THE MEADOWLARK BOARD OF TRUSTEES Dungeness Meadows Homeowners Association, Inc. Kevin Lindemuth - Chairman 461 Dungeness Meadows Ginger Miller Vice-Chairman Sequim, Washington Pat Hansen Corresponding Sec Office: Julia Anderson Treasurer Office Manager: Kathi Montalbine Sheila Jaqubino- Trustee Al Swift-Trustee Office Hours: Mon-Fri 8am to 1pm Pam Hitter Trustee Security: Nick Ward Volunteer: Linda Baker Recording Secretary Maintenance: Arthur Wojnowski Web site: This newsletter is published monthly by the Dungeness Meadows Homeowners Association Board of Trustees Volume 18 Number 6 June 2018 JUNE 2018 IMPORTANT ANNOUNCEMENTS THE BOARD OF TRUSTEES WORK SESSION AND TUESDAY BOARD MEETING WILL BE AT 4:30PM IN THE FUTURE, BEGINNING IN MAY. PLEASE GET INVOLVED WITH YOUR COMMUNITY. UPDATE ON PROPOSED COVENANT AMENDMENT There seems to be a misconception among a minority of Meadows residents that the proposed amendment is (1) illegal and (2) will somehow put voting rights into the hands of a few homeowners. Our attorney, Ken Strauss, a well-respected HOA attorney in Seattle, has assured the board that neither of these statements is true. Our Covenants state that the amendment can be approved by a written vote of 90% of the 230 platted parcels OR approved by 75% of those parcels at a meeting called for that purpose. The current campaign is a written vote and therefore completely legal. 1
The second misconception, that this amendment will somehow affect your individual right to vote, is also not true. We cannot hold an annual meeting or a special meeting without 51% participation of the TOTAL eligible members. Only then would we need 66 2/3 affirmative votes to change the covenants. Often we have a challenge to get that 51% participation at our annual meetings. So you can see that lowering the threshold of votes from 75% to 66 2/3 % cannot put voting rights into the hands of a few. If you have previously voted no, please reconsider your vote in light of the above stated facts. If you have not yet voted, please do so as soon as possible. If you need an orange voting card, please call Kathi in the office at Summer Hours Summer hours are in effect for the Clubhouse and Game Shack. They will now be open from 8am to 8:30 pm. Pool hours 8am to 8:30 pm Adults only 8am to noon Monday thru Friday except holidays Volley Balls and Badminton equipment can be checked out in the office. Of course you can use your own volley balls or badminton rackets. You can also check out the ping pong and pool table equipment at the office. THE POOL IS OPEN The pool is open and we hope everyone has a happy and safe summer. Some reminders to make sure the season goes smoothly: Signing in is required with resident ID badge. Children under 14 years must be supervised by an adult 18 years or older. Proper swimming attire is required bathing suits, leak proof infant suits. No Smoking, No Alcohol, No Food or Drink (except water), No Pets No running, horseplay, foul language Music with earbuds only Only SMALL inflatables Please remember to have your badges with you when you use the pool. A special thank you to our maintenance team, Arthur and Clay, who cleaned and repainted the pool for us. Kids, please follow the rules so that you do not lose your pool privileges. Do not sneak in without an adult. There are cameras and you will lose your pool privileges ANNUAL MEETING 2
MARK YOUR CALENDAR The Annual Meeting is on June 23. Full participation in this meeting benefits our community and affords all homeowners the opportunity to hear summaries of the previous year s Board activities and vote on the Board s proposed budget for the coming fiscal year, members of the Board of Trustees and various proposals relating to specific business decisions. Each meeting features a discussion period where members are encouraged to bring up ideas or concerns related to any aspect of the community s life. A packet containing all items up for a vote, complete with explanations of each item, and a proxy for use by those not able to attend was mailed to all members of the Association on May 18. Please remember, you must be paid in full to vote. FINANCE COMMITTEE MEMBERS NEEDED This is a great service opportunity to review the financials monthly (only one physical meeting quarterly) and advise the Board of any recommendations you may feel should be addressed. This position does not require an accounting background, just good common sense where managing money is concerned. Please contact a Board member or Kathi at the office for more info or to volunteer. ANNUAL MEETING REFRESHMENTS We are seeking volunteers to help handle refreshments for the annual meeting on June 23. This team will provide drinks (coffee, tea and cold drinks) and baked goods offered by members of the community. They set up, serve and clean up. When the time gets closer, we will ask for volunteers to bring baked goods. Please contact Sheila at to volunteer assistance. There will be a signup sheet in the clubhouse for baked goods. This will not be a lunch; cookies, cakes, cupcakes, etc. like that will be appreciated. REMINDERS STORAGE LOCKERS When moving in or out of, or just visiting your storage lockers, it is NOT OK to dump things you don t want in the common area of the building. You are responsible for getting rid of your own trash. We do have cameras and any further dumping will result in fines. SCHOOL WILL BE OUT SOON The days are longer and the weather is nicer, so the kids are out playing, often on the streets. Many people are driving way over the 15-mph posted limit. The children are precious; please slow it down so they remain safe. 3
