These summaries are where you will find important aspects involving items and components of the residence. I try not to be redundant while doing my s. Structural and safety issues are two of my main concerns. The marginal summary are items or components that may be serviceable. I leave these items for the future home owner to evaluate. The future home owner can make the decision to either hire a professional contractor to do any repairs or maintenance related actions or do the repairs themselves. The inspector will recommend a licensed professional when deemed necessary. It is in my opinion as a certified NACHI home inspector I find no major structural or safety issues with this home. The home as a whole needs normal maintenance performed. A couple of examples would be: re-caulk around all seams of master and spare bathroom fixtures, wet areas. I also recommend that all windows around sun room be re-caulked on the exterior sills to prevent any water intrusion. Florida is a sub-tropical climate and requires more maintenance on homes than other areas in the country. A normal maintenance routine is but not limited to:

27 Page 26 of 28 Final Comments (Continued) Maintaining proper AC care: Change filters every 1-3 months. Use low air resistance filters such as "NaturalAire" found at Home Depot. This will save electric and help the air handler circulate air through out the home easier. Maintain proper roof care: Clean off all debris and mildew that may grow on shingles which could cause roof damage. Hot Water Tank maintenance: Drain tank every 6 months to prevent sediment build up.
