Some people like cozy warmth, others prefer cool, fresh air when working on challenging projects. Thus the Süddeutscher Verlag chose a room climate concept for the new headquarters that offers a wide range of self-adjusting heating settings and is nevertheless very energy-efficient. The basic, functionally developed energy-saving concept is controlled by the higher level Desigo building automation system from Siemens and a presence-controlled individual room regulation system that also factors in lighting and solar-protection. The proprietor also put their faith in Siemens system technology for energy distribution, security, lighting, media technology and fire protection. In February 2010, the building has been awarded with a LEED certificate in gold as first office building in Germany. The principal's requirements for the new Süddeutscher Verlag headquarters (SV) on the East side of Munich remind one of the difficulty of squaring a circle. On the one hand, the building and the building technology systems should be able to react flexibly to the rapid changes in the publishing and editing industry, but on the other hand a third-party usability of the building and the rental of individual stories had to be taken into consideration by the architects and planners. Furthermore, the principal requested that the offices in the high-rise be ventilated as naturally as possible, whilst fulfilling high noise insulation requirements. An unpredicted second planning phase proved advantageous in fulfilling the increased requirements. Owing to the Münchner Bürgerentscheids (Munich Citizens' Decision) of November 11th 2004 that decreed that in the future no building may be taller than the spires of the Frauenkirche, much effort was put into replanning the SV office tower that was originally planned to be 146 m tall. Amongst other things, the air conditioning systems originally intended only for ventilation were replaced by a hybrid ventilation system with concrete core tempering. The special feature of the room climate concept is the combination of decentralized natural ventilation, mechanical ventilation (openable windows / facade-oriented 1 / 11

2 underfloor air-conditioning device with fresh air intakes in the facade and recirculation function) and a central exhaust air system with heat recovery function. The options of night ventilation / nightcooling also form part of the system solution. A highly efficient energy and air-conditioning concept was installed that has already proved itself in other buildings. Following the completion of the startup phase, the building has been certified with the gold level of the American Green Building Standard "LEED" (Leadership in Energy and Environmental Design). The building reached 42 points within the six main categories Sustainable Sites, Water Efficiency, Energy, Materials and Resources, Indoor Environmental Quality, and Innovation in Design. In order to achieve the LEED gold status, 39 points are necessary. The heart of the building and energy concept entirely designed for sustainability is a geo-thermal heat pump that accesses the energetic storage potential of the earth via 36 thermally active pile foundations for heating and cooling purposes. Ideally the geo-thermal heat pump uses the earth underneath the building as a seasonal thermal store. This means that the heat pump is used in winter to obtain heat from the earth, which is thus cooled in the process. In summer, the cold accumulator that results from this can be used for basic temperature control in the building via concrete core activated ceilings. In doing so and by using the heat pump as an air-conditioning machine, the earth below the building becomes a heat accumulator for the next heating season. The remaining heating requirement is covered via a connection to the district heating grid (combined heat and power system). The provision of sustainably generated heating and cooling using a geo-thermal heat pump is however only one part of the energy concept. Internal heat loads, solar power and individual window ventilation are primarily used for office temperature control during the transition period. First experiences show that the internal thermal load is sufficient to keep the building at a comfortable temperature into the winter. The double facade, in combination with automated solar protection devices and active daylight systems that function depending on the location of the sun or amount of daylight, assumes the important function of safely directing the sun's rays into the building. Fresh-air shower at the press of a button All employees in individual offices can decide for themselves whether they wish to manually control the temperature using the window ventilation system integrated in the double facade or whether they want to entrust this to the automated air-conditioning system with closed windows. In doing so, potential heating deficits or excesses are compensated for by facade-oriented underfloor convection ventilation processes or fresh air intakes in the facade. Fresh air intake is activated at the press of a button by the respective user via the room control unit, although the "fresh air shower" is restricted to 30 minutes at a time. In this event, the exhaust air is extracted and fed into 2 / 11

