5 DEFICIENCIES NOTED: In the opinion of the inspector, the noted items were not in a satisfactory condition. They were either incorrectly installed, per manufacturer's installation instructions, not functioning as intended, operating in an unsafe manner, or near the end of their economic life. Repair or replacement is recommended to achieve intended design and performance. Failure to take the necessary action relatively soon could result in failure of the component or system and may affect the habitability of the structure. Safety related items need immediate attention. Other than certain critical deficiencies or life threatening situations, it is not possible for the inspector to rank these deficiencies in terms of importance. What is critical to one individual may not be to another. It is up to you, with the assistance of your professional REALTOR or other advisors, to determine what action, if any, needs to be taken prior to closing, in relation to the terms of your contract. ROOF & ATTIC Roofing Roof Gutter System: Action Necessary - The splashblocks appear to need repair or replacement. At least one of the splashblocks is missing. KITCHEN Microwave Oven: Action Necessary - There is a microwave unit installed. Handle broken. Door is loose. It did warm up a cup of water. BEDROOMS Master Bedroom Floor: The floor covering material is carpet. It is worn thru at the doorway and needs replaced. Pg. 5 of 30

6 FOUNDATION Crawlspace Electrical Service: The wiring coming out of the breaker panel and into the crawlspace needs secured to the bottom of the floor joist every 48". ROOF & ATTIC Attic & Ventilation Comments: Electrical enclosure needs cover. STRUCTURAL Structural Soffit/Eaves: Attention Needed - Soffit/eaves appear to need some minor repair to prevent further deterioration. It is sagging loose on the West side. Pg. 6 of 30

7 KITCHEN Range/Oven: All the heating elements on the range top and oven were functional at the time of the inspection. Temperatures of heat settings were not tested. The oven didn't heat up after preheating for 10 minutes. An appliance specialist should look at the stove and determine the plan of action. LAUNDRY Dryer Ventilation: Attention Needed - The dryer ventilation siding cover as installed appears to need replaced. BATHROOMS Bathroom Basin and Drain Fixture: Attention Needed - The basin or drainage fixture needs attention. The lavatory drains slowly. There may be some blockage either in the fixture or the drain line. OTHER LIVING SPACES Dining Room Windows: Attention Needed - At least one window or associated hardware needs attention. Site Drainage: Satisfactory - The lot appears to have adequate drainage to prevent water from ponding. Bushes and Shrubs Condition: Satisfactory - The shrubs and/or bushes have a good appearance. Fences & Gates Fencing Materials: Wood materials used for fencing. The fence is constructed using 6-foot boards. Fence Materials Condition: Satisfactory - The fencing materials appear to be in satisfactory condition. Gates and Latches: Satisfactory - The gates and latches are performing as intended. 11 FOUNDATION Foundation Type of Foundation: Raised Foundation with a crawlspace - Refers to a foundation wall with a footer below without a finished floor. Foundation Materials: Concrete Masonry Unit (CMU) laid in horizontal, interlocking rows. CMUs are generally 8" x 16" and 8 inches wide. Perimeter Foundation Drainage Surface: Satisfactory - The drainage around the perimeter of the foundation appears to have adequate ground slope to remove run-off water from the immediate area. Crawlspace Crawlspace Entrance: Satisfactory - The crawlspace entrance is adequately sized. Location of Crawlspace Entrance: Exterior. Crawlspace Ceiling Exposed Percent: Most of the ceiling is open allowing visibility of the ceiling/floor joists. Sill Plates Percentage Visible: The sill plates are all pressure treated lumber. Foundation Bolts Noted: Yes - This inspection noted the presence of foundation bolts correctly used to secure the framing to the foundation. Main Beam: The main beam is made of layered dimensional lumber sandwiched together creating a built-up beam. 2x10s. Crawlspace Ventilation: One vent screen is detached or loose on the south side. Concern that small animals can enter if the screen come completely loose. Pg. 11 of 30

12 Crawlspace Inspected By: The crawlspace was inspected by entering and crawling through. Crawlspace Floor: Gravel. Vapor Barrier Installed: Yes - There is a vapor barrier installed. The floor is covered with an approved vapor/moisture retardant material. Pier Construction Materials: There are hollow masonry piers installed in the crawlspace. Condition of Piers: Satisfactory - The piers as installed appear to be adequate. No engineering analysis was completed. Electrical Service: The wiring coming out of the breaker panel and into the crawlspace needs secured to the bottom of the floor joist every 48". Pg. 12 of 30

13 ROOF & ATTIC Roofing Type Roof: Gable. Roof Covering Materials: Fiberglass composition shingles. Fiberglass mat, asphalt impregnated. Shingles are applied in horizontal rows. Underlayment Noted: Asphalt impregnated felt underlayment was noted under the roofing material in at least 2 locations that were checked. Condition of Roof Covering Material: Satisfactory - The roof covering material is in a condition that is consistent with its age and method of installation, showing no deficiency or cause for immediate concern. There are some places that were patched up due to the tornado. Some places have tar on them. Pg. 13 of 30

