3 Land Development Land development encompasses a broad spectrum of project types, but each project has unique needs. Our extensive range of experience in all areas of development allows us to develop a specific and common sense approach to address our client s vision, goals, and schedule. For decades, we have successfully designed and permitted public and private sector projects. We promote client satisfaction by providing excellent customer service and continually evolving to help guide our clients through today s design, permitting, and construction challenges. Having five offices from Naples north to Tampa and east to LaBelle, our team members have assisted in obtaining permits from almost every governmental agency in Southwest Florida. We know the requirements, we know the processes, and we know the expectations of the agencies. The combined knowledge and local experience of our team members leads to efficient and effective permitting for projects of any type and size. Our land development team uses a proven approach on every project, whether it is a new residential community, downtown redevelopment site, shopping center, or medical facility. The client explains their vision, constraints, and time frames. Team members review the project to identify the major challenges, analyze them, and make recommendations on how to solve those challenges, leaning on our past experience and problem-solving abilities. We also collaborate with the architect, contractors, and other consultants to coordinate the plans and specifications, leading to a well-defined final product. Once a project is permitted, we perform a number of construction observation and administration services. Our qualified and experienced field personnel observe how the contractors maintain compliance with the plans and specifications, as well as permits and standards of the governing agencies. They also assist with addressing field challenges. We then perform final inspections, verify punch list items have been completed, and certify the project to the proper agencies. Since 1946, we have provided a wide range of specialized surveying and mapping services to many public, private, and industrial clients, which has measured and defined the lands throughout Florida. We have an extensive library consisting of more than 60 years of historical land records, early plats, and survey drawings, which provides us with invaluable information, saving both time and money for our clients. Our diversified and experienced team of professionals are knowledgeable of local land development codes, statues, platting requirements, and the industry standard. We understand that communication, relationships, close coordination, and meticulous project management are essential for a successful project. The surveying and mapping profession is constantly changing due to dramatic improvements in measurement and mapping technology. 7 Transportation Effective transportation facilities are critical to commerce, tourism, economic development, as well as the lifestyle we have grown accustomed to as Floridians. As Florida grows, transportation issues become more important. Our transportation group understands this and is ready to address the challenges ahead. This group consists of two primary teams; design and construction engineering and inspection (CEI). Our design team focuses on the development aspect of transportation, taking needs and turning them into a plan. For decades, we have designed components of our current roadway network. We have also designed and permitted countless intersection improvements, local streets, and sidewalks. Our design staff is well versed in local and state design procedures and requirements. Our CEI team assists roadway owners and municipalities in the actual construction of transportation facilities, helping to turn design plans into effective and operational improvements. Our inspectors are fully certified per state requirements and familiar with industry standard construction inspection and administration procedures. However, our philosophy and overall approach to CEI differentiates us from our competitors. We believe to be a true benefit to the client, our service needs to extend beyond mere documentation. Our CEI team employs a work ethic and proactive involvement that has proven critical on numerous projects.