3 a high-efficiency, circulation heat recovery system in the central air-conditioning systems that supply conference rooms, warehouse, casino and other large rooms with treated air. In principle, every office is fitted with an individually controllable mini ventilation system that is specially developed for energy efficiency and comfort and can also meet extremely high room climate and working time requirements. Fundamentally, room regulation functions without the user having to do anything because the presence detector integrated in the acoustic ceiling panel not only (de)activates daylight-dependent lighting but also (de)activates the facade-oriented ventilation system. The windows are also connected to the room automation system via contacts, meaning that as soon as a window is opened, the mechanical ventilation in that room is switched off. First experiences show that for the most part employees refrain from individually overriding the control unit and entrust the higher level room automation with "thermal decisions". Employees also open the window much more frequently than activating the ventilation system when they require fresh air. LON System with minimized data traffic The user-friendly automation of lighting, room temperature regulation, window ventilation, mechanical ventilation and solar protection is not just a coincidence. Behind the scenes, a total of 1,730 Desigo ACX LON individual room regulators from Siemens work together with a total of approx. 57,000 data points that communicate via an individual, physically separate TCP / IP data network with the higher level Desigo BACnet building automation system. "Intelligent switches" guarantee that data traffic is carried out along regulated channels, that is to say that the relevant "ports" are only operational when they are being communicated with. In order to guarantee the greatest flexibility in room layout and building use, a LON ring in the double-layer floor (underfloor convection, solar-protection, windows) as well as in the ceiling (Dali interface, lighting, motion sensors) is used to control every room or every zone. The innovative "SX OPEN" integration platform comprising 6 coupler servers is installed in the building management system control unit for the processing of data from the individual room regulators enabling a process-oriented functional connection of the LON system to the Desigo building automation system. A total of 22 Desigo PX automation stations are installed for the connection of the two climate control units, "north" and "south", as well as the "heating", "air-conditioning, "sanitation / sprinkler" and "underground parking exhaust air" control units. In the future, the management and optimization of building technology systems with building automation, especially geo-thermal systems, will play an important role. Practical operation has already shown that the double facade offers better insulation than at first predicted. The heating limit could therefore be reduced to just a few degrees above zero based on these experiences. Corresponding measurement and metering functions for energy management and energy 3 / 11

4 controlling function have already been implemented and are available via a MOD-Bus / BACnet interface. All meters are slaved into the internet based EMC (Energy Monitoring & Controlling) system from Siemens to provide efficient and cost-effective energy management. Security for all eventualities Whilst the building automation system works together with the approx. 1,730 individual room regulators to permanently adjust the building technology systems to the requirements in order to ensure heating, ventilation and air-conditioning functions and guarantee individual room climate conditions at the lowest energy output, the risk management system from Siemens are working in the background. The GMA manager Topsis is the central control and observation location via which fire alarm systems, intrusion detection systems, video systems and alarms generated by electroacoustic systems (ELA) can be visualized, controlled and monitored. All action plans for emergencies and alarm signals are configured specific to the customer in the Topsis system. The Topsis system also initiates the necessary measures, for example fire controls in air-conditioning ventilation systems, elevator controls, SHEVS, section and storey specific evacuation strategies and follow-up alarm functions, for instance the activation of emergency exit door controls and the control of firefighter-specific equipment. A total of approx. 3,000 automatic, intelligent fire detectors and 120 aspirating smoke detectors in the double floors and suspended ceilings provide early and safe detection of smoke and fire. 350 push-button fire alarms that alert the fire department immediately when activated by an employee and approx. 800 control contacts for the implementation of the specified fire protection concept with the divisions involved are also installed. Whilst the approx. 2,700 loudspeakers installed above the doors primarily inform employees in the offices of evacuation procedures and strategies at a minimum volume of 75 Decibel, special loudspeakers are installed in the foyer that doubles as an auditorium. Evacuation instructions can still be clearly understood even in rooms with hard surfaces (glass) and high background noise due to their special directional features. In order to avoid panic situation and unnecessary evacuations, selective alarms are only made via the ELA system in the section where a fire alarm is triggered and the floors directly below and above. All alarm systems required by building law (fire and evacuation systems) are backed up by their own emergency electricity supplies. Due to the double network supply, a high supply of electricity is available even in emergencies. The installation of an emergency power system (emergency diesel generator) is therefore not necessary. 4 / 11