14 Slope: Medium slope is considered to be between 4 in 12 and 6 in 12. Flashing: Satisfactory - The flashings around openings in the roof covering appear to be watertight and caulked as needed. Means of Roof Inspection: The roof covering was inspected by walking on the roof. Roof Gutter System: Action Necessary - The splashblocks appear to need repair or replacement. At least one of the splashblocks is missing. Attic & Ventilation Attic Access Location: Entrance to the attic is under the car port. Attic Accessibility: Ceiling scuttle hole. Method of Inspection: The attic cavity was inspected by entering the area. I wasn't able to enter the entire attic due to the amount of insulation. For fear of missing a ceiling joist and stepping thru the ceiling, I went about half way. Attic Cavity Type: Crawl Through - The attic cavity is not useable for any storage due to size, framing, or insulation. Roof Framing Condition: Satisfactory - The roof framing appears to be in functional condition. Roof Bracing: The roof framing as installed seems adequate. Roof Decking: The roof decking material is 1/2" plywood sheeting. The builder installed ply clips when installing the sheeting to prevent the sheeting from sagging at the joints. Ventilation Hi/Low: Satisfactory - There appears to be adequate ventilation installed. Vents are located both in the ridge area and low in the eaves area. Pg. 14 of 30

15 Insulation Clear of Sheathing: There is at least 1 1/2 inches of clearance between the roof sheathing and the insulation. Insulation Noted: Satisfactory - The attic insulation appears to be adequate and properly installed. Comments: Electrical enclosure needs cover. Pg. 15 of 30

16 STRUCTURAL Structural Type of Construction: Frame. Exterior Siding Materials: Vinyl Siding. Siding Condition: Satisfactory - The siding is in serviceable condition. Soffit/Eaves: Attention Needed - Soffit/eaves appear to need some minor repair to prevent further deterioration. It is sagging loose on the West side. Outside Entry Doors: Satisfactory - The outside entry door(s) is satisfactory as noted from the exterior. Windows Type: Double Hung. Window Condition: Window assessments are given with each room. Exposed Floor/Ceiling Framing Location: Crawlspace. Floor Framing Members Size. The floor framing is constructed with 2" x 8" members. The floor/ceiling is framed with 16-inch centers. Exposed Floor/Ceiling Framing Condition: Satisfactory - The exposed portions of the floor framing and ceiling joist members are in satisfactory condition. Pg. 16 of 30

17 HEATING, VENTILATION & AIR CONDITIONING Air Conditioning Unit 1 Model/ Serial Number/ Size: Brand - Oilpak 10; Model # PHP10B30DA-4P; Serial # 1604A26449; The age of this unit is undetermined. Type: Heat Pump. Electricity-powered. Unit/Condenser Location: To the right or the house. Unit Tested: No - The air conditioning unit was not tested due to ambient temperatures. The inspector may not activate a unit if the ambient temperature is below 65 degrees or below the temperature recommended by the manufacturer. Heating Unit 1 Heating System Location: The furnace is located outside in combination with the AC. Heating System Type: Air-to-Air type heat pump is installed as the primary heating system. Model/Serial Number/Size: The heat pump uses the same outdoor coil as the air conditioning condenser cabinet. Therefore, the Model and Serial numbers are listed on the air conditioning portion of the report. Unit Tested: Yes. Furnace Temperature output within manufacturer specifications: Temperature at the supply register is 113 degrees. The temperature at the return register is 89 degrees. Pg. 17 of 30

18 Heat Pump Temperature Differential: Satisfactory. Filter Type/Size: 14x14x1. Filter Condition: Satisfactory - The filter is clean and correctly installed. It is recommended that the filter(s) be changed or cleaned every 30 to 45 days for best performance. There is a return vent with filter behind the closet door but doesn't serve any purpose since it can't get any air thru the door. For there to be any use in this return vent there needs to be a whole cut in the bottom of the door and a grid installed. Duct Insulation in Unheated Spaces: Exposed ductwork in unheated spaces is insulated adding to the efficiency of the heating and air conditioning systems. Pg. 18 of 30

19 ELECTRICAL Primary Power Source Service Voltage: The incoming electrical service to this structure is 120/240 volts. Service/Entrance/Meter: Overhead/Satisfactory - The masthead, supports, meter housing, and cable entrance to the structure appear to be correctly installed. Main Power Panel & Circuitry Main Power Distribution Panel Location: Master bathroom. Main Power Panel Size: 200 amp - The ampacity of the main power panel appears to be more than adequate for the structure as presently used with room for expansion. Service Cable to Panel Type: Copper. Is Panel Accessible: Yes - The electrical panel is in a location that makes it readily accessible. Panel Condition: Satisfactory - The power panel, as a container for safely covering electrical circuitry and components, is functioning as intended, minimizing the risk of electrical shock. Legend Available: Yes - Identification of the breakers and the appliances or areas they control are clearly marked. This inspection does not verify the accuracy of this legend. Panel Cover Removed: Yes. Condition of Wiring in Panel: Satisfactory - Electrical circuitry wiring in the panel appears neatly arranged with no unallowable splices. Main Service Ground Verified: Yes - The main service ground wire was located by the inspector. Smoke Detectors: Yes - The structure is equipped with functioning smoke or heat detectors. They should be tested periodically in accordance with the manufacturer's specifications. This does not imply that there is adequate coverage by the existing detector(s). Doorbell : Yes - At least one exterior door has a working doorbell. Pg. 19 of 30

