2 Q1: What are my voting rights in the condominium association? A1: One vote for each apartment owned. Q2: What restrictions exist in the condominium documents concerning my right to use my unit? A2: At least one occupant shall be 55 (fifty five) years of age or older. Persons under age 18 (eighteen) are not permitted to live as permanent residents and may be visitors for a total of 90 (ninety) days in any calendar year. No one under the age of 55 (fifty five) may occupy a unit in the absence of the owners. Other restrictions are delineated in the documents of The Riverview Association, Inc.. Q3: What restrictions exist in the condominium documents concerning the leasing of my unit? A3: All Regulations apply to lessees. Condos may not be leased for less than 3 (three) months or more than 2 (two) lease periods in 1 (one) calendar year. Lessees are required to appear in person at the Orientation Meeting with appropriate forms completed and will require approval by the Orientation Committee. Q4: How much per unit are the general assessments for the operating budget and when are they due? A4: The quarterly operating fee for a two bedroom/two bath condo is payable the first day of January, April, July and October. Larger or smaller units will vary proportionately, and the fees can fluctuate from year to year The exact amount can be obtained from a Board member or a member of the Orientation Committee. Q5: Are there any special assessments for the funding of reserve accounts for capital expenditures? A5: Yes, here is an annual special assessment for the funding of capital reserves for painting, re-roofing, elevator replacement and paving maintenance. This assessment is payable in 4 equal amounts with your Quarterly Maintenance Fees or a one time yearly payment on the 1stof April each year. The special assessment amount could fluctuate from year to year. The exact amount can be obtained from a Board member or a member of the Orientation Committee.. Q6: Do I have to be a member of any other association (other than The Riverview Association, Inc.) in order to live at The Riverview Condominium? A6: No Page # 2 of 5

3 Q7: Am I required to pay rent or land use fees for recreational or other commonly used areas? A7: No Q8: Is the condominium association involved in any court cases in which it may face liability in excess of $100, (one hundred thousand dollars)? A8: No Q9: Are there any vehicle restrictions for the parking lot? A9: Yes, they are defined in detail in the documents of the Riverview Association, Inc. Q10: What do I do if the elevator is not working? A10: If you are not in the elevator, contact a Board Member. Once a Board Member is aware of the situation he/she will contact Otis Elevator Company. Do not call any other elevator company. The Riverview Condominium has a contract with Otis Elevator and they will service and remedy the situation. If you are trapped in the elevator, use the emergency phone to call for help. Q11: What do I do when you hear a fire alarm in the hallway? A11: The fire alarm is monitored 24 hours a day, 365 days a year by an outside company. The Bradenton Fire Department will be dispatched to The Riverview Condominium immediately by the outside company. They know what to do without any resident assistance. If you hear the alarm, you should take the stairs and evacuate the building immediately. Do not use the elevator to evacuate the building. Q12: What do I do if someone is seriously injured or ill? A12: Call 911 immediately for emergency help. Once you have contacted Emergency help then if you so desire, contact a Board Member. Q13: What do I do if there is a hurricane/flood warning? A13: The Riverview Board recommends you obtain a copy of a published hurricane prepare and awareness booklet for your reference during the hurricane season. It is very beneficial and informative to assist preparing you and your home for a hurricane. Page # 3 of 5

4 The Riverview Board requests, in this situation, to be notified if you are staying and weathering the storm in your unit or if you plan to evacuate the building. In either case there are some things you as an owner need to do prior to leaving your unit or prior to the storm arriving. All items must be removed from your balcony. In a 100+ MPH wind anything not anchored to the slab will become a projectile. Make sure all windows and doors are securely closed and fastened. In case a hurricane warning is issued for the Bradenton area, all the hurricane shutters at ground level will be deployed in the front and back of the building. Front building entrance access will not be available during this time. The elevator will be turned off and secured at a higher level in case of flooding of the lower level of the building. If you have decided to stay in your unit and during the storm your unit is damaged resulting in exposure to excessive water and wind, it is recommended you move to the stairwell for shelter. You should stay until the worse of the storm has passed. Q14: What do I do if I have a problem in my unit (water, cable, telephone, electrical or fire)? A14: If you should have a situation with your water, cable, telephone,electric, etc such as these you need to call your repair or service provider to resolve the issue. It is highly recommended that you have a fire extinguisher in your apartment for emergency situation. If you cannot extinguish the fire immediately, you should go to the hallway and pull the fire alarm. Fire alarms are located in 3 areas, one by the elevator and one at each end of the hallway by the stairwell doors on each floor. There is a fire extinguisher located by the elevator on each floor except for the first floor. On the first floor there are 2 fire extinguishers. One is located at each back door entrance. In case a fire is out of control, after pulling the fire alarm, you should evacuate your unit and the building until the fire department has determined it is safe to return. Q15: What if I am locked out of my unit? A15: Contact a Board Member and they can get you into your apartment. If you cannot contact a Board Member you will need to call a locksmith. It is also advised that if you have a trusted friend or relative living at The Riverview, give them a spare key in case of this situation. Q16: What if my car is burglarized or stolen from the premises? Page # 4 of 5

5 A16: Call the Bradenton Police Department and report the situation. After you have notified the Bradenton Police Department,then, if you so desire, contact a Board Member. Q17: What if someone is parking in my parking space? A17: How to handle this situation is left to your own discretion. You can either leave a note on the vehicle or wait and talk to the person parking in your space. The Bradenton Police Department will not take any action on this particular situation since it is on private property. Board Members also do not have special authority in such situations. Q18: What if I see a suspicious person in the building or on the grounds? A18: Call 911 or the Bradenton Police Department and report the situation. After notifying the Police Department,then, if you so desire, contact a Board Member. Page # 5 of 5
