Kevin is an Executive Member of the Association of Consulting Engineers of Ireland since 2004, Honorary Secretary and the Convenor of the Joint Association of Consulting Engineers of Ireland / Institute of Engineers of Ireland Health & Safety Committee and one of the founding members of Pivotal International. He has extensive experience in the planning design, procurement, cost control and implementation of large-scale civil and structural engineering projects. He has also been responsible for the planning, design and supervision of construction of a variety of business parks and airport developments including numerous pharmaceutical, Health care and Manufacturing facilities for Multi National clients. Ian Fewer Managing Director BSc. Arch. BA Arch (Hons) MRIAI, MRIBA Ian Fewer is one of the founding directors of Pivotal International and is chartered member of both the British & Irish Royal institute of the architects. Ian is passionate about design and the built environment and his position as Managing Director allows him to instill his energy for design and innovation within Pivotal International. Ian has extensive International business experience in the construction sector and has worked on projects in the UK, Ireland, Poland, Spain, UAE and Saudi Arabia. Ian s knowledge and personal skills has assisted many different clients to achieve their goals and visions in the built environment. His approach to business is focused around problem solving and client satisfaction. Paul Ryan Director of Economic Development IMPA, DipPM, BBS, DipSBM Paul is a result orientated international Business Development and Foreign Direct Investment Executive with a significant track record of FDI and Indigenous investment delivery. His experience includes all aspects of Tourism and Foreign Direct Investment marketing and management, including 4 years in the United States representing both Shannon Development and IDA Ireland. In addition Paul has led project teams to develop new capital projects including turnkey call centres, technology parks and E-Towns, Ireland s first Live/Work Development as well as developing marketing strategies and implementing marketing and sales programmes around the world. Paul has extensive experience in working in private and public sector overseas project in the Middle-East, Africa, and Central and Eastern Europe. Jim Holmes Chief financial Officer BSc. Arch. BA Arch (Hons) MRIAI, MRIBA Jim Holmes has accumulated over 30 years experience in the fields of accounting, financial and general administration. In 2008 he joined Pivotal as company accountant and was subsequently appointed Chief Financial Officer and Company Secretary. As Chief Financial Officer, Jim leads Pivotal finance, human resource management and overall treasury actions. Prior to joining Pivotal Jim trained and qualified as a Chartered Accountant. He has worked in finance and administration at middle and senior management levels for a diverse range of organizations including utility services provision and retail distribution. Jim successfully guided the due diligence of a takeover by a multinational company of an indigenous Irish import and distribution company. Jim holds a diploma in Legal Studies from the Dublin Institute of Technology. He is also a member of the Association of Chartered Certified Accountants. Niall Harrington Director of Architecture BSc Arch (Hons), BSc Arch Tech (Hons) Niall is the Regional Director for Architecture for Pivotal International with over 25 years experience in Architecture & Urban Design and has worked in UK, Ireland, Poland and USA. After studying architecture in Waterford and Oxford University, Niall worked with Chapman Taylor Architects in London where he gained experience on large-scale retail and commercial projects. Niall has vast expertise and knowledge in large retail, healthcare and mixed-use developments and specializes in master planning and urban design. Niall is a team motivator with exception skills in bringing public and private sectors together, understanding and developing client briefs Tony Power Director of Architecture Dip Arch Tech Tony Power graduated from WIT and joined the practice in June He is part of the Senior Management Team of Pivotal International and has direct responsibility for Operations, Resource Planning and Implementation of projects, both domestic and international, from inception to handover. As Director of architecture he is responsible for overall Project Coordination and Project Management, Staff assignments and follow-through to completion. Apart from his direct responsibility for many of the major projects in the office, Tony s role as Director involves interaction with all of the office teams, sub consultants and others providing valuable technical support and a quality control function on individual projects. He has worked on all the various building types in the office s portfolio including industrial, healthcare, pharmaceutical, educational, leisure, commercial and residential projects from inception to completion. He also has extensive site and project management experience and adopts a hands-on approach to all projects. Ailis Strang Director of Planning BA (Hons) MSC (Agr) Erm Ailis graduated with a First Class Honours in Bachelor of Arts, Geography and Sociology from Maynooth University and subsequently completed a Masters in Land Planning and Environmental Resource Management at UCD where she graduated with First Class Honors. In 2004, Ailís formed her own company Acorn