RECYCLING Please remember that we no longer have cardboard/paper recycling up at the barn. Do not leave your boxes on the ground as we will have to identify the offenders on camera and return the boxes to you, as well as consider a fine. ACC COMMITTEE Just a reminder to follow ACC protocol when you are planning any exterior work. Get it approved before you begin your work. Now is the time for all good men (and women) to come to the clean-up of the Meadows. Put away the items accumulated outside and behind your residence. Trim the grass and weeds and in general help keep the Meadows looking good. All efforts will be greatly appreciated. EMERGENCY PREPAREDNESS News from the Emergency Planning Committee CERT continues to team build. Map Your Neighborhood followers are busy planning their neighborhood meetings. If you're interested in a meeting in your neighborhood contact Sandy Wood at See next month's newsletter for more details (such as where and when to donate) for the CERT fundraiser Garage Sale in August. CERT groups are required to furnish their own equipment, such as bandages and stretchers, for the work they do rescuing people during a disaster situation. All money made by, and for, them in garage sales, etc., goes to that effort. Additionally, there will be a drawing opportunity at the garage sale to win a 55" Samsung HD Smart TV for donors of Ten Dollars per ticket(s). Details to follow; check the July Newsletter. Hope to see you at an MYN meeting. Additional committee, CERT and MYN participation is always welcome. Contact Sandy Wood for more information. Growing in Dungeness Meadows by Amanda WISE WATERING There simply isn t enough rainfall to support our plants through the summer when Mother Nature turns off the tap for the season. According to WSU horticulture experts, If landscaped plants are water stressed during the summer, 4
they may experience severe problems during the rest of the year, such as increased insect and disease susceptibility and decreased winter hardiness. The trick is to maximize infiltration of water to the plant roots and minimize runoff. Here are a few tips for watering during the months when it is critically needed. Water deep. Frequent shallow watering leads to shallow roots. You are better off watering two or three times a week for a longer time than watering more frequently. This allows the water to soak into the ground, which is important for several reasons. It directs water to the roots and minimizes evaporation. It also limits surface spread and can reduce weeds growing between plants. Most landscape plants need about an inch of water a week. Watering for 20 minutes to a half hour twice a week should be enough for established plants. Seeds, new seedlings and transplants may need water more often until they are established. Check water depth by poking your finger or spade into the soil. Annuals, by their very nature, have shallower roots than perennials and may need more frequent watering. Containers and pots generally need more frequent watering than planted beds. Make sure they have holes for drainage. Test the soil by sticking your finger into the potting soil. If it is dry, water thoroughly, allowing water to drain out the bottom. Lawns are best watered by overhead sprinklers. Place a few containers at various distances from your sprinklers and measure the amount of water. Keep track of the time it takes for the water to reach a half inch. Watering for that time period twice a week will help your lawn withstand drought stress. Water early. Watering in the morning or evening is more efficient than midday. Early watering may reduce susceptibility of fungal disease as the water evaporates off foliage during the day. Water low. Soaker hoses and drip irrigation lines are good for most garden settings except for lawns It is important to keep water off the leaves, reducing the chances for foliar disease. Even if you water with a hose, keep the water flow near the base of the plant. A couple more tips to increase your watering efficiency: Group plants by watering needs. Apply mulch to reduce evaporation and keep soil moist. Looking for a great idea for your landscape or just a day outing with friends? Six Port Angeles homes will be featured on the Petals and Pathways Home Garden Tour on June 23, from 10 a.m. to 4 p.m. Gardens range from a tiny city lot to a natural wildlife preserve. Tickets are $15 ($20 the day of the tour). Contact Amanda or John at for more information. ATTENTION MEADOWS RESIDENTS 5
