1 VILLA NEWS Villa Marina Residents Newsletter November 18, 2014 Page 1 Updates from the President By Cindy Sinanian, President A lot of activity has occurred since the last newsletter. Some of the maintenance and repairs include: The roofers finished replacing the flat and shingled roofs on Building and Building Phase 2 skirting and insulation have started on buildings 17302, 17306, 17310, 17403, 17404, 17408, and Estimated completion dates are by end of month, pending weather conditions. This will leave one phase left for the remaining 7 buildings. A large tree in the boatyard was trimmed to reduce the risk of falling branches in a wind storm. The City of Redmond has work orders for removing trees at risk in the streambed. Alarms systems will be installed in buildings 17310, 17306, as required by the Redmond Fire Department. We are waiting on the alarm system company to obtain permits from the city. I have been working with our Maintenance Technician and the Property Manager to work through some policies and procedures. This includes setting up standard forms for work orders and maintaining proper documentation for historical purposes. We are working on putting a procedure in place to provide better visibility of the maintenance crew s tasks and priorities as well as metrics to better monitor service, and statement of work capacities. This data will help us prepare budgets for next year, better estimate the amount of hours to complete tasks and to understand the amount of labor required for general maintenance of Villa Marina. Committee Meetings Committees will be meeting Wednesday, Dec 10th in the Cabana at 6:30pm. Homeowners are welcome to stop by and join in the discussions. If you have any ideas for activities that you would like to participate in or help plan, please activeresolutions@yahoo.com. The list of committees is as follows: Activities Identify and plan various Villa Marina activities for residents and owners. These could include social activities, work parties, educational seminars or clubs. Parking Take on the parking issues and provide recommendations to the Board of Directors for rules, parking enforcement, or brainstorming the creation of additional spaces. Landscaping Either take the existing plan or create a new plan for Villa Marina landscaping to include identifying the recommended design, budget, and project plan. Marina Using the data collected from previous Marina Committees, determine the legal requirements and permits, budget, and project plan for Marina improvements, including dredging. Financing Continue working on the 5 year Reserve Study projections and make recommendations to the Board of Directors on the priority work statement and the budget to support those priorities. Scrapbooking, Card Making, or other Crafts Do you enjoy scrapbooking or card making? Is knitting, crocheting or quilt making your passion? The holidays are right around the corner and homemade projects make great gifts. Put together a memory book, or make your holiday cards. Finish up that crocheted baby blanket or quilt a lap blanket. Come work on projects and share ideas the 3 rd Saturday of every month between 10am and 3pm in the Cabana. Open to Villa Marina Homeowners and Residents. Gabe Martinez The board of directors have interviewed and hired Gabe Martinez for the part time Maintenance Technician position. Welcome Gabe! Renter s Insurance By Michele Bouvet, Responsive Property Manager Given the upcoming bad weather season, I have recommended before, and I highly recommended again, that as an owner you require your tenants to carry an HO4 (renter s insurance policy). Consider not renting to them if they refuse to do so. Not all insurance policies cover your renter s belongings, shelter or move out costs in case they need to be vacated. Please consult your insurance agent for more guidance on this matter. If your renters do not have their own policy in addition to yours, you could be liable for high dollar unplanned expenditures as a landlord.
3 Villa Marina Residents Newsletter November 18, 2014 Page 3 Waste Management Recycling Guidelines By Marty Piecyk, Secretary The following items are accepted by Waste Management for recycling if they are cleaned: Paper and cardboard Paper food containers Plastic containers Glass bottles and jars Aluminum, tin cans, and clean scrap metal These items are not accepted for recycling: Food-soiled paper towels, napkins Plastic bags or plates Styrofoam Dishes Aluminum foil, sharp metal, or greasy items Clothing, shoes Garbage Paint, oil, etc. containers These items are not accepted for recycling or the trash by Waste Management: Electronics Fluorescent bulbs and tubes Batteries Hazardous waste (cleaners, solvents, etc.) DO NOT leave furniture, mattresses, TV s or any other items outside of the garbage dumpsters. Cameras will be installed soon to monitor the dumpsters. Unit owners will be charged dump fees for illegal dumping.
4 Villa Marina Residents Newsletter November 18, 2014 Page 4 Minimizing Water Damage from Water Heaters The following is summarized from an article by the Community Association Underwriters of America. A couple of Homeowners at Villa Marina have recently dealt with their water heaters leaking. A burst water heater can cause damage that could amount to over $30,000. All owners should periodically check their water heaters for signs of age and leaking to avoid the possible expenses in cleaning up after a break. How do Water Heaters Fail? Over time, deposits will accumulate on the bottom of a water heater tank which can corrode the tank liner and heater elements. The hotter the water, the greater the fatigue on the parts it touches. The constant heating of cold water also subjects the unit to extreme temperature swings. If your water heater tank should burst, it is crucial to stop the flow of water by turning off the cold-water supply valve at the water heater or at the buildings water main shut-off. Some of the signs of a failing water heater include water accumulation beneath the heater, a hissing or whistling sound characteristic of a worn valve, and chronic hot water shortages during periods of normal demand. A good first step toward minimizing water heater failure is a regular inspection. Periodically drain about a ¼ of the water out by attaching a garden hose to the water heater drain near the base of the tank, placing the other end of the garden hose outside and releasing the valve. This helps remove some of those deposits that collect and rust out the tank. If you detect any sign of failure, contact a licensed and insured plumber promptly and have the heater replaced. When replacing water heaters, record the installation date on the body of the unit or on a tag attached to the feeder pipe. Storage water heaters have an expected life span between five and ten years. Ways to Minimize Potential Water Damage Install a catch pan under the water heater with a drain connected to a waste line, or other means of channeling water out of the building. This will help in the event of a small leak. Install an automatic shut off valve (ASOV). An ASOV for uses a water sensor linked to a valve mounted to the heater s cold water supply. When the sensor detects water beneath the heater, the valve automatically stops the flow of water to the heater. This device can prevent damage from a slow leak and limit the damage from a tank failure to the contents of the tank. ASOV devices retail for around $100 plus installation. Water alarms are also available from several manufacturers. These devices will not prevent damage but may alert a resident to a leak or failure. The catch: the resident must be there to hear the alarm and respond to the situation.
