She bought a new place without selling her old house first, and after 2 long years on the market she is still waiting for a buyer. With the new house tenanted, Monique can only dream about the renovations she has planned. Husband Thierry and the kids are fed up, their lives are in a holding pattern and Monique is beginning to wonder why she ever bothered buying a new house. So what is stopping a sale? Monique and Thierry s house is large and its in the sought after suburb of Castle Hill in Sydney s north west. The main problems seem to be the dated cottage interior and strange floor plan. The house is a rambling 5 bedder, over 4 levels on a steep slope. The living areas are up top and the pool is 4 flights down, which means it never gets used. This is a real challenge for our team. They need to come up with a clever design to revitalise the back garden, and turn this house into a functioning family home. The Interior Despite its strange floor layout, this house did have a lot of good features, like large rooms and a modern kitchen. However, Monique and Thierry had not updated the décor for over a decade and the two-tone walls and fussy floral friezes had lost their chic and were just plain shabby. The interior look was not helped by an abundance of pine, both on the floors and in the cottage style furniture. Overall the house felt rather dated, so it needed a contemporary new look to appeal to buyers in this area. To modernise the home Shaynna painted the upper living area in a single colour, TAUBMANS Endure Interior,. This tied the spaces together visually, making the rooms flow seamlessly. To define each living space, (lounge, kitchen, dining and family) Shaynna used warm accent colours. The dining room had 2 feature walls in TAUBMANS Endure Interior, Ruby Rose, while the family room had orange accents in the accessories. The furniture used on this floor was light and modern and sourced from VALIANT HIRE. Highly reflective mirrored

2 accessories made a dramatic statement in the dining room, while the lounge room was treated to classic pieces in white leather. On the next floor down all the bedrooms including the master were painted and TAUBMANS Endure Interior, and the colour schemes were simplified with pieces from VALIANT HIRE. One of the most important transformations in the house was the garden level rumpus room. We needed to make this room link with the garden and become a usable entertaining space, rather than a forgotten cave at the base of the house. Shaynna and Charlie came together to install a kitchette with a fridge and dishwasher, to service the BBQ area. Finally the room was dressed in cane furniture from VALIANT HIRE, with green cushions to link with the garden. The garden It was obvious to buyers the back garden was a forgotten area. It had the advantage of backing onto a bushland reserve, but the trees were cutting out light and making a real mess of the pool. Charlie wanted to take full advantage of the setting and make the yard a pleasant place to visit and entertain. He started by ripping out the treated pine logs, which formed the retaining wall and steps to the washing line. The replacement was modern square set treated pine sleepers, and Charlie finished them with a coat of Merbau timber oil. Next, he replaced the awful bark Thierry had laid down instead of a lawn. He used a hardy grass variety suited to low light called Sir Walter Buffalo, which was supplied by MILLER TURF. The garden beds around the lawn were planted with Westrinigia and the silvery leaf brought in much needed light.. The biggest change was the pool and entertaining area. Charlie built a treated pine shelf under the window of the rumpus room, to act as a servery and connect with the kitchenette. Then he built another matching shelf next to the BBQ. To make the space flow he moved the pool fence in towards the pool, which allowed the BBQ to become part of the new entertaining space. The covered pergola was given a new coat of paint in TAUBMANS Endure Exterior, Twiggy and the roof replaced with new transparent sheeting. The old garden fence was painted in TAUBMANS Endure Exterior, Kanoo and the fence around the pool was given new bamboo cladding. To dress the pool and dining areas Charlie used tall Crucible glazed pots from POTSONLINE, and planted them with red Cordyline and Spathiphyllum Sensation. VALIANT HIRE in Sydney supplied the contemporary furniture for our new pool and dining areas. The front garden was less of a job. Charlie trimmed the overgrown Murraya hedge, weeded the garden beds and mulched. Finally he painted the trim and paintwork to modernise the façade. Some cane furniture from VALIANT HIRE gave the front veranda some much needed style and interest.
