1 Welcome In 1999, metro Atlanta s urban sprawl threatened our family farm which served as a retreat from the city where we could raise our family in nature on the edge of Atlanta and near the advantages of an urban center. Not wanting to leave the place we named Serenbe and loved as our family home, we began our search for a model of balanced growth where land can both return a dividend and be preserved. Using the country side of England and the advice of environmental leaders assembled by Ray C. Anderson of Interface, we decided to act. Neighborhood discussions led to the creation of the 40,0000 Chattahoochee Hill Country overlay and the development of Serenbe, the community. We are delighted that our effort to save our own backyard has resulted in a model with various components that can be applied in urban, suburban or greenfield developments. We are pleased to share lessons learned over the past decade of exploring and testing balanced growth and environmental concepts. During our days together at Serenbe, we look forward to active discussions prompted by what you see and experience as we move about the community and you hear from various leaders who helped us bring Serenbe to the reality you will experience over the next few days. 3 About Nygren Placemaking Nygren Placemaking was created to assist developers, community builders, and dreamers to turn their ideas into reality. We bring people together to learn and explore ideas about their land and learn about the many options for environmental and profitable development. We examine new ways of thinking and planning for the future. We investigate the silos of policy and perceptions that limit our thinking. We share valuable lessons about the environment, technology, community building and sustainable and green field development. Serenbe exemplifies a community where people authentically live, work, learn and play in celebration of life s beauty. Serenbe is a place where connections between people, nature and the arts are nourished.

9 URBAN RURAL Building Serenbe
10 Speakers Matthew Clayton is a 4th generation vegetable farmer, originally from Madison, WI. He has been a certified arborist in MT, a farm owner in the Organic Valley of Wisconsin, an orchard manager, and a manager of a small organic farm of his own in Chattahoochee Hills and now manages Serenbe Farms with his wife Kali. They also have two small children Ruby and Rhett. Brian Clowdus Brian Clowdus is an actor, educator, director, producer and the Founder and Executive/Artistic Director of Serenbe Playhouse and Brian Clowdus Experiences. Brian holds a BA in Theatre & Dance from Amherst College and an MFA in Theatre from The University of South Carolina. Nygren Placemaking
11 Chad Epple, PE is Vice-President and a founding principal of Southeastern Engineering (SEI). He has over 25 years of professional design experience including civil site, pedestrian/bike facilities, infrastructure and green infrastructure design and permitting. Mr. Epple works to ensure that all of SEI s designs balance function with aesthetics to work within the natural environment. Kali Foley is a former Doctoral Candidate with a Bachelors in Neuroscience, and an obsession with organic food and the organic philosophy. She has been farming side by side with her husband Matt for the past 5 years, and loves the creative aspect of designing a farm plan each year. Kali is the Operations Manager, CSA Manager and Tour Guide when she is not in the field. Kali and Matt also have two small children Ruby and Rhett. Building Serenbe
12 Speakers Brandon Hinman is Executive Director of AIR Serenbe, the artist in residence program at Serenbe. He is the creator of Pointer Studio, an artist residency housed in a Tennessee denim factory, and Wink Supper, a roving dinner series started in Boston. He is a native of Carrollton, Georgia and a graduate of Furman University. Steve Hurwitz is the Founder of Marketing Acceleration, Inc. A business development and marketing consultancy headquartered at Serenbe. He is currently working with the Thermal Technology Division of Robert Bosch North America, which includes geothermal heat pumps, new sustainable technologies, and product development. Since 2007, Steve and his wife Elaine have made their home in the Serenbe Community. Building Serenbe
13 Mia Kyricos is president of Kyricos & Associates LLC, a strategic advisory firm dedicated to wellness, hospitality, tourism and lifestyle companies with a specialty in brand strategy. She has helped to develop, operate, and market wellness-related brands and facilities across 100+ countries, including Spafinder Wellness, Inc., Canyon Ranch Health Resorts, EXOS and Starwood Hotels & Resorts Worldwide. She is an Advisory Board Member for the Global Wellness Summit and the University of California Irvine, and Chairs the Wellness Communities Initiative for the Global Wellness Institute that she helped to found. Michelle Macauley is the Deputy Director of Planning and Development with the Fulton County Department of Planning and Community Services. In this role, Michelle oversees the day to day operation of the planning, zoning, permitting and inspection functions for Unincorporated South Fulton County. Nygren Placemaking
14 Speakers Garnie Nygren is Director of Operations of Serenbe. In that role she is responsible for daily operations of Serenbe Hospitality entities and Serenbe Real Estate. Garnie graduated from the Cornell School of Hotel Administration in Steve Nygren is the developer/ co-founder of Serenbe and the founder of Nygren Placemaking. He is also the founder of the Peasant Restaurants. Steve currently serves on multiple national boards dealing with children, agriculture and environmental issues including The Ray C. Anderson Foundation, Children & Nature Network, Chattahoochee Now, The Biophilic Institute and Wholesome Wave. Nygren Placemaking
15 Monica Olsen is a marketing executive with over 20 years of experience working with Fortune 500 to boutique brands, advertising agencies and Silicon Valley start-ups. She has extensive brand and client work with a deep agency background. She currently leads marketing for Serenbe. She lives in the Serenbe community with her husband and two young boys. Robert H. Pulliam is a founding principal of Rhinehart Pulliam & Company. Deeply invested in New Urbanism, he has designed towns and urban experiences across the country, in many cases designing both the buildings and their settings. He holds a Bachelor of Fine Arts degree from the University of Georgia and a Master of Architecture degree from Georgia Tech. Building Serenbe
16 Speakers Edwin Rhinehart, AIA, is a founding principal of Rhinehart Pulliam & Company. A graduate of the University of Tennessee, he has 30 years of experience in designing both residential and commercial structures. Eddy s diverse interests in building types and styles are apparent in how he practices the art of placemaking. Eddy is a registered architect and a member of the American Institute of Architects. Alice Rolls is the Executive Director of Georgia Organics, a nonprofit working to connect organic food from Georgia farms to Georgia families. Prior to this position, Alice was Executive Director of Earth Share of Georgia and also worked for The Nature Conservancy. She is a 1987 graduate of the University of Virginia with a degree in biology and environmental sciences. Nygren Placemaking
17 Phill Tabb is a Professor of Architecture at Texas A&M. He is the master plan architect for Serenbe. His publications include Solar Energy Planning published by McGraw-Hill, The Greening of Architecture: A Critical History and Survey of Contemporary Sustainable Architecture and Urban Design, Serene Urbanism: A Biophilic Theory and Practice of Sustainable Placemaking and Co-edited Architecture, Culture and Spirituality published by Ashgate. Tabb teaches studio design, thetheory of placemaking, and he is a practicing urban designer and licensed architect. Joseph Waybright is the Vice President of Sales for Hannah Energy. Hannah Energy is a division of Hannah Solar that provides solar, energy storage, electric vehicle charging, and backup home generators for residential and light commercial customers. Joseph studied Landscape Architecture at the University of Georgia and proceeded to transition his environmental stewardship into the renewable energy industry. In his spare time, he enjoys gardening, sports, fishing and spending time with his wife Maggie and twoyear-old daughter Ella. Building Serenbe
