1 Summary of Automatic Sprinkler Thresholds f Commercial and Multifamily Residential Projects This bulletin summarizes automatic sprinkler thresholds f commercial and multifamily residential projects accding to occupancy, use and specific areas. The requirements are based on the 2013 Califnia Fire (CFC) and Califnia Building (CBC). Highlighted ptions denote local amendments adopted by the City of Walnut Creek and the Contra Costa County Fire Protection District. These local amendments generally lower the fire area thresholds f new buildings, additions and changes of occupancy classification. The effective date of these amendments is March 6, The Contra Costa County Fire Protection District will perfm plan review and inspection services related to automatic fire sprinkler systems. Therefe, please verify the requirements in this bulletin with the Fire Protection District as they apply to your specific project. NEW BUILDINGS The table below lists code provisions f fire sprinkler triggers and thresholds. F new commercial buildings, the local amendments generally lower the fire area trigger to 5,000 sq. ft., as highlighted. 6 ADDITIONS AND EXPANSIONS F existing commercial and multifamily residential buildings that undergo additions and expansions, sprinklers are required if both of the following criteria are met: Addition of new fire area > 50% of existing fire area (In other wds, the expansion increases the existing fire area by me than 50%) AND The resulting new total fire area > 5,000 sq. ft. Sprinklers are not required if neither criterion is met. Sprinklers are not required if only one criterion is met and not the other. [ : CFC 903.6, ] Definitions Fire Area: The aggregate flo area enclosed and bounded by fire walls, fire barriers, exteri walls, hizontal assemblies of a building. Areas of the building not provided with surrounding walls shall be included in the fire area if such areas are included within the hizontal projection of the roof flo next above. ( 202) Fire Wall: A fire-resistance-rated wall having protected openings, which restricts the spread of fire and extends continuously from the foundation to through the roof, with sufficient structural stability under fire conditions to allow collapse of construction on either side without collapse of the wall. ( 202) Fire Barrier: A fire-resistance-rated wall assembly of materials designed to restrict the spread of fire in which continuity is maintained. ( 202) Exteri Wall: A wall, bearing nonbearing, that is used as an enclosing wall f a building, other than a fire wall, and that has a slope of 60 degrees greater with the hizontal plane. ( 202) Hizontal Assembly: A fire-resistance-rated flo roof assembly of materials designed to restrict the spread of fire in which continuity is maintained. ( 202) Created March 15, 2011 Page 7 of 7
