It s time to come out of hibernation and enjoy the warm weather outdoors. Please take the time to read this latest edition of our Corporation Newsletter. It contains important information and helpful reminders! PROPERTY MANAGEMENT OFFICE & TEAM: Our property is managed by Arthex Property Management which is staffed by Georgio Kosmidis, Miriam King, Karin Jansen and Catherine Kosmidis. If you see any repair or maintenance items that require attention, please contact the Arthex Management Office right away so they can promptly address it. EXTERIOR CHANGES... Exterior changes to common elements are not permitted without the prior written approval of the Board of Directors. Unit owners who make changes without permission or contrary to the Rules will be required to restore their property to its original state. REPAIRS & MAINTENANCE CALL IT IN Keeping our community looking its best is a joint effort between residents and management. Management does everything it can to ensure we stay on top of regular property maintenance as well as routine and emergency requests. We need your help t NOTE: Some changes require that a Section 98 Agreement (per the Condominium Act, RSO 1998), be signed by the unit owner and by the Board of Directors and registered on title. The cost to complete the Agreement is $300 + HST and is payable by the unit owner. ANNUAL FIRE SAFETY INSPECTION OF ROOF-TOP UNITS... Due to past and recent fires on the roof-top units, the Corporation has begun annual inspections. This year s inspections will be done in June. Always be mindful of the following FIRE SAFETY TIPS: 1. Barbecues must use a retarder matt under the unit and should be at least three feet away from an exterior wall and turned off when not in use. 2. Smokers must use proper ashtrays. Do not dispose of cigarette butts on the wooden deck floor, flower pots or anything other than a proper ashtray. Please ensure all cigarette butts are out before you leave the deck area. Do not put cigarettes out in a planter and if windy on the deck area make sure you have

2 disposed of the ashes in a covered ashtray or container. 3. Never leave cooking unattended. 4. Never leave candles unattended or placed in planters where dry material can catch fire. 5. Don t overload electrical outlets. 6. Never store gasoline or propane indoors. 7. Store matches and lighters in a child-proof drawer or cabinet. 8. Keep flammable materials such as curtains and furniture at least one meter away from space heaters. 9. Install at least one smoke alarm on every level of your home, test it monthly and change the battery yearly. 10. Create and practice a fire escape plan with your whole family. In case of fire, get out of the unit, stay out and call 911. EXTERIOR LIGHT FIXTURES... Regular Townhomes: owners are responsible for replacing the light bulbs and all exterior light fixtures servicing his/her unit. All front light fixtures must remain the standard brass coach light fixture that was originally installed by the builder; the colour and style may not be changed. Stacked Units: owners are responsible for replacing the light bulbs and the exterior light fixtures at the rear of their unit only. The light fixtures at the front of the stacked townhome units are a common element as they service more than one unit. They are, therefore, the responsibility of the Corporation to repair and maintain. Tarnished or weathered light fixtures must be replaced by the unit owner. You can find them by special order through the Home Depot, in store or online at: and the model information is as follows: Progress Lighting BrassGUARD Collection Polished Brass 1-light Wall Lantern Model: For your convenience, the Corporation can arrange to supply and install front light fixtures; please contact the Arthex Management Office for details: or info@arthex.ca. Rear Light Fixtures: owners are permitted, however, to change the rear light fixture with a double flood motion sensor light of which the colour may be any of the following only: black, grey, white or bronze. VISITORS PARKING REGISTER YOUR GUESTS ON-LINE... our parking patrol company, Security Advisors Group, now gives you the option of registering your overnight guest on-line by going to The terms of use are the same as the voice/phone registry system and you are welcome to use whichever you find most convenient. The based system will issue a confirmation to the person requesting a permit which will include a reference number. Permits are tracked to ensure they are in compliance with the Corporation s visitors parking policies. This means that an owner cannot register their own vehicles and guest vehicles can only have three permits out of any seven day period. If you have a guest staying for longer than three days, please contact the Arthex Management Office for special arrangements: or info@arthex.ca. SECURITY PATROLS... each year we employ a security officer to patrol the grounds during the summer season. This has proved to be very successful in enforcing our noise, ball playing and loitering rules so we ll continue with this practice again.

3 FRIENDLY REMINDERS... Our property manager is on the site each week and during his visit he will inspect the units for, but not limited to, the infractions you will see listed below. Since we live in such close proximity to one another, rules and by-laws are crucial to a harmonious and enjoyable living environment by all our residents. We are a close community with a beautiful property so let s work together to keep it that way. The Corporation s Rules and By-laws are usually included with the report prepared by your lawyer at the time of your home purchase. It is your responsibility to be familiar with these rules. If you need another copy, please contact Arthex for a replacement. The following, however, is a short list of common infractions: Barbecues are not permitted on the front, covered decks of the regular townhouses or any covered balcony or structure. This is a fire hazard! They are permitted, however, at the rear of the regular town homes, as well as the roof terrace or balcony of a stacked town home. Barbecues must use a retarder matt under the unit and should be at least three feet away from an exterior wall and turned off when not in use. Trees: It is the Corporation s responsibility to plant, trim, maintain and remove trees within the complex. The arborist comes in once a year to do an inspection and report on the condition of our trees. You may have noticed them recently as they were on site to complete this work. If your trees require any type of maintenance, please contact Arthex to arrange an inspection. Trees that are damaged or removed by an individual unit owner will be replaced at the owner s expense. Exterior Storage: You cannot store items outside your unit; this includes bicycles. Residents may only have one set of normal patio furniture and one barbecue, as per the Corporation s Rules. Cable, Satellite or Telephone Wires: If you have any cable or phone wires hanging outside your unit, you must ensure they are secured tightly to the exterior wall. Satellite Dishes: Before you install a satellite dish you must obtain written approval from the Board of Directors. This is to ensure installation is done correctly. Please be aware that units may only have one dish and all wiring must be installed in a neat and tight manner on the building without excess cable showing. Cable is to be installed in the most direct route and enter through the unit s exterior cable boxes and installed as close to the corner or edge of the unit wall and nothing shall be attached to the roof shingles (except stacked units). The wiring must match the exterior brick, siding or wood that colour being black, brown, beige or white. Stacked units are not permitted to install a satellite dish on the front of the units but they may be installed on the roof. As well, the dish cannot be larger than 27 in diameter. Please contact the management office prior to installing a satellite dish. FM Antennas: Your Corporation s Rules do not permit the installation of FM antennas or TV antennas. If you have one installed, please remove it immediately. Cigarette Butts are unsightly and belong in a garbage can, not on our lawns or roadway. Please do not throw cigarette butts in flower pots as the fertilizer in the soil is extremely flammable and this was the cause of a recent fire on our property!

