2 ` SIDENIAL DESIGN GUIDELINES hese guidelines have been prepared to assist Gainsborough Greens purchasers (and their builders/designers) to construct well designed, quality hoes and to join Mirvac to create great places for life. he guidelines will help you add value to your hoe and protect your investent. Great design iproves your quality of life and fosters an iage for Gainsborough Greens, aking it a highly desirable place, a place in which you will be proud to live. ARACIVE SESCAPES hese guidelines will assist in aking your hoe part of an attractive streetscape. his is achieved by using the right aterials and colours and including soe cost effective design to the front façade. It does not have to cost a lot to have a house that looks great. FENCING Fences which are visible fro the street are an iportant part of the streetscape. So at Gainsborough Greens we ask that you spend a little ore on these fences but for ost lots this is only a short length and the balance of the fencing can be econoical pine neighbourhood friendly type. LANDSCAPING A great way to set ake your hoe individual is landscaping. We ask that you include landscaping that will grow into an attractive low aintenance front yard that copleents the parks and bushland that is a great part of Gainsborough Greens. he guidelines show how this can be done a budget. HOME SIZE he size of your hoe is a personal choice and at Gainsborough Greens it is not a requireent to have a bigger house than you want. 3 GENERAL he character of your hoe ust be of a conteporary architectural aesthetic or design. It should reflect the natural characteristic of Gainsborough Greens and be sypathetic to the natural colour tones. No federation or colonial design eleents should be included in the design. he design of your hoe, fences and landscaping ust be approved by the Design Coittee. Your builder also needs to obtain the statutory approvals required by Governent. Construction cannot coence until you have both of these approvals. LO YPES Refer to the plan in Annexure A to identify your lot type and locate your Zero Lot Boundary if applicable. MINIMUM BUILDING SIZE For lots with only one street frontage, the iniu width of your hoe is 7% of the priary street frontage width, easured to the outside of walls. For corner lots the iniu width and length is % of the respective frontage. he highest point of the roof of your hoe ust not exceed 8 above the As Constructed Site Level. PRIVAE OPEN SPACE Lots with a frontage of ust provide a iniu of of private open space. No part of this space will be less than in width. Lots with a frontage of or ore ust provide a iniu of of private open space. No part of this space will be less than in width. If a duplex dwelling, then is required per dwelling (total ). No part of this space will be less than in width. Private open space ay be split into different areas providing the iniu area is at least. Must be accessible fro a living roo, dining roo or kitchen, provided these areas are on ground level. Part of the private open space ay be roofed. Private open space cannot include service courts. Gradients for private open space ust not exceed one in ten (:). GARAGES Garages ust be integrated into the ain building and are to be setback a iniu of behind the ain building front wall and fro the street boundary. Maxiu width of your garage is noinally. Miniu internal garage diensions are deep and wide. Miniu two car internal garage and iniu one off road visitor car space (in driveway and wholly within the lot). Carports are not peritted. FRON ENRY DOOR Your hoe s front door ust be well defined and/or visible fro the priary street. he entry ust have a iniu width of. he entry door ust be either: Noinal wide with iniu % glazing, or Noinal 8 wide tiber door with clear finish cobined with a iniu wide sidelight. 4 FACADE DESIGN Priary Street Façade Design he residential character of your hoe ust be of a conteporary architectural aesthetic or design. It should reflect the characteristics of Gainsborough Greens, ebracing the natural bushlands and open spaces, with sypathetic colour tones and aterial palette. he façade ust have variation in the elevation with at least one substantial projecting feature eleent such as a portico, verandah or feature wall. Excluding eave overhangs, steps & entry paths, any portico is to be a iniu of and deep. At least habitable roo should address the priary street frontage. Siilar hoes with siilar façades are not allowed on adjoining lots. Obscure windows or windows to toilets and bathroos should not front the priary street. If they do they ust be aesthetically screened. Walls over 9 in length without windows or articulation are not peritted. No garden sheds, air conditioning condensers or clothes lines, etc. can be located between the priary street façade and boundary. Secondary Street Façade Design If your hoe is on a corner lot, it ust be designed to address all streets. It ust have variation in the secondary street façade with at least one substantial projecting feature eleent such as a portico, verandah or feature wall. Walls over 9 in length without windows or articulation are not peritted. At least habitable roo should address the secondary street frontage. No garden sheds, air conditioning condensers or clothes lines, etc. can be located between the secondary street façade and boundary unless they are screened fro view fro a Public Area by approved screens or fences. Glazing to Public Areas All façades (excluding the garage door) are to include glazing for a iniu % of the façade area to provide surveillance, interest and variation. Sliding windows under width are not peritted. Reflective glass is not peritted. eporary window treatents or vertical blinds are not peritted. EXERNAL WALL MAERIALS & COLOURS o give a sense of variety and interest, a ix of aterials or colours ust be used to all walls of your hoe facing a street or park frontage. External Wall Materials