Comment: A plan to expand the building was reviewed at the February meeting. he current proposal is significantly different than the February proposal. he original plan sought to expand the building to the rear only maintaining the existing front of the building with no exterior changes. he new plan relocates the restrooms to the rner of the building eliminating the rner windows on both the shopping center entry drive and the Ironclad Alley façade. Staff remmends that the applicant study maintaining the restrooms in situ and adding the office at the rner so that the windows on both facades may be maintained. Section 6.30 (E)(6)Windows requires display windows every 5 feet or structural bay. For restaurants, the front of house or front half of the building has been treated with windows allowing the rear of the building to have the appearance of a later addition and ntain the enclosed areas of the kitchen and restrooms. Further, buildings located at rners are supposed to address the intersection (6.30 F.). Finally, all changes to buildings and site must be in mpliance with the current guidelines. he requirement is to create pedestrian-friendly, walkable neighborhood shopping centers not autocentric, internally focused outparcels. he building should beme more open and ntributing to the overall center to create a mmercial village (6.30 (H)). Staff notes that the vered drive-thru order area has been removed from the plans. Staff remmends deferral for restudy based on the ordinance requirements and to create a more sensitive design that ntributes to and reinforces the requirements of 6.30 (E), (F), and (H). Response: Per our nversation with Mike Robinson on 07/3, these mments are now waived and do not need to be addressed.
