INTERIOR: MAINTENANCE ATTACHMENT A IRCC MAINTENANCE QUARTERLY HOME CARE CHECKLIST Smoke Detector(s)--test--(Replace battery as needed) A/C Filter(s)/Vents replace filters as needed check grill and registers (dirty or repair) Refrigerator--clean coils (Kitchen refrigerator only) Washer/Dryer check for rust--exterior and lid/tub areas. Dryer Lint Trap vacuum lint basket area & check for vent clogs when accessible. Washer Hoses--check hoses/connections Doors and Windows check hardware and seals. Garage Door(s)--test emergency return system, lube door parts--(no liquid lube on chains). Screen Door(s)--lube latch and hinges as needed. Hot Water Heater--test pressure release valve, check general condition. A/C Air Handler add bleach to condensation tube--(when fill port available). 2. EXTERIOR: Conduct house walk around checking for general condition and: (Report problems to Maintenance.) Mail Boxes check cleanliness/general condition, anchor/position, and remove mildew with a bleach solution Exterior Light Fixtures deterioration /corrosion/cleanliness Stucco Walls/Banding damage / cracks / mildew. Window Screens check proper fit and condition. All Exit and Garage Service Door(s)--rust, casing paint/deterioration, hardware, seals, windows and screens. Sidewalks / Driveway / Walkways check for unevenness, cracks, etc. A-1

2 Pests check for ant hills, armadillo holes. Soffit/Fascia/Gutters loose/missing nails or sagging soffit/fascia/gutters/roof edges. Hose Bibs check proper operation and general condition. 3. Consult with Resident about any concerns needing attention. 4. Note and report to the Services Desk other discrepancies needing follow-up work order attention. 3 IRCC MAINTENANCE QUARTERLY COMMERCIAL BUILDING CHECKLIST 1. INTERIOR General Lighting--bulbs out, switch problems, etc. (replace bulbs as needed) Handicap Door Openers. A/C Filter(s)/Vents replace filters as needed check grill and registers (dirty or repair) Rest Room Fixture Functions--test operation, cleanliness, leaks, stall hardware, etc. Flooring/Ceiling Tiles cleanliness and in good repair. Walls/Wall Covering--drywall holes, nail holes, paint, general condition.. Fire Extinguishers and Exit Lights--in place, working and within annual inspection date. Facility "Signage"--is in place, appropriate and in good condition. 2. EXTERIOR: Conduct walk around checking for general condition: (Report problems to Maintenance.) Exterior Lighting deterioration / corrosion / cleanliness. Stucco Walls/Banding damage / cracks / mildew. Window Screens check proper fit and condition. 4 1. HEAT PUMP: a. Clean Coil Check for damage. b. Cabinet Condition: (Rust, screws missing, dented, paint condition, etc.) c. Air flow Obstructions (Plants, H/O Storage, etc.) d. Electrical OK: 1.) Voltage (238 to 245 desired) 2.) Amperage: Total Amps Compressor Amps ( desired) Fan Amps ( desired) 3.) Connections OK (Visual inspection check for loose connections) 4.) Controls: Contactor Capacitor PC Timer Defrost T Stat Other ( Super Boost, Time Delay, Pressure Switch) 2. AIR HANDLER: a. Clean Coil b. Inspect Pan c. Inspect Unit Insulation d. Flush Condensation Drain/Add BLEACH e. Inspect Blower Wheel (Rust, Paint flakes, Out of line, etc.) f. Electrical: Blower Relay, Heat Sequencer,, Heat Strip Continuity Blower Motor (Voltage/Amperage Check) Transformer (Voltage Output) Connections (Visually inspect) g. Return/Plenum: Filter Condition/Cleanliness Filter Grill Condition/Cleanliness h. Temperature Differentials (Compare Return and Output air temps) A-4

5 3. THERMOSTAT: a. Check Temp Differentials: (compare thermostat to remote thermometer) b. Calibrate as appropriate: (level mercury bulb, adjust controls, etc.) 4. ECU: (Energy Conservation Unit) a. Check temperature differentials (Water In/Water Out) b. Check Pipe Insulation and Plumbing: (Is ECU converted?) c. Check general condition: (rust, paint, etc.) 5. DOCUMENTATION: a. Document visit on PM Work Order and return W/O to the Services Desk. b. Initiate FOLLOW-UP work orders for unresolved problems. c. Leave A/C Operating Instructional Sheet with resident as appropriate. d. Close out work order with the Services Desk. A-5
