2 Seattle Project Statistics The project consists of 109 condos and 278 apartments, both available in studio, one bedroom, and two bedroom floor plans. Both residential buildings include numerous amenities such as community room, fitness facility, and business room/ conference center. includes 143 private residences for retirement living developed by Era Living. The project has some articulation. Woodinville would be looking for a Step Back at 28 feet along major routes like 175th wood elements, use of colors, mass, that break up this canyon impact.
3 Anchor is home to 3,000 seats, 14 screens and an IMAX theater at a Regal Cinemas. Tennant Blank Wall Design Would Be an Issue Under the Woodinville Code
4 Public Plaza Space Fountain Places to sit and relax Fountains are a good public amenity that are also encouraged in our code as a project has greater & greater density we look form more of these features
5 Retail Area near the plaza. Regal Cinemas and a restaurant (Five Guys). Shops included various places to eat. Woodinville s Design Standard we are looking to incorporate our wood element. For example the areas that are protected weather such as soffit opportunities. Look at Top Food as a local example
6 THE NEW CHANNEL SPANNING NEARLY 3 ACRES HELPS TO FILTER AND CLEAN ALMOST ALL RUNOFF FROM MORE THAN 600 ACRES AROUND THE PROJECT, MOSTLY FROM NEIGHBORHOOD STREETS. IT ALSO STORES AND SLOWLY RELEASES WATER TO THORNTON CREEK, PROVIDING A HOLDING PLACE DURING HEAVY RAINS. SEATTLE PUBLIC UTILITIES DESIGNED THE CHANNEL TO NATURALLY FILTER POLLUTANTS IN STORMWATER RUNOFF FROM STREETS AND PARKING LOTS. THE WATER EXITS THE CHANNEL INTO FREE-FLOWING FLOWING THORNTON CREEK AT FIFTH AVENUE NORTHEAST AND NORTHEAST 103RD STREET. Day lighted Creek Green Space Helps Defines Project
7 RUNOFF ENTERS THE CHANNEL ON ONE END, THEN FLOWS THROUGH FOUR CHAMBERS. SMALL ROCKS AND SEDIMENT SETTLE AND CAN BE REMOVED BY THE CITY USING TRUCKS WITH LARGE VACUUMS. AQUATIC PLANTS HELP TO CAPTURE AND REMOVE POLLUTANTS, SIMILAR TO HOW A WETLAND FUNCTIONS. Example of Pedestrian Linkages
8 Retail Anchor Day lighted a portion of Thorton Creek Mixed Use Retail and Housing Residential Lower heights and smaller mass Near the green space. Within the six-acre site developed for, the Thornton Water Quality Channel project involved daylighting the long buried creek and adding a 2.7-acre park area around the restored channel. The public space includes pathways, decorative lighting, public art, and a community gathering place. Finding a way to restore the creek was key obtaining permits for the $9.1 million project. For more than 40 years, a portion of the headwaters of the South Branch of Thornton Creek was buried underneath the south parking lot of Northgate Mall. A significant portion of the Water Quality Channel is above ground. In addition to the mechanical stabilizing structure, the project s s earthen walls use a new soil that is both structurally sound and suitable for plant growth. The restoration of Thornton Creek Water Quality Channel will help reverse ecological damage caused by the construction of Interstate 5 in the 1960s.
9 Lighting is particularly important for pedestrian spaces in retail shopping mixed use settings extending the evening business hours later is a formula for success, however the shopper must feel/be safe.
