We would like to offer this manual as a reference guide and introduction to Edmonton Tower and to Katz Group Real Estate Inc. 7 Business Hours The Katz Group Real Estate Inc. regular business hours are from Monday to Friday, from 8:00 a.m. to 4:30 p.m. Please be advised that the office is closed on weekends, civic, and statutory holidays. Tenant Services If you have any maintenance concerns, please contact Tenant Services at during regular business hours. For after-hours requests, please contact We strive to provide prompt, same day service however please note that requests are dealt with in order of priority/urgency. Service General maintenance concerns include hot/cold (HVAC) complaints, lighting issues, tripped breakers, janitorial concerns, and maintenance required to the common areas of the building. Concerns regarding tenant improvements should be directed to your office manager. For contractor referrals or any additional questions or concerns, please contact the property manager and/or the tenant services coordinator for further assistance. Certain repairs or maintenance requests that are considered to be the Tenant s responsibility, can be performed by the Landlord at the Tenant s sole request. All costs associated with such repairs will be charged back to the Tenant in full, plus an additional 15% overhead fee. The Landlord kindly asks that those tenants requiring access to utility and/or telephone rooms provide our office with 24 hours advance notice. Building Hours Edmonton Tower s regular building hours are from 6:00 a.m. to 6:00 p.m., Monday through Friday. After Hours Access After-hours access will be granted via card access only. Upon arrival, all individuals must check in at the Security Desk located in the main floor lobby. 3 P age

8 Pedway Hours The pedway located on the 2 nd floor will be open from 5:30 a.m. to 1:30 am. Insurance Per the Lease agreement, your organization is obligated to obtain insurance coverage, including but not limited to, personal property, comprehensive general liability, and Tenant's legal liability. We request that you have your insurance agent review the insurance requirements in your lease in order that your premises are properly insured. Once completed and prior to possession of the premises, a certificate of insurance must be forwarded to our office. Proof of insurance is required throughout the term of the Lease. Please ensure that once the current certificate of insurance expires, that a renewed certificate is forwarded to our office. Payment of Rent Rent is due and payable on the first day of the month. Katz Group Real Estate Inc. offers a Preauthorized payment plan for rental payments. If you would like to participate, please fill out the Pre- Authorized Debit Form attached to this document as Appendix B, and return it to our office. If you are planning to pay your rent by cheque, all cheques are made payable to: Katz Group Real Estate Inc. ITF ICE DISTRICT ( Avenue) Corp, and forwarded to our office prior to the first day of each month to ensure your account is kept up to date. Emergency Calls In the event of an emergency (i.e. fire, flood, gas leak, etc.) please call 911 and also contact our office immediately and provide all pertinent information that will assist us in dealing effectively with any problems. 9 Life Safety and Security Fire Safety Plan The attached Emergency Response Plan, Appendix C, should be reviewed in detail with all employees. This plan outlines: The emergency procedures to be used in case of fire or other emergency, including bomb threats, terrorism, severe weather, etc.; Instructions to occupants on procedures to be followed; and A description of the premises; Fire Drills Fire drills are every 6 month at a minimum. It is of utmost importance that all tenants participate. Fire Warden Program It is the responsibility of all tenants to appoint fire wardens and to notify our office of who the fire wardens will be. Please include this information on the Tenant Contact Information Form attached as Appendix A to this document. Any changes to fire wardens during the duration of your tenancy should also be communicated to our office in a timely manner. Fire wardens are persons appointed by the tenant who possess the character, status and administrative ability to coordinate the safety of building occupants during any emergency situation. If required by the tenant, Katz Group Real Estate Inc. will aid the tenant in training of fire wardens. First Aid If needed, a First Aid Kit is located at the Security desk on the main floor lobby and in the Loading Dock area. AED s There are nine (9) Automated External Defibrillator s (AED s) located through the Edmonton Tower (to be installed January 2017). Vandalism and Theft Any acts of vandalism to the exterior of the property is to be reported to the Edmonton Police Services. Additionally, please report any incidents of vandalism or theft, however minor, to the Property Manager. Security The Tenant is responsible for security measures within their Premises. The Tenant is fully responsible for the physical security of the leased Premises and the contents thereof throughout the construction period. Access to other Tenants Premises requires Security Escorts, to be arranged through Katz Group Real Estate Inc. All costs associated with this are to be paid by the Tenant General Contractor. All keys required to give construction personnel access to common area rooms (electrical rooms, mechanical rooms, janitor rooms, etc.) or to other Tenants spaces, must be coordinated through Katz Group Real Estate Inc. Access into the contracting Tenant s space should be agreed upon by and arranged between the Tenant General Contractor and their client. Only designated contractor personnel will be issued common-area keys. These keys will be held by Security, and must be signed out and in on a daily basis. Rekeying cost for keys that are lost will be the responsibility of the Tenant. These costs will vary depending on the particular key lost. Identification Badges All Security and construction personnel must wear a building identification badge at all times while they are on the site. Badges can be coordinated with Security and must be signed out and in at the beginning and end of each work shift. All construction personnel must have proper proof of personal ID. 6 P age

