3 We Welcome Our New Neighbors! The purpose of the Good Neighbor Guide is to assist homeowners of Nottingham Forest to redecorate and improve the exterior of their homes. This publication covers all aspects of your home s exterior amenities including shrubs, trees, grass, fencing, statuary, decks, masonry, roofing, siding and paint. Information in this Guide has been obtained from some of the leading vendors of home exterior products who are headquartered in the Kansas City area; all are ready and willing to help in coordinating a scheme for the exterior of your home. Shrubs & Trees It is critical that your choice of shrubs and trees include some serious thought. The Midwest climate has a temperature range from over 100º in the summer to below zero in wintertime. Plant health and longevity must be considered when making your shrubbery and tree decisions. Grass Much trial and testing has occurred in recent years, and it has been concluded that a combination of bluegrass and fescue grasses are best in the Kansas City climate. Fencing* Wood, steel, and aluminum provide attractive fences. You will want to avoid placing a crate around your backyard. Nothing over 6 nor under 4 is allowed. Using vinyl, chain link and chicken wire is also prohibited. Statuary The optimum for a beautiful yard may be the addition of statuary to make your entryway or yard something that will please both you and your neighbors. Decks* The size, style and need for adding a deck is a personal decision and up to the individual homeowner. Please be aware that vinyl is not an accepted material. Masonry Masonry provides an attractive alternative for yard décor. Many Nottingham Forest homes have added the final touch by using masonry. Siding* Vinyl siding is strictly prohibited in Nottingham Forest. In addition to the approved materials listed on our website, we are now allowing James Hardie products. Paint* Choosing the right exterior paint color can become a difficult decision. Your Homes Association has hundreds of color ideas and color charts that will help you in choosing the right color palette for your home. Roofing* There are firm restrictions on your choice of material when re-roofing your home. Playhouses* Specific approval must be granted in writing, by both the NFHA Board and the surrounding neighbors, prior to building a playhouse. Sheds & Outbuildings These are strictly prohibited in our neighborhood. * Please contact the Architectural Committee for approval before proceeding.
4 Shrubbery... Crimson Pigmy Barberry: A bright purple-maroon foliage on a dense, low growing shrub. Very adaptable. 20 x 30 Bayberry: Attractive North American native shrub with dark green leaves that have a camphor odor when crushed. Beautybush: Gracefully arching sprays of pink, bell-shaped flowers in May are followed by pinkish-brown fruits. 6-8 x 6-8 Burning Bush: Green and thick all summer but turns a stunning bright red in the fall and holds this color for a very long time. Grows large and should be trimmed once each year. Often used in Nottingham. Winter Gem Boxwood: Outstanding evergreen shrub, valued for its densely set, rich green leaves. 4-5 x 3-4 Tam Juniper: A spreading evergreen with dark, rich green foliage. Branches from the center to create a mounding form. It is a good shrub to place in full sun and requires little watering in the summer heat. Left untrimmed it could grow to a height of 4. Dwarf Alberta Spruce: Often used in this area, the Dwarf Alberta Spruce is dense, cone-shaped with a thick covering of soft grass-green needles. It is very slow growing, about 1 to 2 per year, with a maximum height of 6 or 7 at maturity and requires very little care. They thrive in full sun. Abbotswood Potentilla: Lush blue-green foliage with an abundance of single white flowers, spring until fall. 2 x 3 Insert: The color in winter. The shrubs shown above are only a very small but popular representation of shrubs grown by Kansas State University and approved by the Kansas Nursery & Landscape Association.
5 White Flowering Crab: An ornamental tree with full flowers in the spring. This tree is used very often in Nottingham and has beautiful spring blossoms x 15...Trees The trees displayed on this page, and many more, are tested by Kansas State University and selected by the Kansas Nursery & Landscape Association. All species are proven to grow well in the Midwest/Kansas City area. A magazine, published by the KNLA, is available at your Homes Association and at your favorite lawn and garden center. Autumn Blaze Maple: Grows rapidly and is rounded and lush red in the fall. 50 x 30 Pin Oak: A popular tree, is stately, pyramidal and has conspicuously horizontal branches. 70 x 30 Colorado Blue Spruce: Popular and often chosen, has deep blue-green color x 25 Pink Flowering Crab: Is planted to add spring color. 18 x 15 Norway Spruce: Is pyramidal, horizontal and deep green in color. 50 x 30 White Flowering Dogwood: Is horizontal and spring flowering with 4 leaves. 20 x 20 Pictures on this page represent only a few of the hundreds of tree varieties suitable to be grown in the KC climate.