Town Planning Ltd to specialize in planning and environmental consultancy. The company quickly established itself as a leading consultancy in the southeast of Ireland and in May 2007, Ailís merged her practice with Pivotal International. Ailís management skills have proved particularly valuable in guiding projects through the intricate planning system in Ireland. She has extensive knowledge of UK & Irish planning law and system in addition to all environmental guidelines and regulations. In addition, her training and experience in the commercial realm has given her acute ability in land planning and site appraisal thereby ensuring the smooth transition of projects through all stages Daniel Ring Director of MEP BEng (Hons) C.Eng, M.I.E.I. After graduating in 1988, Daniel spent 5 years working in London before bringing his experience back to Ireland and joining Noel Lawler Consulting Engineers in He has gained extensive knowledge in design of building services & project management in all service categories including Education, Commercial, Industrial, Health & Pharmaceutical. He has also wide ranging international experience on projects working in Ethiopia, Sudan and Saudi Arabia in Project Management and Engineering Roles. In addition to securing and delivering traditional MEP projects Daniel has a keen interest in passive design and energy services for Clients. He also carries out Forensic Investigations and Expert Witness work for the Insurance and Legal Sectors.

6 10 Management Team Biographies Management Team 11 Jonathan Culleton Director of MEP Dip Eng(MechE), AMIEI A mechanical engineering graduate of Carlow I.T., Jonathan has worked with the practice since graduating in 1994, with most of his attention being focused on fast track projects in the Commercial and Retail sectors.he has also been involved in all of our Prison and Detention projects, having recently completed the new extension / wing to Portlaoise Prison. Jonathan is responsible for the implementation of the ISO 9000 Quality Management System and is dedicated to keeping the fundamentals of this system in place on each project. Jason Smith Regional Director of MEP BSc, CEng, MIMechE, MCIBSE, Eur Ing Jason is a Regional Director of Pivotal International and has over 27 years experience combined in the roles of Design Engineer, Project Engineer and Project Director for projects both in Ireland and also overseas. He has an extensive portfolio ranging from projects within the Commercial / Industrial, Hotel / Leisure and also Health sectors. Jason started his career with the PSA (Property Services Agency) in the U.K, where he carried out a diverse range of projects in this 8 year period. He was one of the youngest engineers in the PSA to achieve Senior Engineer Grade, he brings a unique technical depth and experience to our management team. Jason has provided engineering solutions and project management to overseas military presence in Belize, Ascension and Falkland Islands and Gibraltar. Brian Lahiff Director of Civil & Structure Engineering BE, PGradDip., PGradDip, CEng, MIEI Brian Lahiff, a Chartered Engineer, completed a Postgraduate Diploma in Health and Safety in Construction from Trinity College Dublin in 2008 with distinction. He has also gained a Postgraduate Diploma in Project Management from Trinity College Dublin in 2010, again with distinction. number of infrastructural and development projects. He specialises in the assembly and management of cohesive international multi-disciplinary teams around the world for the successful delivery of both design and supervision projects. Caimin is skilled in both national and international conditions of contract, specifications and methods of measurement. Caimin works closely with some of the largest International agencies including the World Bank, The European Union, and the United Nations Industrial Development Organisation among others. Caimin is experienced in the procedures and requirements of such international institutions and is responsible for Pivotal technical and financial submissions to these bodies. Denis Carron Director of Quantity Surveying FRICS FSCSI MA Denis jointly established Pivotal having previously held a role as Director within a multidiscipline public limited company operating in Ireland. Denis has in excess of fifteen years professional experience within consultancy practices within Ireland and Australia. Denis is a Chartered Quantity Surveyor and a Fellow of both the Society of Chartered Surveyors Ireland and Royal Institute of Chartered Surveyors. He has a mix of Public and Private sector experience and is currently working for Clients such as the Office of Public Works, Department of Education & Skills, Dublin City Council, Property Management Providers, Medical Groups and Social Housing Providers. Denis has a keen interest in sustainable development and is currently overseeing the financial management of the delivery of the first two passive schools in Ireland. Marion Walsh Director of Project Management BSc Const Mgt Prior to joining Pivotal International, Marian was a director of White Young Green Ltd, where she held the role of department head for Project Management, Building Surveying and Health & Safety within the firm. Management Team Brian is particularly conversant with the current Health & Safety Legislation, including the most recent Safety Health & Welfare at Work (Construction) Regulations Brian has acted as project supervisor design process (PSDP) on numerous