11 Tenant Contact Information In order that we may contact the appropriate person in your organization, we ask that you kindly complete the Tenant Contact Information Form, attached as Appendix A to this document, and return to the property management office at your earliest convenience. Please inform the property management office immediately should there be any required changes to the contacts referenced. Tenant Alterations Landlord Approval Should you wish to make any alterations to your Premises, you must first obtain the Landlord s written approval. A written request to renovate accompanied by accurate and detailed drawings and plans is to be submitted to our office prior to construction. Prior to the commencement of work, you are responsible for obtaining any necessary permits and for providing proof of these permits to our office. A pre-construction meeting must be scheduled between you, your contractor and our office prior to finalizing any construction plans. The Landlord s approved base building contractor must be used for any proposed work that may involve the base building systems. Drawing Review Drawings must indicate all work that is a relocation, alteration or addition to the base-building system and all parts of the base-building system that remain unchanged. Drawings must indicate all tie-ins and extensions to building-automation, base-building security, fire alarm and data and communications systems located within the building. Electrical drawings must indicate complete load summary to identify expected connected and demand loads for; lighting, plug loads and mechanical equipment. Plans are to be at suitable scales and indicate all methods of construction. The Landlord must be provided with an approved construction schedule outlining the dates work is to begin and to be complete. The schedule is to be provided by Gantt chart showing milestones and major work activities. The schedule is provided to the Landlord for information purposes only. The Landlord must receive a copy of As Built drawings and a CD with electronic drawings in PDF and current AutoCAD format upon completion of work. 7 P age

12 Building Permits Tenant s design and construction work must comply with all applicable bylaws. The Tenant must obtain all necessary permits and approvals from the appropriate governmental authorities before construction begins within the leased Premises. A copy of all permits must be delivered to the Landlord to the attention of the Senior Property Manager prior to the commencement of work. The Tenant must correct immediately any work that does not meet with the approval of the building inspector, even though the Tenant s drawings may have been approved previously by the appropriate governmental authorities and the Landlord. Any revisions to the approved drawings requested by such authorities must be brought to the attention of the Landlord immediately. Should the Tenant unduly delay the required correction, the Landlord may make the correction(s) at the Tenant s expense. The Tenant General Contractor must also post proper construction safety signs which must be posted in the same areas as the Construction Permits. All formal documentation regarding the final inspection and permit closure for all building permit(s) from the City of Edmonton Building Inspection Department is the responsibility of the Tenant General Contractor and is to be submitted to the Landlord upon completion of the construction or as soon as documentation is received. The Tenant is required to engage its own contractors for the purpose of carrying out Tenants construction work. Documents Required Prior to Construction Landlord written acceptance of Tenant Drawings/Specifications. Copy of Building Permits. Copy of executed Prime Contractor Acceptance Letter. Current Certificate of Clearance from Workers Compensation. Insurance documents with complete coverage and additional insured named (minimum $5 million). Criminal Background Checks General and Subcontractor s names, including contact and telephone numbers for after hour emergency use. Copies of Addenda issued during tender period at the time of issuance. A copy of the Canadian Fire Alarm Association (CFAA) certificate (person who will be working on any fire alarm devices/system) A charted schedule detailing the Critical Path with completion dates. Documents Required Upon Completion of Construction Complete set of Consultant approved As-Built Drawings. Consultant approved Maintenance Manuals. Final Certificates Electrical, Mechanical, etc. 8 P age

