2 Our client s needs and desires for a Green craftsman style home was to create a safe and healthy living environment and lifestyle for their family. Beautiful covered front porch with seating areas A universal design room Natural lighting Conservation of landscape, minimizing land disturbance Energy Efficiency throughout the house Selected Materials Indoor Air Quality Plumbing and water conservation Recycled materials and efficiency use of space When it comes to designing a green home you need to carefully think about the approach of design, the accessibility, aesthetics, cost effectiveness, functionality, productivity and health, and safety/security. These green attributes were important to our clients as much as it was important to our team to integrate these green initiatives for everyone in the family to live in a safe and healthy living environment. With the construction of this home, it was a difficult obstacle to stay within the county guidelines without going over the 2500 sq. ft. disturbed soil requirement, 36% nonpermeable roof and asphalt, and the rest had to be grass and permeable for the rain to flow through. Our team made sure that we met the limit for land disturbance, which resulted in 2475 sq. ft. used of the disturbed soil limit, and also made sure that we stayed inside the boundaries of the land. 3 For landscape conversation we used straw bale and silt fencing in areas that had steep slopes or areas of concentrated runoff flow. Protected on-site storm sewer inlets with straw bales and silt fencing, saved and reused all site topsoil, trees and natural features on site were protected during construction, we chipped and reused site-cleared wood and brush as mulch. In the outdoor area of this home, the clients have the ability to plant a food garden and we provided them with information on how to minimize fertilizer and pesticide use. One of the green initiatives that our client desired was to have a large porch at the front rear of the house creating a sunny, wind sheltered outdoor space and also provided shade. In the backyard, the client wanted to preserve the Maple Tree so there was no foundation built to the rear of the house. This preserved the roots of the existing tree which faces due south, blocks the sun and provide shade to the house. And we also found an innovative way to expand the foot print of the house in order to preserve the tree roots. For the exterior of the house we reused the bricks from the two upper walls that remained from the existing house. For the structural frame we provided weather protection for stored materials. Large dimensions of solid lumber on the floor or roof were not used. Engineered wood trusses for the floors and roof, engineered lumber products for beams and headers were used. The house was built on 3 9 foundation walls and we reused foundation forms such as metal to reduce waste. 5 Energy efficient was another green initiative that was essential to the design and construction of our clients green home. Our construction team made sure that the top and bottom plates, corners and between cavities were carefully sealed so that there is proper insulation throughout the house. Spray foam was used in the entire house which is another energy efficient quality of the home. Spray foam insulation helps lower monthly utility bills, keep pests and moisture out of the home, seals difficult gaps for continuous insulation, dampens noise for a quieter home, and prevents drafts by sealing up gaps. Spray foamed to keep floors over the basement and crawlspace insulated, rim joists, attic area, filled sidewalls with insulation, all penetrations to the exterior are sealed both inside and outside, sealed all gaps between can lights and exhaust fans. This provided a much greater home comfort for the family. There are no metal frame windows used in the house. All ductwork in the space and all the ductwork joints were insulated and sealed with aluminum tape. New HVAC were also fully ducted. The house has one fireplace which is located in the dining room area which provides natural heat throughout the house during cold season.

One sun tunnel goes all the way from the roof deck through the second floor to the first floor which was uniquely designed. Above: Solar Tunnels Exterior lighting on the front porch, driveways, and walkways provided outdoor ambiance and also gives a sense of safety for the family and visitors who are coming in and out of the house.
7 Front and Rear View Plan Our clients did not want a cookie cutter exterior which challenged our design team to come up with different types of materials, styles, contours and textures. The craftsman style house has numerous features: insets and reveals that created depth from horizontal and vertical siding different trim board dimensions hips and gables wrap around porch giving the exterior of the house a custom feel

The exterior detail is unique in its use of composite trim and fiber cement board siding, self adhering rubber flashing installed around all windows and integrated with drainage place, exterior foundation walls insulated, existing painted brick and new stone collectively created the exterior package. The interior and exterior consists of ceiling trim package in all the rooms, room trim in each room and multi layer door trim, wainscoting, and individual selections for each bathroom gives this home a unique custom feel. No vinyl finish flooring was used.