healthcare, residential, industrial and educational projects of various sizes and complexity. Brian is responsible for the day to day management of all of our PSDP projects. He has provided numerous training courses to clients and designers on their duties contained in the Safety, Health and Welfare at (Work) Construction. Brain works closely with our clients to ensure their compliance at all times with the Construction Regulations. He presented to the IOSH Healthcare Conference in October 2011 on the subject of Maintenance Management Systems. Marian and has over seventeen years of experience in the development and construction industry.her principal skills lie in the areas of project management, project funding, cost engineering, project programming, sub-contracts management and construction management. Marian s experience extends to commercial/retail development, residential, office, Life Sciences production facilities and laboratory projects. Marian has worked in UK, Ireland, France, Spain, Puerto Rico and USA overcoming various different cultural and language barriers to achieve excellent project results. Marian has extensive experience in the use of Primavera planning software and the risk management tools of monte carlo, Pert Master Risk. Caimin is a Chartered Engineer, a Fellow of Engineer s Ireland and a Registered Consulting Engineer. He has extensive experience as project manager and director involved in the master planning, design and implementation of large civil and structural engineering projects including industrial, technological, business and retail parks, free zones, site infrastructure and both institutional and commercial buildings. He is also experienced in the preparation of pre-investment, feasibility studies and master plans for urban and rural infrastructure. Our client s vision is to convert this 2.5 million sq.m of agricultural land into a new vibrant suburb of Warsaw City. The master plan is designed to cater for over 50,000 people and to address many concerns such as the quality of the environment, the efficiency of the infrastructure network, the growth of employment and affordable housing in Warsaw. The development seeks to attract potential residents away from traffic congested areas within the city and create desirable and affordable neighbourhoods for residents to live, work and relax. KAEC plans provide for a sea port, industrial valley, educational zone, central business district with commercial, mixed-use, retail outlets and financial island, resorts and residential area. The master plan provides for the development of 168 million m2 of land on a new site on the Red Sea about 120km North of Jeddah. The Bonded Re-export Zone (BRZ) is a designated securely controlled area, within the Customs territory of KSA, into which the Customs Authorities will allow the release of imported goods for a) warehousing or b) processing pending payment of any duties due. The overarching vision is that by 2025, KAEC BRZ will have become the leading Regional Logistics hub in the Middle East. The site is approximately 3.6 million square meters. The Master plan included more than 1 million sq.m of Industrial buildings which consists of Basic Storage, Basic Warehouse, Light Industrial, Value add Logistics, Commercial Activities & Utility compounds Pivotal International were appointed first to carryout a economic feasibility study to establish the market need for a facility of this nature. The site is approximately 2.5 million square meters and is located 25km from Jeddah city centre. The master plan was designed to cater for over 50,000 people and to address many concerns such as the quality of the environment, the efficiency of the infrastructure network, the growth of employment and housing affordability in Jeddah. The Master plan included more than 10,000 residential units, both villas and apartments, and all the supporting urban infrastructure including schools, hospitals and healthcare clinics, 5 star hotel, exhibition centre, retail shops, business centre and mosques. Our brief included consideration of Jeddah s Master Development Plan and the need to integrate access to the new development into existing traffic circulation patterns taking into account the surrounding infrastructure such as the airport and Sharm Abhor. 22 42 Projects Projects 43 Maritana Gate, Waterford, Ireland Maritana Gate is one of the prime mixed use developments in the South East of Ireland located on a prime city centre site on Canada Street in Waterford City. The development consists of 72 high-end residential apartments and 7,000 sq.m of A class offices spaces overlooking people s park. The office spaces have been designed to cater for offices from 35 sq.m to over 1,000sq.m, with each building providing for own door entrances off high quality spacious lobbies to maximize each occupant s corporate identity. The building used a steel frame, multi deck system and prefabricated reconstituted stone panels for speed of construction. Pre-fabricated kitchen and bathroom pods were used for all residential apartments and the offices accommodation incorporated raised access floors and suspended ceiling systems. 25 48 49 DSquared2, Saville Row, London In 2015, marking the 20th anniversary of DSquared2, the founders Dean and Dan Caten from Canada opened the first of their European Concept stores in London. The store occupies a prestigious site on the corner of Saville Row and Conduit Street. After the fit out of their 4600m 2 retail store, Pivotal International provided the MEP services for the new London design studio, which was previously located in a less formal form in South Kensington. The design office on the third floor which extends down Conduit Street mirrors the elegant and sophisticated interior design of the retail space with dark wood, glass walls, gold mirrors and discrete lighting. 