13 Air and Water Balancing Report Occupancy Permit or equivalent. Letter from the Consultant that the installation has been completed in accordance with the contract drawings and specifications and Authorities Having Jurisdiction. Schedule C as supplied to Authorities Having Jurisdiction from base building equipment supplier/contractor that any interface has been completed in accordance with their requirements and that existing warranties remain valid. Statutory Declaration. Inspection Status Report. Copies of all final deficiency lists. Completed Construction completion report. Fire alarm verification signed by a professional engineer. Exhaust hood balancing report (for food service Tenants). Confirmation from electrician that all electrical panels have been tagged and tested. Verification of all required meter installations (if applicable). Tenant Contractor Deposit Depending on the proposed scope of work, the Landlord may request that the Tenant s contractor pay a predetermined amount to the Landlord to be used as a Contractor Deposit. Any repairs resulting from damages to the building caused by the tenant s contractor will be deducted from this deposit, as well as any fees pertaining to false alarms, etc. The balance will be returned to the contractor upon completion of the work, granted all the applicable documents have been submitted. Working Hours Work shall generally be carried out in the leased Premises from 6:00 a.m. to 6:00 p.m., Monday to Friday. Any work considered to be disruptive must be coordinated with the Landlord prior to commencement. The Landlord reserves the right to stop work if deemed to be disruptive. Any work needing to be done at other times must be specifically agreed upon and arranged with the Landlord. All work not contained within demising walls and exposed to the public must be enclosed by full-height plywood hoarding painted to match the surrounding finishes. Work of a sensitive nature shall take place outside of normal business hours with the prior approval from the Landlord. Verification of Fire Alarm System Upgrades All fire alarm verifications must be coordinated through the Landlord. It is the responsibility of the Tenant s General Contractor to contract the base building electrical contractor for work that requires fire alarm verification within their Premises. All verifications will be conducted from 8:00 p.m. to 5:00 a.m. In the event, an alternate Tenant is operating during this time frame, the alarm in their Premises may have to be silenced upon their request. 9 P age

14 Operations requires seven days notice, in writing, of all verifications. All costs associated with this verification shall be at the cost of the Tenant General Contractor. Sprinkler Systems All revisions to the base building sprinkler system must be approved by Katz Group Real Estate Inc. The sprinkler control valve will be closed and the sprinkler line drained down until completion of all Tenant revisions on each floor. After completion of any work to sprinkler or standpipe systems, Tenant contractor to pressure test the system in accordance to all applicable codes and to meet any requirements of the Authority Having Jurisdiction. The Landlord s base building Operations Staff must witness the test and the Tenant contractor must send the test certificate to the Katz Group Real Estate Inc. management office. The sprinkler system will be reactivated once all tests have been approved. After completion of the hydrostatic testing and fill up, the system must be left fully charged and a hydrostatic test certificate must be forwarded to the Katz Group Real Estate Inc. management office. Operations must be in accordance to NFPA 13. Upon receipt of the Hydrostatic test, the sprinkler will be put back on line by a Katz Group Real Estate Inc. Operations staff member. All requests for sprinkler shutdowns must be processed through Katz Group Real Estate Inc. s management office, 72 hours before work begins. Proper fire protection must be maintained at all times. An under protected floor would be a floor that has the smoke detectors bypassed and the sprinkler system is drained or the pull stations are bypassed. A fire watch consists of a person provided by the Landlord to patrol unprotected areas of the floor, which will be coordinated at the Tenant s cost. Sensitive Work Sensitive work is defined as work which causes odors, vapors, steam, water, vibrations, noises or other undesirable effects that emanate from the Premises or any equipment or installation therein which, in the Landlord s opinion, are objectionable or cause any interference with the safety, comfort or convenience of the building to the Landlord or the occupants and Tenants thereof or their agents, servants, invitees or employees. The Landlord reserves the right to stop work, without recourse by either the Tenant or the Tenant s contractors, if complaints are received and verified. Drilling/Cutting The Tenant s contractors may not drill, cut or chase openings in any part of the base building structure. Where such work is deemed to be necessary, preapproval from the base building Structural Consultant is required. X-raying, or other approved means such as ultra-sound, must be carried out with the approval of the Landlord and must be carried out at the Tenants expense outside regular office hours. No reinforcing steel, columns, capitals and conduits or other embedded objects shall be disturbed by the drilling process. 10 P age

