2 Company Overview Kid Structures, Inc. (dba Tree Frogs Wooden Swing Set Factory) is a Texas-based manufacturer of American-made wooden play structures. The company opened its first showroom in Houston in Tree Frogs has four locations in the Houston area as well as locations in San Antonio, Fort Worth, and Fairview, TX. Tree Frogs mission is to give families the best quality and safest play sets available. Our play systems are creatively designed to fuel children s imaginations and inspire healthy play. The systems are built from the highest quality lumber available, most of which are constructed from North American Redwood and Western Red Cedar. We offer over fifty different models of swing sets ranging from six hundred ninety nine dollars to over twenty thousand dollars. Tree Frogs takes a very active role in the communities we locate our facilities. We sponsor children s sporting events, donate play systems to Habitat for Humanity and Extreme Home Makeovers, as well as donating play systems to veteran s families who have recently lost their spouse in action serving our country. Most of our patrons are highly successful families that demand an exceptional product and purchasing experience. To that point, all of our locations are well kept and our products are tastefully displayed in the manner this type of consumer demands. Tree Frogs Swing Set Factory Page 1
3 Locations Our locations are always tastefully landscaped and designed for the upscale customer. The display area has a park like feel that is aesthetically pleasing from the road. Tree Frogs Swing Set Factory Page 2
4 Specific Use Permit Tree Frogs is requesting Specific Use Permit to operate it s business at 1445 Main St. The property is currently undeveloped land. Sales Office: We will be building a 1500 sq. ft. of sales office. The office will conform to all existing building codes and ordinances. Outdoor Display: The outdoor display will consist of play systems, basketball goals, and trampolines enclosed by an aesthetically pleasing wrought iron fence. We will be using approximately a 100 ft. x 150 ft. space outside for the display of our play systems. The display area will be landscaped and will be of consistent quality with other businesses and public parks in the City of Keller. We have found that over ½ our retail traffic comes from drive by customers, meaning that they have seen our products from the road. This setup is standard in the business and most all playground equipment dealers have outdoor displays visible from the road. A typical display will have about 12 swing sets, 3-6 basketball goals, and 2 trampolines. The typical height of our products is with most units falling into the 11 category. Outdoor Lighting: Our display and parking lot will use energy efficient LED outdoor lighting that will be dusk to dawn security lighting and that will follow any conditions set forth by the City of Keller. 5 Signage: Signage will conform to all existing building codes and ordinances. Parking: The parking lot will conform to all city codes and ordinances. Hours of Operation: The hours of operation will be Monday through Saturday 9:30am - 6:00pm and Sunday 12:00pm 5:00pm. Site Security: The site will use the existing wrought iron perimeter gate as well as a wrought iron interior gate surrounding the display units. Both gates will be locked at closing time (normally 6:00pm). Our interior display lot fencing will protect children and their parents from traffic from both Main Street as well as our parking lot. Nature of Use and Harmony with Existing Businesses: Although the surrounding businesses are of a more industrial nature, we believe that the sales of children s play equipment is better aligned with the City s desire for more upscale retail shopping in the area. We do not envision the sales of our products to adversely affect any of the surrounding businesses. Activities: The activities requested for the use of the property are retail sales which is a permitted use within the base district. As most of the properties in the City of Keller and surrounding communities are residential we are an excellent use for this property. Our products fill a family friendly need for the demographic in this area by providing safe, high quality, beautiful play structures. As we are a destination location, we draw affluent families from miles around to see our products in person. Our display lots are Park Like in nature and are very attractive.