9 In the design process, there was a need sheet that outlined each item in order to make sure it was accomplished. Intrigue detail thinking went into the design of each room, interior trim, exterior design, and the overall new floor plan in order for it to function well while achieving the client s needs. Including in the design detail was the consideration of traffic flow. Visitors are greeted at the large open foyer area and takes you towards the custom-built stairway to the second floor. On the main floor, you have the home office that is also a universal design element for an in-law suite for the client s parents. It has its own entrance from the front porch area as well as from inside the house. The home office has its own convenient access to the first floor full bathroom with walk-in shower. 2 Before Photos (above): Existing Front Entrance and Hallways In the foyer a simple yet elegant light fixture enhance the turret with windows which allowed maximum natural light. The natural color of the floors, white walls, and grey tone of the staircase brings an inviting tone to the home. As you walk down the hallway towards the kitchen and dining, you can see the detailed craftsmanship of the beautiful trim work on the doors and windows, all the wood caps and built trim were consistent throughout the house, and trim header in the upstairs room was built so that the trim does not run into each other.
10 Above: Turret/Rail/Stair Detail Evidence of Superior Craftsmanship: -The beautiful wide staircase, the railing and balusters were hand crafted by our team. And around the staircase, wainscoting panels and stiles give an eye-pleasing design element. -The spacing of hallways and stairs were enlarged to make sure that traffic flow from one area to another was adequate. Our clients preferred carpet on the stair case for non-slip purposes and for safety of children, guests, and aging parents. Obstacles that were overcome: there were some structural items that needed to be overcame. Mainly the obstacles were load points that were coming down to the existing structure that needed to be loaded, traced and accounted for. They were landing on either masonry walls or steel high beams or new load points.
11 Above: Turret/Foyer Detail Natural light was a must for the clients. Perimeter windows were installed throughout the home. Also installed ENERGY STAR qualified light fixtures, five compact fluorescent light bulbs, installed light dimmers, timers and motion detectors. There is also a skylight on the roof of the second floor that pours natural light through the second floor hallway. Indoor air quality is also important for the family. All the ductwork joints were sealed with water based, low VOC mastic. Installed automatic tub/shower room fan control timers, whole dehumidification system was installed as well, we used non-toxic cleaners, installed CO detectors, and conducted radon testing.
12 2 Before Photos (above): Existing Fireplace/Living Room Dining Room Fireplace Plan The existing living room/fireplace was transformed in to the formal dining room where a beautiful custom design/built dining table that seats 14 people is situated. The detailed craftsmanship on the window trims, the trey ceiling with decorative diagonal wood panels, and the floating shelves on the fireplace wall that displays hand-crafted ceramic art pieces and paintings that our clients made are evident in this room. The rustic/industrial light fixture over the dining table outlines the shape of the table, and this type of light bulb light fixture is seen throughout the house foyer, staircase, dining room, and Master Bedroom.
13 Keeping in mind the flow of the new floor plan of this house, to the right of the formal dining room is an exquisite gourmet kitchen. It s an open concept kitchen and great room floor plan that was also carefully thought-through. In the early stages of design a sink and dishwasher was in the island but that was eliminated and moved to the perimeter to have one clean prep area. There was still a prep and landing space on either side of the sink and stove, and having the large sit-in island and its counter space suits the commercial size refrigerator s needs. In front of the large refrigerator is the main cooking area which is not the main traffic flow but it is a private area with wide space for people to walk around. On the kitchen island the microwave, concealed trash/recycling bin were installed to alleviate clutter. Official ambient light comes from the different sconce fixtures, recess lights on the ceiling throughout the house, lighting above the cabinets and under cabinet lighting. 14 For plumbing and water conservation throughout the house, we installed low flow aerators for the kitchen faucet and all bathroom faucets. This saves the client money and reduces water waste. Efficient use of space: This craftsman-style home was designed for flexibility to allow for changing uses in the future such as the study room that can be transformed into an in-law suite. Our clients beautiful home utilizes incremental design techniques that has the ability to expand to meet future growing needs for this family, such as room layouts. 15 Below Photo: Custom Range Hood Elevation In order to showcase the jammed crafted range hood above the stove, open shelving with the same wood tones were added to blend the two areas. Also another beautiful design element that stands out in the kitchen are the dark wood pylons on the trey ceiling and the recess lighting along the perimeter. All the soft warm colors, textures, contrast of colors and design elements, line and continuity from floor to ceiling, from design and selections are evident throughout this craftsman-style home.