15 All x-rays must be examined and receive approval from the Landlord. If approval is required from Structural Engineer the cost will be passed on to the Tenant General Contractor. All x-raying and coring to be performed after business hours and arranged through the Building Management, with security escorts with all cost going to the Tenant General Contractor. All allowable drilling and explosive fastening type anchoring is to be performed after hours. The centre distance between holes shall be a minimum of three hole diameter. All hole locations shall be submitted in drawings accompanied by x-rays for review and approval by the base building structural consultant at the Tenant cost prior to drilling. If applicable, drilling or cutting of pre-stressed beams is prohibited. Dust control measures must be in place as to not interfere with HVAC equipment. The Tenant General Contractor is responsible to preserve indoor air quality during construction and shall not perform work at any time that would cause odors that would be discernible to other Tenants or interrupt the use of their Premises. The property management office shall determine the level of acceptability. Housekeeping The Tenant s Contractor will ensure that excellent housekeeping measure are in place. All dirt, dust, debris, etc. must be cleaned up daily. If work is taking place in the vicinity of any work stations, cabinets, office furniture, etc., protective covers must be used. Wet mats and/or other floor protective products must be used to protect all floor surfaces. Building System Shutdowns In the event a building system shutdown is required during an emergency, Katz Group Real Estate Inc. will supply the tenant with as much notice as reasonably possible. In the event a power shutdown, air system shutdown, or water system shutdown is required due to scheduled maintenance, Katz Group Real Estate Inc. will provide the Tenant with a minimum of 28 days notice. All shutdowns will be coordinated with each Tenant directly as to avoid disrupting operations. In the event the Tenant s project requires the base building systems to be shut down for a period of time, written notice must be given to the Landlord a minimum of 28 days prior to the requested shut down date. Loading Dock The loading dock operates on a first come first serve basis. Regular deliveries should be scheduled between 8:00 a.m. and 4:30 p.m. All after hours deliveries and service elevator requirements must be coordinated with the Landlord prior to. 11 P age

16 The Edmonton Tower has two stalls available and one lift. The dock can accommodate a 10-metre long single unit truck with a single rear axle truck. Any deliveries requiring a larger vehicle must be coordinated through the Loading Dock Master prior to. The loading dock height clearance is set at There is a maximum of 30 minutes allotted per vehicle for pickups and deliveries. Hoisting All construction materials and equipment must be transferred to the work site via the loading dock. Parking in the loading dock is prohibited at all times. Tenant contractors must take all necessary precautions to prevent damage to elevator walls, doors, floors and ceilings. Tenants will be held responsible for any such damages caused by their contractors. Elevators required to move materials, equipment or debris must be reserved at least 48 hours in advance. Reservations may be made through Tenant Services. There is a maximum of 30 minutes allotted per vehicle in the loading dock. Elevators Freight Elevator Only the designated service elevator is to be used for the movement of freight. Large deliveries are not to be scheduled to be delivered during peak operating hours. Peak operating hours are as follows: 7:00 a.m. to 9:00 a.m. 11:45 a.m. to 1:15 p.m. 3:30 p.m. to 6:00 p.m. All larger deliveries must be coordinated with Katz Group Real Estate Inc. and must be scheduled after 5:00 P.M. on weekdays or alternately on the weekends. The dimensions of the freight elevator are as follows: 5 7 L x 9 W x 10 H. The maximum load capacity for the freight elevator is 4,960 lbs. Any individual item weighing more than 1,500 lbs requires Katz Group Real Estate Inc. s prior written approval. 17 Elevators There are twelve passenger elevators available in the Edmonton Tower which operate on a destination dispatch system. Destination Dispatch is a technology that reduces the amount of time passengers experience getting to their desired floor and can be added to virtually any elevator system. Passengers select their destination using a lobby kiosk and are then directed to an assigned elevator that takes a limited number of passengers to select floors. Destination Dispatch uses a formula called Estimated Time to Destination (ETD) to group passengers based on quickest time to destination. This ensures every passenger gets to their destination sooner than if they had just taken the first elevator that became available. For additional information on Destination Dispatch, please refer to Appendix D. Elevator Entrapments Although elevators are deemed to be one of the safest modes of transportation, they can occasionally malfunction. We kindly ask that in the event a Tenant experiences an elevator entrapment, to please remain calm, and to push the Emergency Contact button to alert the local service staff. Please keep in mind that time of day in which the entrapment occurs may affect the response time by the local service provider. Any entrapment that occurs outside of regular business hours will be dispatched to the Elevator Company, which may result in longer wait times. Accidental Lock Out Due to security and liability reasons, Katz Group Real Estate Inc. s personnel, including the office staff, building operators and Security are not permitted to provide access to individuals who may have forgotten their keys or access cards. Should you or one of your employees find themselves accidentally locked out of their office; we ask that they contact your manager to obtain entry. Move In / Move Out Procedures Move-ins may only take place after the Lease is signed, a deposit cheque (if applicable) is received, a copy of your insurance certificate has been provided to our office, any applicable conditions are waived and all improvements are complete. You will be contacted upon notice of your move-out date with regards to scheduling the move-out inspection with the Landlord and to go over any applicable procedures. 13 P age