20 PLUMBING Plumbing Water Source: City/Municipal. Plumbing Service Piping Size to Structure: 1" water service line from the meter to the main cutoff. Public Service Piping Material: The main service line to the structure is plastic. Main Water Line Cutoff Location: Crawlspace. Interior Supply Piping Size: The interior water supply piping is 3/4" indiameter. It then reduces to 1/2" or 3/8" risers. Interior Supply Piping Material: The interior supply piping in the structure is predominantly plastic. Exterior Hose Bibs Functional: Satisfactory - The exterior hose bib(s) appeared to function normally. Functional Supply: Satisfactory - By testing multiple fixtures at one time, functional flow of the water supply was verified. Waste Piping Condition: Satisfactory - The visible plumbing waste piping appears functional. Vent Piping Condition: Satisfactory - The visible plumbing vent piping appears functional. Water Heater #1 Location: Hallway closet. Model & Serial Numbers: Brand - State Select ; Model # - ES640DORS; Serial # 1002A026500; Manufactured approximately January of Pg. 20 of 30

21 Tank Capacity: A 50 gallon water heater is installed and is recommended for a large family or a home with a spa tub. Fuel Source for Water Heater: The water heater is electrically heated. Electric Service to Water Heater: Satisfactory - The electric service to the water heater appears to be installed in an acceptable manner. Exposed Water Heater Condition: Satisfactory - It shows some age, but it appears sound. Water Piping Condition: Satisfactory - The incoming and output piping is installed correctly. Water Heater Fill Valve Installed: Yes - There is a fill valve installed on the incoming water line. This valve can be used to cut off the water supply to the water heater. Temperature Controls: Satisfactory - The thermostat and temperature controls appear to function normally. Temperature & Pressure Relief Valve: Satisfactory - The temperature and pressure relief valve is of the correct rating for the water heater. Safety Overflow Pipe: Satisfactory - The overflow pipe is correctly installed. Pg. 21 of 30

22 KITCHEN Location: Middle of the house. Electrical Outlets: Satisfactory - There is a Ground Fault Circuit Interrupt outlet installed and functional above the kitchen countertop. It is in the area within reach of the sink. Countertops: Satisfactory - The countertops in the kitchen are satisfactory. Cabinets, Drawers, and Doors: Satisfactory - The cabinets, doors, and drawers are satisfactory in both appearance and function. Faucet and Supply Lines: Satisfactory - Faucets and supply lines appear satisfactory with no leaks noted. Sink and Drain Lines: Satisfactory - The sink and drainage lines appear to be satisfactory. Food Waste Disposal: Satisfactory - The food waste disposal appears to be functional. No food was ground up in this inspection. The inspector was unable to determine if the unit will grind food waste adequately. Dishwasher: Brand - Whirlpool; Model # - GU2275XTVY1; Serial # F ; Manufactured about The dishwasher was tested on one cycle, and it appeared to function normally. This dishwasher is a multi-cycle unit, but only one cycle was tested. This does not imply that the other cycles also work, nor does it imply that the dishwasher will clean the dishes to your requirements. Range/Oven: All the heating elements on the range top and oven were functional at the time of the inspection. Temperatures of heat settings were not tested. Washer Hookup: There is a connection box installed in the wall with both hot and cold water and a drain pipe. The drain pipe was not flood tested. Washer Pan: Yes - There is a washer pan installed under the washing machine to catch and drain away water in case of a leak from the washer. Dryer Hookup: Yes - There is a 220-volt outlet provided for an electric dryer. If you intend to use a gas clothes dryer, you will need to have a gas line installed. Dryer Ventilation: Attention Needed - The dryer ventilation siding cover as installed appears to need replaced. Pg. 24 of 30

25 BATHROOMS Master Bathroom Location: Off master bedroom. Entry Door: Satisfactory - The entry door to the bathroom is as I expected, and it is functional. Ventilation Fans: Satisfactory - There is an exhaust fan installed in this bathroom, and it is performing satisfactorily. Ground Fault Interrupt Outlets: Recommend - This bathroom does not have a Ground Fault Circuit Interrupt outlet installed. The age of the structure may predate the required installation. It is worn thru at the doorway and needs replaced. Windows: Satisfactory - The windows and associated hardware in this bedroom are all satisfactory.