26 50 Projects Projects 51 Tierney Building, University of Limerick, Ireland This project consisted of a 5-storey building based on the integration of facilities for students and staff such as laboratories, research space, meeting rooms and two lecture halls. The building was constructed using a range of sustainable features. The reinforced concrete framed building is located on a site within the University Campus, adjoining a Special Area of Conservation. The site has poor ground conditions and a high water table. The building was constructed on piled foundations and plant facilities are located on the top level. The project also involved extensive associated site works. The diversions of existing roads and extensive underground services serving existing buildings and car parking facilities were carried out as part of an enabling works contract prior to the main building contract. The enabling works contract also involved extensions of two existing car parking facilities creating over 60 additional car parking spaces, as well as associated paths and landscape treatment. 27 52 Projects Projects 53 Martin Ryan Institute, Galway, Ireland We were commissioned by the National University of Ireland, Galway to undertake the Civil and Structural engineering consultant design of an extension to the Martin Ryan Institute. It is located on a high profile site adjacent to the existing Martin Ryan Institute building, which is near to both the University campus entrance and a protected canal. Numerous design options were explored by our team to accommodate the budgetary restrictions, and also, to incorporate several brief requirements into the final design namely: The inclusion of an 80-student undergraduate teaching laboratory, a 165-seated tiered lecture theatre, research laboratories with associated write-up/study areas, and a large 50-seated meeting room. The final design solution implemented was a 1,620 sq.m structure consisting of a long-span steel frame and composite steel beams with metal decking incorporated into the services zone. 28 54 Projects Projects 55 Kilkenny Courthouse, Kilkenny, Ireland The project involved a major refurbishment and extension to the existing protected Court Building originally constructed in A substantial 5-storey extension was constructed to the rear of the existing protected structure and is connected by a spectacular glazed atrium. The area is a constricted town centre site, located adjacent to a river. Piled foundations to rock were used to support the new extension the existing ground was a soft silt. The extension includes a structural steel frame with reinforced concrete lift/stair cores, precast and reinforced concrete slabs and walls, curtain walling, planar glazing, masonry and other architectural features. Sensitive engineering solutions were required to assist with the restoration of dilapidated sections of the existing building. Brick piers and arches were restored and strengthened. This site is approximately 48,000 sq.m and designed to accommodate over 4,000 students. The master plan consists of the elements: Primary, Upper Primary, Intermediary and Secondary Schools along with Administration and Sports Facilities. These program elements have been arranged on the site to create a place where students, faculty and visitors can thrive in their individual and collective endeavors. The centre consists of 30,000m² floor space over a two storey basement providing 36,000m² of car parking for approx. 1,100 cars. It also accommodates a multi-screen cinema, apartments and a community / district centre. Pivotal acted both on behalf of the developer in producing the design concept and scope and also the specialist M & E contractors in the development of their detailed design.

The entire plot measures approximately 2.5 million m² and is in Obhur Al Janoubia, just South of the Sharm Obhur Al Janoubia Creek and is directly north of the Madinah Highway, which runs parallel to the Corniche Road. The Shopping Mall is to cater for the surrounding community and is designed to host a variety of retail, food and leisure activities, while providing a safe and comfortable environment for families and the general public. The shopping mall is a two-storey building with a large multi-storey car park to the south and surface car parking to the North. The ground floor consists of a central mall, 2 Anchor units at either end and smaller retail units in the middle. The first floor consists of a central mall with 1 Anchor unit. The second floor consists of children s entertainment area, 10 screen Cinema, food court and smaller retail units in the centre. Rayadah Shopping Mall, Jeddah, Saudi Arabia The design seeks to create a sense of place, which encourages people to spend time and relax with their friends and families in a safe and comfortable environment, while encouraging shoppers to move from one shop to another. The overall architectural appearance of the building is that of a modern mixed use development with a variety of high quality, durable external and internal finishes which have been incorporated, so as to attract passing footfall from the surrounding community into the shopping mall.