18 Lease Assignments and Subletting For information relating to Lease Assignments and Subletting, please refer to the executed Lease Agreement. Please contact the Property Manager well in advance of any proposed assignment, sale, or sub lease to discuss. Business Name Changes Please contact the Property Manager with any proposed name changes to your company. Please note that any potential business name changes may have to be discussed with the local Municipality as this may affect the Tenant Occupancy Permit. Signage All signage is subject to the approval of the municipality and Landlord approval. To facilitate the approval process, written requests should be forwarded to our office, and should include dimensional sketches or renderings that provide sufficient details. Installation of signage is to be performed by a signage contractor, and all costs associated with the design, manufacturing and installation shall be at the sole expense of the Tenant. Please refer to your Lease document for further signage rules and regulations. Retail Tenants must abide by the signage design criteria attached as Schedule D. Any requests for updates to base building directories must be coordinated through Katz Group Real Estate Inc. Environmental The Edmonton Tower was designed to meet LEED Gold certification standards. As such, programs have been implemented to promote sustainable operating programs to ensure that the building s use of power and water is responsible. Energy Conservation Katz Group Real Estate Inc. is committed to contributing, through energy efficiency, to cost savings, to the conservation of non-renewable energy resources and to the reduction of atmospheric releases associated with energy production and the buildings under management. 14 P age

19 Energy waste and inefficiencies present opportunities to improve performance, reduce operating costs, and enhance asset values. As such, we kindly ask that our Tenant s operate in a manner that is respectful to the environment, and turn off any equipment, lighting and/or other devices when not in use. Water Conservation Water conservation is another way to help control building operating costs and the impact on the environment. Should you notice any running toilets or leaking faucets, we ask that you please report these issues to Tenant Services immediately. Recycling Katz Group Real Estate Inc., through its internal operations and procurement, has an integral role in promoting and implementing sustainable and environmentally responsible practices at all of its managed properties. As such, we would like to encourage all of our Tenants to reduce their internal waste processes, reuse items whenever possible, and to recycle materials accordingly. The following recycling programs are currently implemented at the Edmonton Tower: Paper Recycling Tenants are requested to empty their personal recycle trays into the large paper recycle bins which will then be emptied by the janitors. Cardboard Boxes All cardboard boxes are to be flattened and left in the elevator lobbies where they will be removed by janitorial staff. In the event the tenant has large amounts of cardboard, they are asked to flatten the boxes and place them directly in the cardboard recycle bin located in the loading dock. Beverage Containers Beverage containers are to be placed in a separate recycle bin (to be provided by the Tenant). This recycle bin is emptied by janitorial staff when full. Proceeds from the recycling of containers will be donated to charity. If the Tenant would like to use the proceeds from the bottles/cans from their respective floor(s) for other opportunities, then the Tenant will be responsible for storage and removal. Batteries Recycling A battery recycling box is located in the recycling room located in the Loading Dock. The Tenant will be responsible for bringing down the batteries from their floor(s). Metal All metals may be recycled by placing these in the designated recycle bin in the loading dock. 15 P age

20 K-Cup Recycling Did you know that K-Cups can now be recycled and used as an alternative fuel source, rather than natural gas? If your office uses K-Cup coffee machines, we highly recommend that a K-Cup recycling plan is set up with your supplier. Construction and Demolition Recycling In an effort to reduce consumption of resources, Katz Group Real Estate Inc. has implemented a Construction and Demolition recycling program for the Edmonton Tower. A recycling facility for mixed construction and demolition waste began operations at the Edmonton Waste Management Centre in January Loads must not contain asbestos, and paints, adhesives, solvents and other hazardous materials must be disposed of at an approved facility. For more information, please visit the following site: Hazardous Waste Disposal, storage and handling of any hazardous materials, including medical waste, will be the sole responsibility of the Tenant and will be done by an authorized contractor and in strict compliance with all federal and provincial regulations. As a result, our organization encourages the use of environmentally-friendly products and materials within offices and during construction; such as non-toxic products, products with high recycled content, products with minimal impact on the environment, products with low off-gassing properties, LED bulbs, and products with low water and energy consumption. Your participation in selecting low energy and low water consumption options are what help to control our building operating costs. Janitorial Services Daytime cleaning is recognized at the Edmonton Tower. As such, the majority of the janitorial services performed will be conducted during regular business hours. Tenant floors are cleaned on a daily basis. Typical janitorial services include general office cleaning, steam cleaning of carpets once per annum and window cleaning once per annum. A full copy of the janitorial specifications is available upon request from our office. Additional services can be coordinated for your Premises, however additional fees may be applicable. Please discuss any additional requests with your Office Manager. Should you have any concerns regarding the quality of cleaning, please contact our office so that we may rectify any situation. After Hours Services Heating, Ventilation and Air Conditioning (HVAC) Office Tenants: HVAC service to your premises is provided weekdays between 6:00 a.m. and 6:00 p.m. (excluding Statutory Holidays). Upon request by the Tenant, we can arrange for HVAC services to the premises after regular business hours at the expense of the Tenant. All requests are to be forwarded in writing to our office 24 hours in advance so that the appropriate arrangements can be made. 17 P age

