Upgrades to the hotel shall be required in accordance with Section VII of the Franchise Agreement unless otherwise noted below. If the hotel has not implemented a specific brand standard that is listed in the PIP, the PIP will not serve as a temporary release or waiver if the item is listed as a deficiency in the QA Operations Audit. Franchisee/owner must submit design, plans, layouts and custom selections to Marriott Interior Design for approval prior to execution of the PIP. Requirements must meet Brand specifications at the time of the execution of work. 2 of 10

3 ADA Certification Requirement As requirement in the franchise agreement, the attached ADA Certification (see attachment A) must be completed and submitted to Marriott by the Property Improvement Plan (PIP) completion date. Property Internet Standards (Details available on Marriott Global Source (MGS)) Note: Compliance will be verified via Brand Standard Audit due in 60 days 1. Meet or exceed minimum bandwidth requirements based on hotel type and size. Systems 1. Replace PBX & Voic Systems Décor Package Implementation Implement all required elements of Turning Point décor package or a custom décor package. Must submit design, plans, layouts and custom selections to Marriott Interior Design for approval prior to purchasing. Ensure new FF&E and finishes coordinate with new décor package. Architectural Façade/Building Envelope 1. Clean and repair exterior building finishes to a "like-new" condition. 2. Repaint wood trim and decorative moldings. 3. Install shutters where missing 4. Provide card-reader access for all entry doors into building. 5. Replace Guestroom Windows (20) to include frame, glass and sealants). 6. Verify the condition of all remaining exterior windows, doors, frames, sills, and seals, and repair/replace as necessary to prevent wind, rain and noise from leaking into building. 7. Touch up and repaint front entrance door. Exterior Signage and Graphics/Lighting 1. Replace exterior "Office" signage with "Welcome" signage. 2. Install new decorative light poles (parking lot or others). 3. Replace exterior decorative lighting (i.e. sconces, pendant fixtures) with new. 4. Replace any cracked/yellowed light covers at exterior light fixtures. Hardscape and Parking Areas 1. Replace sidewalk. 2. Repair/reseal and re-stripe parking areas. 3 of 10

Install Granite Vanity Top and Undermount China Bowl. 6. Remove Wall-Mounted Hair Dryers. 7. Replace Decorative Vanity Mirror. 8. Install New Vanity Light Fixture and Bulbs. 9. Replace Two-Part Shower Curtain and Rings. 10. Replace Ceiling Light Fixture If Discolored or Light Levels Are Below Standards. 11. Paint Ceiling. 12. Replace Fiberglass Tub and Tub surround with current Specification. Engineering/Fire Protection/Life Safety Property must comply with all standards and requirements as detailed in the Fire and Life Safety Audit items listed below regardless of current status of compliance with local codes or previous franchisee guidelines. The Portland Scarborough TPS was surveyed on April 17, This project has been surveyed with the understanding that the work performed in this building meets renovation as defined as refinishing, replacement, bracing, strengthening, or upgrading of existing materials, elements, equipment, or fixtures without involving the reconfiguration of spaces. If any other work in the building is performed, such as reconfiguration, change of use, additions, etc., Marriott Fire Protection must be contacted for a reassessment of the fire and life safety requirements. General Building Notes: Built in Guestrooms 2 Buildings 3 stories Gamewell- FCI E-3 Series 2012 The following items must be completed to meet Marriott Fire Protection and NFPA Standards in the noted timeframe. The fire protection and life safety systems must be inspected and tested by Marriott Fire Protection once completed: 8 of 10
