): Furnace filters will be cleaned and the furnace will be inspected periodically by our maintenance staff. Contact maintenance if you experience a problem with the heating/cooling system, do not attempt to repair the system yourself. Toilet(s): Only dispose of human waste and toilet paper. Do not flush personal hygiene wipes, cleaning wipes, baby wipes, feminine products, tissues, etc. The cost of repairs from damage due to misuse will be charged back to the Tenant by whom or upon whose premises it shall have been caused.

3 Washer/Dryer: Garden residents only-the washer and dryer are located on the first floor of the building and are card operated. The machine to purchase and/or refill a card is located outside the Management Office. For repairs, please submit a maintenance request through our website. If your washing machine is energy efficient, it is imperative that you use HE detergent or the pipes will back up causing damage that you may be responsible for. Energy efficient washing machines must be cleaned using a washer cleaner such as Affresh, once a month to remove and prevent odor-causing build up. Bleach only kills odorcausing bacteria and leaves behind detergent residue First Equity Associates provides a complimentary washer cleaner kit for the washing machine upon move in. This kit lasts for three (3) months, after which you must purchase the kits at your expense. In addition to using a washer cleaner, the washing machine seal must also be cleaned using the following procedure: 1. On the largest load setting, fill the empty washing machine with hot water. 2. Add 2 cups of vinegar to the water. If your washer has a clean cycle vinegar may be added on that setting. 3. Allow washing machine to run through a complete wash and rinse cycle. 4. On the largest load setting, fill wash again with hot water. 5. Add 2 cups of bleach to the water. 6. Allow the washing machine to run through another complete wash and rinse cycle. 7. If all stains have been removed, run an additional cycle without adding anything to the water. This will thoroughly rinse away any remaining residue. 8. Remove both the bleach and fabric softener dispensers and soak them in a bucket of warm water. Once the dispensers have soaked long enough, remove from the water and lay them on a towel. Spray with an allpurpose cleaner, wipe away any dirt with a towel, dry and return them to the washing machine. 9. Inspect the rubber door seal for mold and mildew. Pull back the seal to examine hidden crevices. Mix 1 cup of liquid chlorine bleach with 1 gallon of warm water. Moisten a clean white cloth with the solution and wipe down the seal to remove any mold and/or mildew. Allow the solution to remain on the seal for five minutes, then wipe down the door seal with a clean, dry white cloth. Clear pockets of all items such as change, bobby pins, etc. If it is determined damage was caused by items left in pockets, you may be charged back the cost of repairs. Do not close the washing machine door tightly when not in use to prevent mold build up. Please use mesh laundry bags for smaller clothing items as they can become caught in the motor, causing damage to the machine which you may be charged for. Be sure both the washer and dryer are in the off position when not in use. Bathtub Care and Cleaning: Only use non-abrasive, general cleaners, or liquid cleaners such as Formula 409, Lysol Tub and Tile Cleaner, or Scrubbing Bubbles, rinse thoroughly and wipe with a soft sponge. Abrasive cleaners, harsh acids, or bleach will dull and scratch the surface, causing damage. Use a suction cup-free bathmat and remove after each use to allow tub surface to dry. Window Blinds: Blinds are provided at move in as a courtesy. You will be charged for blind replacement after move in. Please submit a maintenance request online, you will be notified of the cost for replacement. Once payment has been received, the blind(s) will be installed. GROUNDS Ponds: While the ponds may be used for fishing, we ask that residents use the catch and release method. Swimming or boating is prohibited. Management does not monitor or maintain the safety of ice. All activities are at the individual s own risk. Vehicles/Parking: Your Twin Ponds parking permit must be displayed at all times. If you change vehicles, you must register the new vehicle with management immediately. Vehicles that are not registered, inspected, operable, or parked properly are subject to towing without further notice at vehicle owner s expense. After snow storms, you must move your vehicle to a space that has already been plowed. Vehicles that are snowed in are subject to towing without further notice at vehicle owner s expense. If you have an assigned parking space and another vehicle is parked in said space during business hours, please contact us with the vehicle s make, model, license plate and state, and Twin Ponds permit number (if available) for assistance. During non-business hours, you may contact North Country Towing at or and provide the vehicle s make, model, license plate and state, and Twin Ponds permit number (if available). You must be on the Lease, show said Lease to the tow truck driver, and provide photo ID to confirm that your legal address matches the Lease. Please note that your assigned space must be clearly visible in order to tow an unauthorized vehicle. Trucks, commercial vehicles, recreational vehicles, governmental vehicles, tents, buses, open-bed vehicles, campers, mobile homes, motor homes, golf carts, off road vehicles, trailers, and/or boats are not allowed on the premises and shall

4 be subject to towing without further notice at the vehicle owner s expense. Any vehicle not meeting the above requirements and additional rules of the Association shall be deemed an unauthorized vehicle, which shall be subject to being towed at owner s expense. Visitors must place a piece of paper with the apartment number they are visiting in the back window of their vehicle. Unmarked vehicles may be tagged and towed. Motorcycles must be parked parallel to the curb in front of your assigned space. If you do not have an assigned parking space, it must be parked parallel to the curb and shared with your primary vehicle. Trash Removal: Garden residents Dispose of household rubbish in the compactor located in front of Building B. Place items inside the compactor, do not leave on the ground. Courtyard, Fountain and Summit residents Dispose of household rubbish in the compactor located in front of Building 301. Place items inside the compactor, do not leave on the ground. Villa residents Trash is picked up curbside on Mondays and Thursdays. Please place trash on the curb, not in a parking space, on the morning of pick up by 8:00 a.m. During winter months, trash may be placed on snow banks. You may be fined $25.00 per item for trash left outside the day or night before scheduled pick up. All items must be securely bagged. Small boxes are acceptable, however, they must be securely closed. Large items cannot be picked up and must be brought to the furniture dumpster (see below). You may be fined $25.00 per item for unsecured trash or large items. Trash barrels are prohibited. When a holiday listed below occurs on a Monday, both pick up days will be off by one day during that week. If the holiday falls on a Tuesday, Wednesday, or Thursday, only Thursday s pick up day would change to Friday. New Year s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas. Please refer to our website for a map indicating pick up locations. Dispose of large items such as furniture, televisions, etc., in the furniture dumpster located in front of Building 301. Walk items all the way to the back of the container, do not leave in front of the dumpster. Trash cannot be left outside your apartment, including the patio, for any length of time. If you do not properly dispose of trash, you may be charged $25.00 per item. Pool: While our pool monitors are CPR certified, they are not lifeguards. You are responsible for the safety of the members of your household and/or guests. Diapers are prohibited. Children that are not potty-trained cannot use the pool unless they wear Little Swimmers. Children under the age of twelve (12) will not be allowed in the pool area without an adult that is at least eighteen (18) years of age. This is strictly enforced. You are required to sign in and out during every visit. The pool is open daily from 10:00 a.m. to 8:00 p.m. You will be notified at the beginning of each season of the opening and closing dates. During thunder and lightning storms, the pool will close. Otherwise, it is at the pool monitor s discretion whether the pool will remain open during a storm. Should the monitor decide to close the pool, all persons must vacate the pool area immediately. The following are prohibited from the pool area: Alcoholic beverages, whether in marked or hidden containers; Glass containers; Diving; Running; Roughhousing; and, Dogs COMMUNITY SERVICES: FIRE, MEDICAL, or POLICE EMERGENCIES Poison Control Center...