22 Small Appliances Please be advised that space heaters, oscillating fans or small appliances are not allowed at any work station. All small appliances such as electric kettles, toasters, coffee machines, fridges, microwaves, etc. are required to be located in a designated lunchroom or coffee station as these areas are designed to have adequate dedicated electrical circuits. Please contact the management office prior to the installation of any coffee and/or beverage machines to discuss the method of installation. Parking The number of parking stalls a tenant is entitled to is determined by the Lease agreement. The parking for the Edmonton Tower is managed by Impark. Please contact Impark directly at for pricing and availability. All vehicles are parked at the Owners Risk and you are reminded not to leave valuables in your vehicles. Should any of your staff experience an unauthorized vehicle in their stall, we advise you to contact Impark directly. Motorbikes Due to safety concerns, motorbikes are not permitted in the Edmonton Tower parkade. Bicycle Parking A designated secure area with chain link fencing, complete with vertical bike racks, is located in Parking Level 1. Please refer to access map below. Availability is based on a first come first serve basis, and is subject to the user executing a Bicycle Parking License Agreement. 18 P age

23 Shower & Locker Room Facilities Shower facilities and locker rooms are located by the bicycle parking in Parking Level 1. This is a secure area in which entry will only be granted via card access. The Tenant will be responsible for providing their own towels, soap, shampoo, conditioner, etc. Lockers are available on a first come first serve basis and the Tenant will be responsible for providing their own locks. All locks must be removed daily. Any locks left in place overnight will be removed, and the contents of the locker will be placed in the lost and found box located at the security desk. Animals Please be advised that animals are not allowed within the Edmonton Tower, with the exception of certified service animals. Tenant Events Tenant events planned within the common areas of the building as well as around the exterior of the building must have prior written approval from the management office. In the event the tenant wishes to promote events within the common areas of the building, a proof of the proposed marketing material must be submitted to the management office for review and approval. All requests to book common area bookings must go through our Angus Anywhere System via our Tenant Services Coordinator. Tenant Common Area Advertising All requests for common area advertising must be directed to the Landlord for approval along with a proof of the proposed advertisement. Posters must be professionally printed, and may not under any circumstances be attached to any common area elements such as walls, panels, columns, etc. The Tenant will be responsible to provide their own poster holders for such displays. Tenant Décor Please be advised that no materials are to be attached to the T-Bar ceilings, windows, radiator cabinets, or to any lighting fixtures. 19 P age

33 Building Description The Edmonton Tower is a twenty-seven (27) storey office building located on 101 Street and 104 th Avenue. The Edmonton Tower consists of retail operations on the main floor, a daycare on the fourth (4 th ) floor, and office Tenants throughout the remaining floors. The Edmonton Tower will incorporate a combination of curtainwall, spandrel panels, marble, granite and accented features. The average floor plate is 23,000 square feet. Emergency Calls In the event of an emergency (i.e. fire, flood, gas leak, etc.) please call 911 and also contact our office immediately and provide all pertinent information that will assist us in dealing effectively with any problems. All emergency calls will be responded to immediately. During regular business hours, please contact the office at , or the Tenant Services Coordinator. For any afterhours service calls, please call the office at , in which you will be directed to our afterhours answering service. An on call operator will be dispatched and will respond accordingly. Evacuation Procedures Evacuation maps are posted by each stairwell door on each floor of Edmonton Tower. Please ensure that all floor occupants have been educated of the evacuation procedures and location of exits on their respective floor(s). There are two (2) exits on each floor (West and East) which both lead into separate stairwells, allowing you to cross over at floor levels to the alternate exit should the one you are proceeding down be obstructed. Cross-over floors are clearly marked and are always unlocked. Exiting Edmonton Tower from the West stairwell (Stair 1) or the East stairwell (Stair 2) is via an interstitial exit corridor that exits South onto Oilers Way. Due to the larger floorplate size and potential occupancy levels on the 3rd floor, there are two additional stairwells that run from the 3rd floor down. They are located on the NW corner of the floor (Stair 3) which exits out by the SW vestibule onto Oilers Way, and at the East side of the floor (Stair 4) which exits out onto 101 Street. All Tenants should be aware as to whom their designated Fire Warden for their floor is. 4 P age