5 Demanding lighting solution The customer's high demands for room flexibility, ergonomics, energy efficiency and economic feasibility led to the installation of multifunctional suspended ceilings for lighting in the offices that combine acoustic, design and functional aspects. A suspended ceiling was developed that seamlessly integrates an acoustic function in which lighting, presence detectors and sprinklers are seamlessly integrated. The project-specific lighting is distinguished by a non-glare feature achieved using Eldacon micro-prism technology in the cover. This means that desks can be flexibly positioned in a room without creating shadows or glare. The daylight-dependent dimmer function allows for the predominant use of daylight. The presence detectors deactivate lighting when it is no longer required and thus saves energy on a sustainable basis. The high energy efficiency of the lighting concept is provided primarily by the Quicktronic Dali Dim (QTi Dali) electronic control gear from Osram that also enables flexible allocation of a lighting group to a switching element. This increases the flexibility of the room and of use further. An important USP of the QTi-Dali electronic control gear is the cut-off technology that deactivates the preheating of the lamp filament between 100 and 80 percent luminous flux as soon as the optimum operational level of the light is reached. In comparison to conventional electronic control gear, savings of around eight percent can be made on "luminous flux". Around 3,000 such high-efficiency electronic control gear systems are installed in the new publishing house. The lighting solution thus contributes greatly to the improvement of the overall efficiency of the building as luminous flux that is not used leads to a lower cooling load and thus causes a reduction in the proportion of mechanically generated cooling energy. Media technology for the media house Journalism is not just "chatting in the corridor" as one architecture critic described in an insert in the "Süddeutsche Zeitung", but rather a permanent readiness to receive news from all over the world. Multimedia walls and conference rooms equipped with high-tech audio-video technology are an integral part of the working environment of journalists nowadays. Easy access to all media is important in order to have the prerogative of interpretation of an event as soon as possible. However, conference rooms with AV technology are also there to provide a forum to present research material and give the opportunity to pick out the important content from news topics from around the world in small or large groups. One example of the high importance of AV media technology at SV is the auditorium on the first floor, a conference room that can be divided from one large room into four smaller rooms each fully-equipped with AV technology within minutes due to the mobile dividing walls. The equipment includes: 5 / 11

6 - six projectors - six large screens - four touch panels with individual media control for operation in each room - conference equipment for 40 delegates and three presidential communication terminals - a four-channel microphone system for the operation of four wireless microphones - 12 loudspeakers with corresponding room allocation depending on room division The evacuation system's loudspeakers are integrated in the audio system. In the event of a fire alarm or another evacuation measure, the media system's sound is turned off so that a high-priority alarm message can be heard. Information from PCs, DVDs or Blu-ray players is transmitted by two mobile racks or in-floor units. All control and switching functions are configured in such a way that the control of systems is predominantly self-explanatory. Flexible and sustainable via electricity rails Particularly high security, availability, flexibility and fire-procedure requirements are made of electro-installations in high-rises. In the publishing house intended to receive Green Building LEED certification, the sustainability of the materials used and the foreseeable thermal load both played a role. In the comprehensive evaluation of economic feasibility, sustainability and thermal load, electro-planners and general planners therefore decided to install the modular, space-saving electricity rail system Sivacon 8 PS from Siemens for energy transport and energy distribution. This system has the following advantages over classic cabling: - optimal, space-saving and safe energy transport - very low or no thermal load in comparison to cable installations; no emission of poisonous gases in the event of a fire - user-defined variable electrical outflow due to modular technology, thus providing high flexibility in altered surface use - short planning, development and installation phase - option of integrated bus systems on electricity rail system, thus less interfaces for automation environments. This electricity rail system is thus an integral component of the multi-functional system approach from Siemens. In order to prepare the high-rise for other uses, horizontal busbar routes are installed parallel to the vertical busbar routes. Thus, if further sub-letters move in, storey-specific electricity meters can be installed, a very important aspect especially where cost saving, room flexibility and sustainability are concerned. 6 / 11

7 The electricity supply is guaranteed by a double feed-in from different grid areas of the supplier. Emergency lighting, electro-acoustic system, evacuation route indication and corresponding security systems such as fire alarm systems, hazard management systems, elevator control and building automation are supplied by a separate UPS electricity rail network with battery power in the event of a power failure. The low-voltage "Sivacon S8" switching system has an equally modular and space-saving assembly as the electricity rail system. The low-voltage main distribution system that comprises a total of 34 switchboards, an important component of Siemens "Totally Integrated Power", supports the system concept that ranges from the Power Management System to the low-voltage main distribution system to the power outlet. The new generation of switchboards distinguishes itself as a type-tested standard component and thus highest security and accidental arcing-proof sealing system that provides maximum personal safety in accordance with IEC and VDE 0660 Item 500, Supplement 2. Summary The Süddeutscher Verlag HQ, certificated with LEED gold, is an example of how economic feasibility, sustainability, building energy efficiency, flexibility of use and a productive working environment can be aligned with a self-definable room climate. A considerable part of the implementation of the complex building functions have systems that practically communicate with each other without interference.
