3 House Regulations for Department 23 of Alabu Bolig. Introduction: These house regulations are made to outline the rules that apply for the residents of Alabu Bolig s Dept. 23. Enjoy the reading. The Department Board HOUSE REGULATIONS FOR DEPARTMENT 23 Maintenance of the flat For maintenance etc. of the flat we refer to Alabu Bolig s standard maintenance regulations handed out to all new tenants. These maintenance regulations can also be found on Renovation of the flat Beboerservice or the board can inform you where to apply before you start any renovation of your flat. Renovation or modification of the tenancy is not allowed without the written consent of and instructions from Alabu Bolig on how to comply with the right of disposal terms. Dishwashers and washing machines in the tenancy Dishwasher/washing machine may be installed in Dept. 23 s tenancies on the following conditions: The water installation must include a check valve/non-return valve The drain system must conform to the drainage system regulations The electrical installation must be made in accordance with the Danish "Heavy Current Regulations" (Stærkstrømsbekendtgørelsen) All installations must be carried out by an electrical contractor Dept. 23 reserves the right to inspect the installations Balconies/terraces The use of airers is allowed, but putting up a clothes line is prohibited. Drying of clothes etc. and airing of blankets/duvets are only allowed on airers on the first floor and in the garden. Throwing or dropping anything from the balcony is prohibited. Installation of bathing pools is allowed (max. 200 litres). Balcony flowerboxes may be installed on the first floor, but only on the inside of the balcony out of consideration for the persons living in the flat below. Balconies/terraces must not be used to store furniture or similar items. PLEASE REMEMBER: The balconies should not be used as storage room for junk, discarded furniture etc. Please use the Molok containers at the parking ground. Grill on balconies and terraces Only electric BBQ grills or gas BBQ grills are allowed on balconies and terraces (as these areas are surrounded by inflammable materials). Charcoal BBQ grills are allowed only on the lawn areas of Dept. 23 or in the gardens. 2.
4 Waste For disposal of waste Dept. 23 has installed the container system Molok. These containers are designed for the sorting of garbage, glass, cardboard and paper. The specific application is described on the individual Molok. Waste must not be deposited next to/outside the Moloks as this might attract rats. Large items of waste must be deposited in the large container placed inside the fencing on the parking ground. All tenants have a key to the container site which must be kept locked. Garden waste must be deposited on the site specified by Dept. 23. Garden waste must not be dumped in bags/sacks. Traffic and parking All motorized traffic on Dept. 23 s areas between the blocks is prohibited and is referred to the parking ground. Motorized traffic on the footpaths between the blocks is also prohibited. All traffic in the area should take place in consideration of the vegetation. Parking All parking must take place in the parking ground. Parking on footpaths and sidewalks between the blocks is NOT allowed. Paths are clearly marked as footpaths. This must be obeyed. Parking of mopeds (30/45) and motor bikes Mopeds and scooters are referred to the bike sheds or the marked parking spaces for mopeds and motor bikes. Please remember that transport to and from the bike shed is made with the engine turned off. NB: The lockers in the basement must not be used for parking of motor vehicles e.g. scooters, mopeds and motor bikes. Bicycles: All parking of bicycles must take place in Dept. 23 s bike sheds or in the specially marked compartments in the basement. Tenant lockers Each flat has its own basement locker for storage (to be locked with tenant s own padlock). The locker must not be used to store chemicals, oil, or similar substances that might cause air or odour nuisances. Additionally, the lockers must not be used for storage of mopeds or other types of motorized vehicles. Please refer to Dept. 23 s parking restrictions. Prams/pushchairs Prams and pushchairs must be placed in the designated pram compartments and not in the staircases/stairwells due to fire safety regulations. Shopping trolleys: Placement of shopping trolleys on Dept. 23 s areas is prohibited. Shopping trolleys must be removed immediately after use. Vermin Do not throw bread or bird seeds on the grounds or footpaths. Make sure to keep basement doors closed, and contribute to making the living conditions for rats and other vermin as difficult as possible. Satellite dishes/television aerials Satellite dishes must always be connected to the Skulbolen (the sculpture placed at the pavilions). Please contact Beboerservice for further assistance. 3.