34 Evacuation Procedure for all Occupants In the event of a building emergency or evacuation, the following steps must be taken: Do not use the elevators; Do not return to your work station to grab personal belongings; Walk quickly but do not run to the nearest stairwell; Hold the handrail while going downstairs; Do not use any mobile devises while evacuating; Do not bring any food or beverages with you; Do not turn back around in the stairwell at any given time; Refrain from speaking; Do not smoke; Do not attempt to access alternate areas of the building including the parkade; and Proceed immediately to the designated muster point. If the alarm stops, do not stop evacuation until the All Clear is given from building management. In the event of increment weather, please follow all evacuation procedures and check in at the muster point. From there please proceed to Edmonton City Centre to stay warm and dry. Please note that any individuals who refuse to evacuate during an alarm will be reported to the Fire Department. Criminal charges or a monetary fine may be applicable in the event of an actual emergency. Parkade Evacuation Procedures All four parking levels have four (4) exit stairwells; please refer to Parking Egress Plan attached as Appendix F. Exiting the parkade from the West stairwell (Stair 1) or the East stairwell (Stair 2) is via an interstitial exit corridor that exits South onto Plaza Way. In the event of an emergency, calmly exit the parkade using the nearest stairs and call Cross Over Floors Cross over floors in the Edmonton Tower are located on the Main, 5 th, 9 th, 13 th, 17 th, 21 st and 25 th floors. Re-Entry Once the building has been evacuated, no one shall re-enter the building for any reason, except for designated and properly trained rescue personnel. Untrained individuals may endanger themselves and/or those they are trying to rescue. 5 P age

35 All individuals shall remain at the designated muster point area until the all clear has been given when the building is safe for re-entry. Emergency Procedures In Case of Fire If an individual has been properly trained on the use of a fire extinguisher, the fire is contained and are comfortable using the device, the individual may proceed with caution. Do not attempt to extinguish unless there is door located behind you which leads safely to an emergency exit route. When a fire first ignites, it may be small enough that it can be extinguished it with a fire extinguisher on hand. By being prepared and quickly determining the type of fire, an individual may have an even better chance of not only extinguishing the fire but also of doing it without risking injury. However, remember that the safety of everyone in the proximity comes first, including the individual attempting to extinguish it. Do not proceed with attempting to extinguish unless there is a door located directly behind you that will lead safely to an emergency exit route. To use a fire extinguisher, remember PASS: P Pull the pin. This will also break to tamper seal. A Aim: Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire. Stand approximately 8 feet away. Do not touch plastic discharge horn as it may get very cold and may damage skin. S Squeeze: Squeeze the handle to release the extinguishing agent. S Sweep: Sweep from side to side at the base of the fire until it appears to be out. Watch the area. If the fire re-ignites, repeat steps 2 through 4. When using a fire extinguisher: Always stand with an exit at your back. Stand several feet away from the fire, moving closer once the fire starts to diminish. Use a slow, sweeping motion and aim the fire extinguisher nozzle at the base of the fire. If possible, use a "buddy system" to have someone back you up or to call for help if something goes wrong. If the fire is quickly spreading, producing dangerous amounts of smoke, or taking longer than five seconds to defeat with a fire extinguisher, then you must pull a fire alarm, evacuate the building, and call 911. In the event there is a fire on your floor, please proceed in doing the following: If the alarm has not been initiated, operate the nearest fire alarm pull station. Follow the instructions of your floor s Fire Warden. Evacuate the area and leave the building in an orderly fashion. The Edmonton Fire Department will be notified by the building monitoring system as soon as the fire alarm pull station is activated. 6 P age

