3 MAIN BUSINESS MAIN BUSINESS 4 5 COMMERCIAL PROPERTY DEVELOPMENT IN SOUTH AFRICA HISTORY Since our founding in 1989, we have established ourselves as a company with a strong entrepreneurial and independent spirit which we owe to the ethos of private ownership and a hands-on approach from shareholders and staff. After making great strides in commercial development, we expanded the scope of our business to include residential development with Sable Homes, commercial building management carried out by Abreal, and filling station development and management via Oilgro. Our expansion into the many and varied spheres of property development gives us a 360 degree insight into the dynamic and evolving property industry. 4 MAIN BUSINESS MAIN BUSINESS 6 7 GROUP OF COMPANIES PROPERTY FUNDS P D Pivotal Property Fund is an internally managed property investment and development company, listed on JSE main board, with an A-grade portfolio of completed, income producing properties and developments. Pivotal focuses on creating sustainable value for investors by achieving above average growth in the capital value of its portfolio. Property Funds The company s strategic partnerships and joint ventures with Abland will ensure a continued pipeline of high quality, value added development opportunities that meet the company s investment criteria. Property A mutually beneficial relationship exists between Abland and Pivotal, with Abland s developments forming an asset pipeline for the fund. Pivotal in turn creates further development opportunities for Abland, whilst delivering consistent growth. Private Equity Investment Pivotal Property Fund s steadily growing market value allows investors to participate directly in the capital growth of a professionally managed portfolio. The fund focuses solely on A-grade properties in the retail, commercial and industrial sectors. P D POD Property Fund is an unlisted property fund with a focus on high-end, premium developments with values below ±R200 million. Social Investment As Abland produces developments below the R200 million value mark, POD will be the ideal place to house these properties in order to create optimum value growth for investors. Since it is not a strategic imperative of many of POD s development partners to hold assets for the long term, POD creates a convenient exit mechanism for development partners and shareholders. POD is built on the knowledge gained from assembling Pivotal and resulted in the creation of a tailor-made fund that will serve POD s partners and investors well, both in terms of their business requirements and the preservation of asset value. In order to take full advantage of the opportunities offered north of South Africa s borders, Abland established Abland Africa which is responsible for sourcing and undertaking work in a variety of countries on the African continent. Abland Africa is open to viable opportunities across the continent, but for the moment has concentrated its efforts on Tanzania, Kenya, Uganda, Nigeria, Mozambique and Namibia. As the company gains more traction in these markets and develops its understanding of others, it will actively pursue property development opportunities in other countries. Abland has also established the Mara Diversified Property Fund a property fund set up specifically as a holding vehicle for assets developed by Abland Africa.

Over the years we have supported a variety of different organisations and projects such as HIV/Aids clinics, animal shelters as well as a number of schools in under privileged areas. We have recently expanded our Corporate Social Investment (CSI) initiatives by purchasing a property near Diepsloot which will be used to develop homes for Aids orphans, an HIV/ Aids clinic, a crèche, schools and training facilities. This Abcon Group Foundation Precinct will create meaningful opportunities for us to have a positive impact in our local community. Abland presently has many urban precincts under development around the country. The design of the majority of these precincts is based on the principles of mixed-use, walkable and well-connected neighbourhoods that are coherently planned. They are strongly driven by the importance of creating a sense of place, which is formed by the uniqueness of each location and the careful planning of public and private domains. Galleria, Rosebank Mixed use precincts allow for the urban densification which is now a planning imperative in South Africa s urban areas, but create 24-hour environments in which a variety of uses co-exist.