16 Innovative uses were evident in this exquisite craftsman style home. It was important to our client not to have shoe molding, so when it came down to laying out the floors, the floors and the base trim needed to be put down and protected. No shoes were used, and it still have the appropriate gap at the bottom for expansion. Before Photo (above): Existing Kitchen Cabinets, Stove & Fridge
17 The clients wanted a commercial sized refrigerator which had plenty of space to store large party platters. To the left side of the fridge there is a small drink bar counterspace equipped with a small ice machine/fridge below. A dark wood stained sliding barn door takes you to the walk-in pantry and mudroom, then into the garage. By the sink and dishwasher area, there is a nice window trim design that overlooks to the side yard of the house. The open hand-crafted wooden shelves held by iron pipes displays the homemade ceramic bowls and plates made by our clients. Before Photo (above): Existing Kitchen Sink, Countertop, and Dishwasher
18 2 Before Photos (above): Former Living Room area leading to Dining Room area The kitchen flows into the great room and has an AV closet by the television to keep all cables and any other AV items in one accessible location. It minimizes obstruction of cables lying around the floor, and it remains out of site from the client s two small and active children who can easily get into everything. Having an AV closet keeps things out of reach and keeps the children safe. There is also a separate play area for the kids nearby the kitchen/great room so that the parents can easily work/dine in the kitchen or relax in the great room while being in site of their kids. 19 The mudroom and walk-in pantry were must-haves for the clients. It was conveniently constructed between the garage and the kitchen/great room. Two small children who gets their hands into anything, the clients did not want guests walking around inside the house with their shoes. Having a central place like the mudroom to remove shoes helped with that concern. And the mudroom also serves as the area to unload items from garage to kitchen, and additional storage to hang jackets and other miscellaneous items. All items are kept organized in each shelf, shoes placed on the bottom and out of sight. The pantry was used for additional storage of food items and equipment, which alleviated the main gourmet kitchen counter, cabinets and drawers to be clutter-free. Non-perishable items are stored away in the pantry, freeing the upper cabinets from the main kitchen to store more plate ware, glassware, decorative serving dishes, drinking glasses, etc. The pantry also has a small sink and prep area. The shelves and cabinets are all hand-crafted and the herring bone flooring makes this room a beautiful craftsman-style work!

21 The craftsman-style master suite brings harmonizing simplistic design and elegance with repeated features detailed window and trim bringing natural light in the room, dark wood panels in the tray ceiling, recess lighting along the tray ceiling perimeter, and another repurposes chandelier made out of an old rustic spinning wheel with attached strings of lightbulbs. The client wanted a master suite that only had one main door and no other doors separating the bedroom, bathroom, and closet. Before Photo (left): Existing Master Bedroom
22 The master bathroom is truly an exquisite retreat. With no doors to the bathroom, you see this massive floor to ceiling shower glass divide. It was an uncommon installation due to its size but our clients loved this open concept style in their master suite. And it is not a complete master bathroom retreat without a soak-in tub to relax in. The blue color wall in this bathroom blends really well with the cream colored shower tiles, floor tiles, and light wood cabinets below the sink. You will notice again the detailed window and closet door trims, and the small tray ceiling holding a beautiful chandelier.
23 An organized his and her master closet was essential for our clients. The shelves along the perimeter and the drawers on the center were custombuilt. The wood flooring blends with the white cabinets and shelves, and it is also a repeated design from the wood ceiling in the master bedroom. As you can see from the reflection of the mirror there is no door to the master closet.
24 Before Photo (above): Existing Tiled Bathroom This is the main floor guest bathroom with walk-in shower. This bathroom can also be accessed from the home office/in-law suite. It is the only room in the house that does not receive natural light. It is also spacious with floor to ceiling shower tiles, and large glass door. 25 Before Photo (right): Existing Tiled Bathroom This Jack-n-Jill Bathroom for the two children also shows evidence of craftsmanship. Above the mirror is a small rectangle shaped window. We constructed detailed trims around the window and placed the mirror on the wall below where the window ends. The same detailed trim is repeated on the two door entrances. The pink wall color and the dark colored wooden cabinets gives warmth to this kids bathroom. The bathtub also has niches for storing shampoo and conditioner, and bath tiles made to look like wood blends with the other colors in the bathroom.

The soft canary yellow color blends well with the marble vanity sink and olive green colored cabinet doors and drawers, as well as the bath tiles made to look like wood.
