4 HVAC Options Project Brief Lewis Building (client identified zones), Courtenay, BC 1 Introduction The building addressed in this assessment is the Lewis building located at 489 Old Island Road in Courtenay, BC. We have been asked to review several zones that currently have no cooling, and provide high level budget options for adding this option to the spaces identified by the client. The identified zones are as follows: gymnasium, squash courts (4), multipurpose rooms A&B, craft room, craft room A, daycare, meeting room, and janitorial room. We have been asked to review existing mechanical heating and ventilation systems servicing these areas of building, and provide budget costs for adding air conditioning. 2 Mechanical Equipment Description (Existing) The existing mechanical heating, ventilation, and air conditioning (HVAC) systems for these areas include a single energy recovery ventilator (ERV), 2 small hydronic-heating ventilators, and several hydronic fan/coil units. 3 Recommendations We will provide a separate description of the installed system for each zone identified, along with the recommended upgrades for cooling: 3.1 Gymnasium This area is serviced by an energy recovery ventilator (ERV) system, with roof-mounted ductwork. In order to add cooling to this system, an external cooling coil, condensing unit and supply fan motor upgrade would be required. If the supply air ductwork is being removed during pending roof upgrades, the cooling coil and sleepers for a condensing unit could be added at that time. 3.2 Squash Courts There are small air handlers (2) servicing this area. Cooling cannot be easily added to these units. We recommend replacing with 2 small roof mounted heat pump units to provide heating, ventilation, and air conditioning (HVAC) to the space. 3.3 Multipurpose rooms A & B This area is serviced by a hydronic fan/coil unit with limited ductwork. A two head ductless split unit for cooling could service this zone. The hydronic coil and associated outdoor air could continue to provide heating and ventilation of the space. 3.4 Craft Room This area is serviced by a hydronic fan/coil unit with limited ductwork. A ductless split unit for cooling could service this zone. The hydronic coil and associated outdoor air could continue to provide heating and ventilation of the space. 3.5 Craft Room A/Daycare Hydronic fan/coil units with limited ductwork service these areas. They could be combined to share a two head ductless split unit for cooling to each zone. The hydronic coils and associated outdoor air could continue to provide heating and ventilation of the space. 5 3.6 Meeting Room HVAC Options Project Brief Lewis Building (client identified zones), Courtenay, BC This area is serviced by a hydronic fan/coil unit with limited ductwork. A ductless split unit for cooling could service this zone. The hydronic coil and associated outdoor air could continue to provide heating and ventilation of the space. 3.7 Janitorial Room This is a single room with exhaust ventilation. If cooling is required, a single ductless split unit could be added. 4 Conclusions In conclusion, the existing systems are generally in good condition providing adequate ventilation to the zones serviced. The ERV system may be able to accept a coil and condensing unit to provide cooling. The air-handling units provide only heating and ventilation to the space. We recommend replacement of the air handlers with rooftop heat/cool units, as retrofitting these units would be cost prohibitive, especially at mid-life of their useful service. The balance of the zones would require ductless split systems to supplement the fan/coil heating currently in place. Designed Air Systems Ltd. 2
