3 Walkability & Accessibility Kuraby 1 As an up-and-coming suburb in the South Brisbane region, Kuraby is a highly accessible area holding a great appeal to families and aspirational couples looking to settle down in well-connected location Surrounded by several public parks, as well as a number of food outlets and the Kuraby Farmers Market, Kuraby is also of particular appeal to those of Islamic faith, with several Islam-centric community facilities and schools in the region. The nearby Sunnybank Plaza and Garden City Shopping Centre also hold a number of entertaining diversions, with a variety of unique restaurants and fashion outlets, as well as cinemas and community hubs. 5 Population & Shifting Demographics Market Analysis Land Buyers Families clearly constitute an overwhelming majority of Kuraby s population; over 58% of all residents are part of a family household, with childless couples roughly 22% of the remaining population as the next largest demographic. Both of these demographics traditionally prefer larger properties, with apartments not usually offering the space required to live comfortably. As such, this area would most likely respond well to a new townhouse development, with affordable housing meeting the needs of families and childless couples alike. In Kuraby, both the median sales prices and volume of sales over the past thirty years have fluctuated. However, there has still been clear growth over the long term, with market peaks reaching higher, and market valleys not reaching past lows. 6 Education Kuraby With a variety of schools in and around Kuraby, as well as easy access to educational facilities in Brisbane City and beyond due to the nearby Kuraby train and bus station, students of all ages can find their education needs are met here. The Kuraby State and nearby Runcorn State High School cover both primary and secondary schooling, while both Griffith University s Mt Gravatt and TAFE Queensland s Acacia Ridge campuses are in easy reach. Also, most private schools throughout Brisbane are easily accessed due to the regular city-bound trains in the region. Employment Kuraby has a number of education and employment opportunities available within its borders to meet the needs of a wide variety of students and workers. With its central location in the South Brisbane region, Kuraby can offer a wide range of potential employment opportunities. Both Sunnybank Plaza and the Garden City Shopping Centre are nearby, and are host to a number of different businesses, including stores, fashion outlets, medical facilities, and more, with opportunities available to those at all levels of employability. 7 Residential Market Engagement Kuraby MARKET TRENDS As the graph below shows, land enquiries are prime topic of interest to buyers in Kuraby. With townhouses as a distant second, and apartments contributing only a small fraction of overall enquiry, this region would benefit from offering land blocks, and land packages to the market.