6 Grass... Fountain Grass Tall Fescue Grass Meyer Turf Farms, located in Stilwell, Kansas, furnishes sod for many retailers in the Greater Kansas City area. When seeding, their recommendation is to seed with 25% bluegrass and 75% fescue grass. If laying sod, a fescue blend is recommended for the Kansas City area. Seeding may be done from mid March to mid June and the first of September to mid October. Fountain Grass Kentucky Blue Grass
7 ...Fencing Steel fencing (top) allows a wide range of design options, aluminum fencing (center) offers low maintenance and traditional wood fences (below) may be enhanced by adding a steel gate. Please note: Nottingham Forest restricts fence height to a minimum of 4 feet and a maximum of 6 feet.
8 Statuary... Statuary can be whatever you may want: an expression of strength, a religious symbol, a child from your past, a life sized gorilla from Pitt State University, or a place to sit down.
9 A deck can be anything you choose: a showpiece, an entertainment center, or a place to cook hamburgers. The choice is yours. There is no such thing as a standard deck; all are custom made to fit your home in both style and size. Choices are limitless and can be made of wood, steel or a combination of the two....decks

11 ...Paint When painting your home be a Good Neighbor When it s time to think about painting your home, you should give thought to several important considerations. The first step to consider is the color of the homes nearby and the pattern of colors in the Nottingham Forest neighborhood. You will find that home paint colors are similar yet varied. Hanover Construction, the developer of Nottingham Forest, was very cautious to be certain there was symmetry in color and yet balance among the variety of colors used in their Nottingham neighborhood. The colors used today continue to be of the earth tone family. In order to assist you in determining your home s new color scheme, your Homes Association has assembled a myriad of approved colors from which you may choose. These colors are designed to be very different and yet will blend with the neighborhood. Colors are broken down into three categories: base color, trim and accent colors for doors and shutters. There are hundreds of colors from which to choose. Before making a decision on the color palette you wish to use, be sure to contact your Homes Association through the website, and you will receive a complete list of approved colors and a large case of chip charts in order to make your choice more easily. Be a Good Neighbor when redecorating and re-painting the exterior of your home.
12 Roofing... Multi-dimensional architectural shingles Your Nottingham Forest Homes Association, in concert with the City of Overland Park, has studied the change in acceptable roofing materials. In the past, your choice of roofing was limited to cedar shakes. However, for the sake of safety, cedar shakes are now being replaced with various other materials. The roofing materials you choose must be designed to replicate the beauty of natural material, constructed of a thickness, texture and multi-dimensional design that creates shadow lines or relief, which imitates a wood shingle or shake in appearance. Be certain to check with the Architectural Committee of your Homes Association prior to re-roofing your home. Walls and Trim Exterior walls of all buildings or structures must be of brick, stone, stucco, wood shingles, wood siding, wood paneling, glass blocks or any combination of those materials. When remodeling your home s exterior, these fundamentals must be adhered to in order to be in compliance with your Homes Association Plat Restrictions. With the advancement in available building materials and quality of those products, your Homes Association has now included products manufactured by the James Hardie Company. 14 Social News Nottingham Forest understands that making your house a home is also knowing your neighbors. We offer several events throughout the year so that children and adults alike can meet friends in their community. Each Easter a huge event is planned for the entire family. Each July 4th we start with a parade that ends at the Nottingham Forest pool. We have a BBQ with lots of games and prizes for the entire family. In October we don our scariest or Not So Scary Halloween costumes and enjoy Trunk or Treating, games and treats for all the goblins! Throughout the year events are planned for adults as well. We have enjoyed margaritas and fajitas at the pool on a hot summer evening. And, on a cold winter night, Nottingham Forest rented the AMC Fork and Screen at Studio 30 in Olathe.