The district shops are to cater primarily for residential components of the development. These shops and services will accommodate uses such as retail, service retail, café, restaurants and offices. These functions will strengthen the sense of community within each neighbourhood along with other local facilities. The design seeks to create a comfortable and secure environment while creating a sense of place for the surrounding community. This is achieved by creating smaller pedestrian friendly spaces where people can relax within, while also providing sufficient surface car parking nearby. The typical district shop unit is a two-storey building with surface car parking. The ground floor consists of 6 small retail units with a central lobby to service the office space above on the first floor The overall architectural appearance of the building is that of a domestic feel and character. 40 78 79 Lidl, Dublin, Ireland With over 10,000 Stores across Europe, 1,000 of these are located within the U.K. and Ireland this German global discount supermarket chain is rapidly growing since its arrival in the UK in Pivotal International have been continuously working alongside Lidl since 2011 successfully completing new stores and refurbishment of existing. We have recently completed Lidl Terenure in Dublin which is a flagship development for Lidl Ireland, where the concept of maximising the potential of smaller development sites in urban areas using under-croft car parking and first floor sales areas was trialled by Lidl. The 2,260 m2 store replicates a model format sales floor including bakery area and is accessed from the ground floor by a series of lift / stair cores and travellator lobby. 41 80 Projects Projects 81 Volkswagen Showroom, Kilkenny, Ireland Kilkenny, Ireland Car showroom 7,000 m² 2010 The gently sloping spider planar glazing façade, cut against a sandstone entrance, mirrors the quality and engineering one would associate with Volkswagen and German engineering. The double height glass fronted showroom allows the cars to be viewed in full natural daylight and creates a sense of the outdoors while viewing the cars. The strict German brand standards are fully adhered to in all circumstances to ensure customer interaction and satisfaction, right down to the hand over area dedicated to collecting your new car. The showroom incorporates after sales and a full diagnostic vehicular service center, body shop and valet areas. The overall site has a used car sales compound for 400 cars.

As an acute paediatric teaching hospital, OLCHC are responsible for the majority of tertiary care services for children in Ireland including the national centre for cardiac surgery and haematology/oncology, major burns, medical genetics and medical research for childhood illnesses. Each year the Hospital treats over 24,500 inpatients/day cases, 30,100 E.D. attendances, 76,000 Out Patient attendances and performs over 13,500 operating procedures. Since the hospital s establishment the needs of patients, and their families, continue to grow and we have maintained a consistent relationship with OLCHC, in the continuous expansion and development of their available services and infrastructure, to ensure that optimum health care services are relentlessly delivered. 49 96 Projects Projects 97 Critical Care Facility at Mid-Western Regional Hospital, Limerick, Ireland This was a design and build contract carried out with John Sisk & Sons to develop a state of the art critical care facility in a new 6 storey building over 2 basement levels. The reinforced concrete framed building is constructed within the existing hospital campus and connected to existing 2 / 3 storey buildings. It is designed to contain car parking in the basement (Levels -1 & -2), medical floors at Levels 0 4, and a plant room at Level 5. The building will allow for future extensions in the basement and upper floor levels in line with the Development Control Plan for the campus. The facility contains a 12 bed Intensive Care Unit on Level 01, a 16 bed High Dependency Unit on Level 02, a 16 bed Critical Care Unit on Level 03 and a Cardiac Department and Catherisation Laboratory on Level 04. Level 0 is to form part of a new Accident and Emergency Unit with fit-out taking place at a later date. All floor levels are accessed from a main hospital street, which is serviced by 2 stair cores and 2 lift cores containing 6 lifts. The Grade 2 naturally ventilated basement levels were constructed of in-situ reinforced concrete raft / pad foundations and retaining walls with an external waterproofing membrane. In order to allow maximum flexibility for service runs in the ceiling void of this highly serviced building, downstand beams were not permitted in the floor construction. A new 270 space surface car park was provided to cater for the new building, displaced spaces as a result of the development and existing shortages on the campus. Ancillary works included an extension to the existing Stand by Generator / Sub-station Building, demolition of an existing stair core, temporary relocation of the dialysis department, the diversion and upgrade of the hospital campus ring road, construction of ambulance drop-off area, modification of existing car parks and diversion / upgrade of various existing underground services. We have designed 4 centres for each residential district. Each centre is 3-storey which surrounds a central atrium and lobby. 