4 You must be careful to dispose of your cigarette butts in a proper garbage container so as not to create a fire hazard. Recycling Boxes: Many of you are storing your recycling bins, green bins and garbage containers outside of the unit. This is not permitted! Residents must not have these bins out other than the day of garbage collection. Once it is collected, kindly bring the bins inside your unit or the garage. ATTENTION: The City of Mississauga will tag and leave behind at the curb any items placed in recycling boxes that do not meet its current recycling requirements. For more information, please refer to: or Common Garbage Containers: These containers are located at the mailbox and playground areas. They are there for your convenience and to help keep litter off the ground. They fill up quickly so please Do not deposit your household garbage in them as this attracts rodents and pests and looks unsightly, thank you. Fire Route and Visitors Parking: The internal roadway throughout our property is a designated fire route. Parking on it at any time is prohibited. Our parking officer and the City have been directed to ticket and tow a vehicle that is parked on the road; both routinely visit the site. Overnight guests must be registered with the parking authority (The Security Advisors Group) at (416) If your visitor is staying for more than three nights, please contact the management office for special arrangements. Visitors parking is limited at the best of times please be considerate of your neighbours guests. Cars belonging to unit owners and parked in Visitors parking spaces will be ticketed and/or towed. Keep your vehicle in good repair cleanup of oil leaks or repairs to asphalt will be charged back to the individual unit owner. PARENTS, please ensure you and your children are mindful of our Rules about ball play and skateboarding: Ball Playing: (Rule No. 3) No ball playing whatsoever is allowed on the common elements, including those of which are exclusive use, unless accompanied by an adult. Ball playing includes, but is not limited to baseball, basketball, soccer, tennis, and volleyball and ball hockey. Skateboarding: [Rule No. 4(a)] No skateboarding is allowed on the common elements, including those of which are exclusive use. Grease: please do not pour grease down your kitchen sink. Over time the grease builds up and creates a blockage in the pipes that may result in a backup. This is a very costly and inconvenient situation and can be easily avoided. Should this happen to you, you will be responsible for all related costs so please dispose of your kitchen grease properly. Smoke Alarms, It s the Law: under the Ontario Fire Code, every home in Ontario must have working smoke alarms. Please note that it is an offence to disable a smoke alarm. If you are an absentee owner and you rent your unit, the obligation of ensuring smoke alarms are present and in proper working order fall on you, the landlord. Here are some other points to keep in mind:

5 We strongly recommend you have CO detectors installed in your unit. They should be installed on the same floor of a fuel burning appliance. It must be equipped with an alarm that is audible within all bedrooms when the intervening doors are closed and be maintained in good operating condition. Smoke alarms have about a 10 year life expectancy so this may be a good time to replace those you have in your unit that were installed by the builder. Pets: Please be responsible and considerate pet owners pick up your pet s droppings immediately. Dogs should be leashed at all times. Bring your pet indoors to prevent continuous barking from disturbing your neighbours. Keep Your Vehicles Safe... from time to time we receive reports about a vehicle break-in. Most of the time the vehicle was left unlocked! Unlocked vehicles invite thieves so protect yourself and save yourself the inconvenience of a theft by keeping your vehicles locked when parked on the property. Also, do not keep important personal belongings (money, cell phones, etc.) in your vehicles; out of sight is out of mind! If your vehicle is broken into, please report it to the police and the Arthex Management Office. Real Estate Signs: these signs may only be placed on the inside of a window. If a sign is posted anywhere on the outside of a unit, it will be removed and the cost of doing so will be charged back to the unit owner. Junk Mail/Flyers: please take your junk mail home. Do not leave them at the mailbox as they get blown over the grounds. This also applies to any mail or newspapers at your front door. Please bring them inside so they don t get blown away. Litter makes a property appear unkempt and this is a simple way to keep it clean. Summer is just around the corner. Treat your neighbours in a thoughtful and considerate manner and keep these points in mind... The City of Mississauga has and enforces its nuisance noise by-law No Any (nuisance) noise that is disruptive to the peace and quiet of surrounding area or to peaceful enjoyment of private property is not allowed at any time during the 24 hours of the day. Fireworks and open fires are strictly prohibited from all areas within the complex at all times. Indoors or outside, keep the volume on radios and other sound equipment to a minimum. In warmer weather when people are inclined to keep their windows open, remember that everyday sounds are even louder at night please do not disturb neighbours who may be sleeping. Do not litter the complex or another unit owner s property with cigarette butts, disposable cups or other garbage. A clean-looking complex increases the overall value of everyone s property. Cleaning up debris costs all of us. Responsible homeownership is vital in so many ways. It contributes to a harmonious living environment, keeps our maintenance fees down,

6 keeps our property looking well -maintained and beautiful and this in turn keeps our property values up!