Face brickwork or split-face block work is not peritted on priary street, secondary street or public open space façades except as a feature only. Finished to the Priary Street and or Secondary Street Facade ust return back around the other walls and extend back: a) For built to boundary walls, the full length of the wall, or b) For other walls to the first change in the vertical plane of the wall or window or door edge (excluding corner windows). Finishes to any non-feature asonry on priary street and secondary street façade ust be solid render not bag and painting. Finishes to any non-feature asonry on public open space façades ay be bag and painting and the finish used on this façade ust also be used on the adjoining side and/or rear walls. Double or height face brick is not peritted anywhere. Second hand aterials are not peritted unless they are used as highlight architectural eleents. Wall Colours Your colour schee ust be priarily uted tones, but liited and controlled feature highlight colours ay be approved. Each application is to be accopanied by an External Colour Schedule clearly showing/ noinating the location and extent of colours and aterials. ROOFS degrees is the axiu pitch for traditional hip and gable roofs. All single storey houses are to have a iniu of eaves to all publicly visible façades. All double and triple storey houses are to have a iniu of eaves to all publicly visible façades on ground level, and a iniu of eaves ust be provided to all elevations on the upper storey. Your roof aterials are liited to Corrugated pre-finished etal sheets (e.g. Colorbond). Roof iles. PRIVACY & CROSS VIEWING Privacy between your hoe and your neighbours hoes is to be achieved by one or ore of the following easures Obscure glazing to all bathroos and toilets. high sill levels above floor level. External screens. high dividing fence for ground floor windows. Where a direct view fro a verandah or deck exists into the Private Open Space of an adjoining hoe, the outlook ust be screened by privacy screens that have openings that ake it not ore than % transparent. 5 SECURIY & INSEC SCENS he style of any screen visible fro a Public Area ust be of a siple profile. Hexagonal or ornate historical styles are not peritted. Fraes and screens ust atch the colour of the door or window fraes or be dark grey or black in order to reduce their visual ipact. Security shutters or security blinds over windows are not peritted if visible fro a Public Area. EXERNAL SERVICES & WASE CYCLING If you have a rainwater tank it ust be located away fro or screened fro view fro all Public Areas. Meter boxes ust be painted to atch the wall colour. V antennae, satellite dishes and radio asts are not peritted unless they are not visible fro Public Areas or neighbouring hoes. Storage tanks for solar hot water systes, roof and wall ounted air conditioning units, clothes drying facilities, garbage bins and service yards are not to be visible fro Public Areas. DRIVEWAYS & ENRY PAHS he driveway to your hoe ust eet the following criteria One driveway is peritted per lot, with the exception of duplex lots. Miniu separation fro neighbouring driveway unless relaxation obtained fro Gold Coast City Council. Maxiu driveway gradients is :, with grades greater than :8 having appropriate transition zones. Acceptable aterials include coloured concrete, exposed aggregate concrete and pavers on a concrete base slab. hese ust coplient the external colour schee of your hoe. he ain pedestrian entry path to your hoe ust be constructed fro a peranent hard surface such as coloured concrete, exposed aggregate, natural stone or concrete pavers on a concrete base. Side paths ust be constructed fro siilar aterials to the ain entry path or decorative gravel on copacted road base. Material selection ust reflect and integrate with the surrounding landscape. FENCES GENERAL All fences to your lot ust be approved by the Design Coittee. Only fences of the types shown in Annexure C are allowed. No other aterials such as Colorbond or baboo are allowed. Fences constructed by Mirvac on any lots cannot be reoved or altered without written perission fro Mirvac. Any daage to these fences ust be repaired to the original standard by the land owner(s). Fences visible for Public Areas ust be aintained on an ongoing basis including recoating with tiber treatent if detailed as part of the fence type. As per the Federal Governent Koala Manageent Plan, all lots are required to have side & back fences. Fencing Facing the Priary Street Must be in accordance with Fence ype or and axiu in height. Must be located a iniu of behind the adjoining front façade wall. Fencing Facing the Secondary Street Must be type A, or with and a axiu of in height. May not extend past the façade line of the other street frontage. Must be located inside the secondary street boundary by a iniu of. Fences ore than in length ust be articulated further fro the boundary, to allow for planting alcoves, by a iniu alignent variation over a iniu length of. Appropriate landscaping ust be included within the setback area. Fencing to Side & Rear Boundaries Not on a Public Open Space Boundary Must be a friendly neighbour fence in accordance with Fence ype (except as detailed below). Maxiu in height. Where a fall hazard greater than in height exists forward of the front of your hoe, fencing is peritted to itigate this risk, provided it eets the following criteria: Height ust be and the design ust coply with any applicable building codes. It is the lot owner s responsibility to ensure copliance with all relevant codes. Must be consistent in design with Fence ypes, or. Note soe odifications ay be required in order for the fence to eet any building codes applicable at the tie. Must include a iniu of landscaping to screen the fence between the wall and the fence. Must not be visible fro Public Areas. he portion of the side or rear fence which protrudes forward of the fence facing the Priary or secondary street ust be the sae type as the Priary or secondary street fence. 