5 Prior to installation of walkie-talkie and amateur radio operator aerials an application must be sent to Dept. 23 s board. Basement laundry room The machines in the laundry room must not be operated by children under the age of 16. Please remember to wipe the machines after use and remove spilled laundry detergent, etc. Empty the machines immediately after use, before others do it. Remember to clean the tumble dryer filter after use. The washing of carpets and rugs in the machines is not allowed, as wet carpets are very heavy. Unclaimed clothing will be removed within a few days. The basement laundry facilities are used at your own risk. Noise The individual resident must be considerate of his/her surroundings and ensure peace and quiet during the night. The application of radio and music systems must not disturb the neighbouring residents. The use of washing machines etc. in resident s own flat in the block is permitted between 07:00 and 22:00. The use of electric drills and similar power tools is allowed between 08:00 and 19:00 on working days and between 08:00 and 15:00 on Saturdays. Please contact your neighbours well in advance in case of an occasional exception to this rule. Pet animals in Dept. 23 One pet is allowed per tenancy. All pets must be registered with Ejendomskontoret, Aggersundvej 28, and insurance policy (for dogs) must be presented. Registration must take place with Ejendomskontoret within the office opening hours. All unregistered pets will be demanded removed. -What is a pet? Pets are defined as dogs and cats. For other pets, e.g. guinea pigs, rabbits, etc. also applies that they must not annoy or disturb residents of Dept Looking after pets When looking after other people s pets only one pet is allowed for max. three weeks. For dog sitting a special permit must be granted from Ejendomskontoret, and a valid dog insurance policy must be presented. Dog sitting for illegal dog breeds is not permitted. -Airing of pets The gardens must not be used for direct airing of pets without removing the droppings, as this could inconvenience the other residents. All droppings must be removed immediately! When outside the tenancy dogs and cats must always be on a leash. The Danish Dog Act Dogs are administered under the Danish Act on Dogs No. 380 of 26 June 1969 as well as the amendment covering illegal dog breeds according to the Danish Ministry of Justice. Owning or looking after dogs of illegal breeds/fighting dogs or illegal crossbreeds are not allowed. Pet animals as a nuisance? As a basic rule, pet animals must never be a nuisance to neighbours or other tenants in Dept. 23. Here the general guidelines on odour problems, noise etc. apply regardless whether the nuisance is in the daytime or at night, or whether the dog is inside or outside. 4.
6 PLEASE NOTE! Please note that fish tanks can be extremely heavy, depending on the tank size and quantity of water. A fish tank of 250 litres can easily weigh more than 300 kilo with contents. You should always ask Ejendomskontoret, Aggersundvej 28 for advice, and make sure that the floor can carry the full fish tank weight. If these rules are not met, the fish tank can be requested to be removed. Generally for Dept. 23 Outdoor areas As a Dept. 23 tenant you are obliged to help keeping the grounds clean and tidy and taking care of our outdoor areas. In practise this means that you must show consideration and good manners towards the other residents and always clean up after yourself. Ball games on Dept. 23 s grounds All ball games are referred to the Multi-field. Ball playing against and along buildings are not allowed out of consideration for the other residents. Additionally, it is possible to play ball on the surrounding grounds, including the large field between Skallerupvej and Saltumvej. Smoking in Dept. 23 Smoking in the tenancies is allowed. Smoking in the staircases/stairwells and in the houses and rooms designated for joint use is prohibited. Smoking must take place outside, regardless whether the common locations are applied for private or public activities. Gardens Please see the Garden Regulations. What if I fail to observe the house rules? The house rules have been adopted democratically by the tenants on a department meeting. By ignoring the house rules you do not meet your obligations towards your neighbours. If you choose not to comply with the house rules as a tenant of Dept. 23, your fellow tenants or the board may file a complaint against you. You will be informed of the nature of the complaint, but not who filed the complaint. If - as a tenant - you receive complaints repeatedly for serious violations of rules and regulations, you might have your tenancy terminated and will then be compelled to find another accommodation. 5.

8 Garden regulations The gardens were established by the Housing Association Fjordblink, Dept. 15 (now Alabu Bolig, Dept. 23) with grass, gates and hedge. The hedges must be trimmed to a maximum height of 140 cm (as the garden gates). The gardens must be cost neutral for Dept. 23. Dept. 23 will install garden gates. Width 90 cm. Height 140 cm. No other gates will be accepted. The garden size is the width of the flat and up to the present hedge. In the garden you may sow grass, establish beds, and lay down slabs. Slab laying directions are available from Ejendomskontoret, Aggersundvej 28. Existing hedge and trees in the garden must not be removed. If additional trees or plants are required in the garden, they must not exceed three metres in height. Garden tools The provision of garden tools is the responsibility of the individual tenant. Garden tools, electric hedge cutter, and lawn mower can be borrowed from the care taker (at the communal house) against a deposit. General terms: Free access must always be provided to technical installations, e.g. drain systems, cesspool manholes, etc. Dept. 23 can never be held responsible for any relocations or digging up of installations. Manhole covers must be placed at slab level. Installation of fixed tool sheds, greenhouses or playhouses is not allowed. Clothes lines must not be put up in the garden or on the terrace. Compost bins must not be established. Carpets, rugs, duvets or similar must not be hung over the railing. Laundry airers are allowed. Bird feeding only in the already available bird feeders with rat blocking device. 7.
9 Garden maintenance The tenant must cut and maintain the hedge as well as keep the garden clean and tidy. The tenant is obliged to cut and maintain the hedge on both sides facing the common area before 1 August every year. Waste, junk etc. must not be stored in the garden. Garden waste incineration is prohibited. Garden irrigation Garden irrigation must be limited. It is not a good idea to irrigate in bright sunlight. Because of the evaporation the plants will not benefit sufficiently from the water. Water conservation is important, and you will pay for your water consumption yourself. Termination of the tenancy When moving out, the garden as well as the flat must be left tidy and clean. Fountains/technical installations must be removed when vacating the tenancy. They cannot be handed over or sold to the new tenant. If the garden is not maintained and the hedge is not cut, these jobs will be carried out at the expense of the tenant. The amount due will be drawn on the tenant s account along with the rent for October. Garden waste must be dumped on the site designated to the purpose by Dept