54 106 Projects Projects 107 Railway Square, Waterford, Ireland Railway Square is one of the prime mix use lifestyle destinations in the South East of Ireland. The project was designed to bring life to a previously derelict and contaminated city centre site in Waterford. It now consists of 3 main blocks with underground car parking and landscaped plazas including children s play areas. The first block consists of retail on ground floor with apartments overlooking the plaza. The second comprises retail on ground with office space above and the third block hosts an eight screen cinema. There are 111 No. Residential luxury apartments, which are a mix of 1, 2 and 3 bedrooms. The building used a steel frame, multi deck system and prefabricated reconstituted stone panels for speed of construction. Pre-fabricated pods kitchen and bathroom pods were used for all residential apartments and all the offices accommodation incorporates raised access floors and suspended ceiling systems. The shopping mall is to cater for the surrounding community and is designed to host a variety of retail, food and leisure activities, while providing a safe, comfortable environment for families and the general public. The shopping mall is a three-storey building with a large multi-storey car park to the rear and pedestrian plazas to the front. The ground floor consists of a central mall, 2 Anchor units at either end and smaller retail units in the middle. The first floor consists of a central mall with 1 Anchor unit. The second floor consists of children s entertainment area, 10 screen Cinema, food court and smaller retail units in the centre. The design seeks to create a sense of place, which encourages people to spend time and relax with their friends and families in a safe and comfortable environment, while encouraging shoppers to move from one shop to another. The overall architectural appearance of the building is that of a modern mixed use development with a variety of high quality, durable external and internal finishes which have been incorporated, so as to attract passing footfall from the surrounding community into the shopping mall. The total area of the site proposed for the new residential complex is approximately 160,000 sq.m. with a gross floor area of 120,000 sq.m. The project consists of 3 plots with the large plot of 122,000 sq.m. containing all of the residential apartments. 69 136 Projects Projects 137 Rossmore Estate, Tipperary, Ireland The Rossmore development consists of a neighbourhood centre together with some 257 houses, nursing home and hotel and a number of commercial sites at Rossmore, Tipperary Town. The neighbourhood centre consisted of 12 commercial units of varying size, a crèche and 8 apartments. Foul and storm sewers, watermains and ducting for utility services were constructed to serve all of the houses, the neighbourhood centre, and the perimeter of the commercial sites. Roads were constructed to serve the housing and the neighbourhood centre. To-date the neighbourhood centre and 157 houses and associated services including some 5,380m, of sewers varying in size from 225mm to 600mm have been constructed. Our works included the detailed design and supervision of construction of the site infrastructure associated roads, a roundabout at the main entrance to the development, foul and stormwater sewers, three attenuation tanks, watermains, ducting for utilities both potable water and sewage pump stations and rising mains. 75 148 Projects Projects 149 Abbot, Clonmel, Ireland Our team provided full Civil and Structural Engineering services for the new 30,000m2 99 million four-storey Abbott office and production facility warehouse and a separate 2,400m2 central utilities building (CUB) for Guidant Ireland. We originally designed the utilities for Digital in Guidant Ireland was purchased by Boston Scientific and one of their production lines was subsequently sold to Abbott Vascular. Our role included the design of a semi-basement plant room, a four-storey production facility using structural steel frames, a metal deck, piled foundations (10m x 12m structural grid), in-situ concrete infill floors and steel cladding. The structure contained 9,000m2 highly serviced cleanrooms on 2 levels with interstitial plant floors over each floor. All shared surfaces were segregated into separate central utilities namely car parking, water supply services, surface water drainage, foul and 2 trade effluent systems, with their associated monitoring systems.