6 LANDSCAPING he landscaping to areas of your lot visible fro Public Areas ust be approved by the Design coittee. he planting thee to be adopted is generally of a native character. All trees, shrubs, and ground covers ust be selected for their appropriateness according to their proposed situation. Planted garden beds ust be provided to a iniu of % of the available soft landscaping area forward of the building line on the priary street frontage and % of the available soft landscaping area forward of the building line on the secondary street frontage (if applicable), with high quality turf installed to the reainder of soft landscaping areas. Generally, a / ratio of shrubs to ground covers will establish suitable variety and for. A iniu of two advanced trees (iniu size of L stock and tall at the tie of planting) ust be provided to the landscape areas between your house and the verge. Gardens should be edged with concrete, galvanized steel, asonry or regular shaper treated tiber, but not round tiber or logs. CONSRUCION OBLIGAIONS Your building site ust be clean and safe at all ties. Your builder ust provide a skip bin or enclosure on site to contain rubbish for the duration of the construction period. Bins and site facilities should be clear of all neighbouring properties, roads, footpaths, reserves and all other Public Areas at all ties. DEVELOPER WORKS Where the Developer has constructed a fence, entry stateent or retaining wall, it is to be aintained by the owner to the standard to which it was constructed. Any daage caused during construction of a dwelling to any estate infrastructure (e.g. kerbs, grassed verges, street trees, bollards, etc.) is to be repaired by the owner to the standard to which it was constructed. Retaining Walls A retaining wall is defined as any retaining structure higher than. All retaining walls ust be constructed as part of the construction of your hoe. Retaining walls visible fro Public Areas ust be constructed fro either stone, asonry, concrete or steel. Retaining walls ay need to be certified by a Registered Professional Engineer. You are required to eet the Local Authorities requireents with regard to this atter. Retaining wall construction ust include a suitable drainage syste to deliver sub-surface water below the wall to the local stor water syste. Retaining wall heights ust not exceed without constructing a horizontal offset including a iniu planting zone between each section of the retaining wall to soften the visual ipact. If a fence is constructed at the top of a retaining wall, there ust also be a planting zone between the top of the wall and the fence. Sheds Must be located behind the front building line and screened fro view fro a Public Area. Must be painted or stained to suit the colour schee of the hoe. Reflective aterials are not peritted. 7 GENERAL SIING & SEBACKS Refer to the applicable setback table in Annexure B for inforation for Siting and Setback requireents. Ensure that you refer to the right inforation for your lot type. If your lot has a Zero Lot Boundary your hoe does not have to have a Built to Boundary Wall. If it does not, the setbacks that apply to that elevation are in accordance with the building code. If your lot has a boundary to Public Open Space then the design of your hoe needs to include for the façade facing the Public Open Space: iniu setback for the ain building wall. iniu set back to the outer ost projection including patios, verandas or balconies if they are unenclosed on at least sides. Viewing to the Public Open Space provided by:- Windows and/or doors, with a iniu area of, to a Living Area; or Balcony, patio or veranda of at least 8 with a iniu diension of with direct access to a Living Area. BUILDING SEBACKS All building setbacks for all single and two () storey dwelling are to be in accordance with the Setback ables and Lot ypologies included as Annexure B and C of this docuent. Setbacks are to be easured to the face of the dwelling wall (or face of garage door for garages). Peritted Encroachents are peritted within the setback zone up to within of the property boundary (except for noinated Built to Boundary property boundaries where encroachents ay extend up to the boundary). Where a lot is subject to a bushfire buffer no part of the dwelling, including outer ost projections ay extend beyond the buffer. DUPLEXES Duplex dwellings ay be attached or detached. Driveways on duplex dwellings ust be located on different street frontages. Duplex dwellings ust have only one driveway and pedestrian access per road frontage. Peritted Encroachents: Include eaves, awnings, sun screens, privacy screens, architectural features such as gatehouses and pergolas (where not enclosed and not ore than high when proposed at the boundary). Garden walls, fences and other landscape features are peritted within setback zones providing individual eleents are not ore than in height. SE DWELLING ACCESS he garage and driveway access for all dwellings ust be by the road frontage identified (if indicated) on the Lot Layout Plan in this docuent. he priary pedestrian access ust be fro the road frontage identified (if indicated) on the Lot Plan in this docuent. Open pergola structures are not included. Internal area is easured to the outside walls (or garage door for garages). Covered private open space is easured to the outer ost projection of the roof structure. Secondary Street Zero Lot Boundary Applies to lots with ore than one street frontage and is the street(s) which is not the priary street. Coon boundary of your lot and the neighbouring lot as shown in Annexure A which part of an external wall your hoe ay be peritted to abut. Walls should be sufficiently clear of this boundary to allow for gutters and eaves overhangs. Generally a Zero Lot Boundary is located on either the southern or western property boundary.