36 Fire Extinguishers A Dry Chemical Extinguisher for fighting Class A, B and C fires is located in the cabinet near each stairwell and core area throughout the building. Only individuals who are properly trained on how to use a fire extinguisher should use these devices. Class A Fire Extinguishers refer to ordinary combustible substances such as paper, wood and textiles. Class B Fire Extinguishers refer to flammable liquids and gas such as gasoline or propane. Class C fire Extinguishers refer to any energized electrical equipment Fire Alarm System The fire alarm system installed in the Edmonton Tower is a two staged system. When the system receives an alarm condition, an audible alert message will be relayed through the speaker system of the building and strobe lights will be activated. The floor with the alarm condition, as well as the floor directly above and below will automatically enter into the 2nd stage alarm. The 1st stage will be a standby warning advising that an alarm has been triggered, and that building occupants are to remain on standby. The audible message will be relayed three times before escalating to the 2nd stage. The 1st stage audible alert is as follows: Your attention please, an alarm has been activated. We are investigating the cause, please remain calm and stand by, near the speakers for further instructions. The 2nd stage is an evacuation order, in which building occupants must leave the premises immediately. The 2nd stage audible alert is as follows: May I have your attention please. May I have your attention please. There has been a fire emergency reported in the building. Please leave the building by the nearest exit or exit stairway. Do not use the elevators. Once the situation has been rectified, an audible all clear message will be relayed throughout the speaker system and will also be communicated to a building representative at the muster point. Building personnel will assist in coordinating elevator access for the building occupants to return to their respective floors. Stairwell Fire Alarm System In the event an alarm is triggered within a stairwell, the following audible alert will be relayed: Your attentions please. This stairwell may be blocked by smoke or fire. Use extreme caution or select an alternate exit path. 7 P age

37 Fire Alarm Pull Stations Fire alarm pull stations are located throughout the building. These are to be used for emergency purposes only. Any false alarms may result in a monetary penalty. Muster Point The muster point for Edmonton Tower is in the Impark parking lot located across 101 Street and on the North side of 103 Avenue. Individuals evacuating the building should ensure that they move into the parking lot and keep away from the main road (103 Avenue). Fire Wardens Fire Wardens are individuals who are designated to act as control persons in the building in the event of a fire alarm or evacuation. Each suite within the building must have designated Fire Wardens for their floor. These individuals should be people who reside in the building all day, who are not necessarily members of management or control staff. Due to control purposes, a minimum of two persons per suite are to be assigned. Depending on the size of the suite, addition persons may be desired. Fire Wardens will be familiar with all provisions of the Fire Safety and Emergency Procedures Manual, and will ensure that all individuals within their suite are familiar with the evacuation procedures. Fire Wardens will train all staff in the responsibilities and are responsible to assist in safe evacuation of the occupants of the building. 8 P age

38 1) Fire Wardens: Fire Warden will assume control of their floor or floor area and direct evacuation of their floor. In the case of multi-tenant floors, the Fire Warden will be responsible for their premises only. Each Tenant on a multi-tenant floor will be responsible for appointing their own internal Fire Warden(s). 2) Assistant Floor Warden: The Assistant Floor Warden will be responsible to search all areas of their floor to ensure complete evacuation of their floor. These areas may include but are not limited to washrooms, meeting rooms, closed offices, etc. 3) Fire Warden Helpers: The Fire Warden Helpers are responsible to remain with any physically challenged persons remaining on the floor. They are to escort the physically challenged individual to the elevator lobby and remain there until the Fire Department arrives. Fire Warden Duties In the event of a fire alarm, all Fire Wardens must be identified with an orange safety vest. The Fire Warden will start evacuation procedures, and advise coworkers to proceed to the nearest stairwell. The Assistant Fire Wardens will check individual spaces, including all meeting rooms and washrooms to ensure no persons have been left behind. The Fire Wardens will make note of the name(s) and location(s) of any mobility impaired individuals who have been left behind. During movement in stairwells, the Fire Wardens will try and restrict any prohibited actions. The Fire Wardens will check in with Building Security and notify them that their suite has been cleared and provide the name and location of any individuals left behind. There may be situations in which the Chief Fire Warden or designate may ask for assistance from the Tenant Floor Wardens to assist with holding emergency exits open and guiding traffic during a building evacuation. Once the pertinent information has been reported, and additional assistance is not enquired, the Fire Wardens must proceed to the muster point until the all clear is given. Persons with Limited Mobility Mobility impaired persons include any individual who cannot safely exit via the stairwell. This may include individuals requiring wheel chair access, the visually impaired, broken legs, heart problems, pregnancies, etc. 9 P age

39 For emergency purposes, please ensure that the names, floor location and contact information for all mobility impaired individuals is submitted to the Security desk. Please ensure that this information is kept up to date at all times. A person requiring assistance should have a Helper assigned in the event of an emergency. Never remain alone within the building. The Helper and individual with limited mobility are to proceed to the elevator lobby and remain on standby. The Fire Warden for your floor will report to the Security Desk your location, which will be communicated to the Fire Department. Though the majority of the floors in Edmonton Tower are considered private, there may be times in which public visitors with limited mobility may be onsite. If a public visitor who is mobility impaired is on a Tenant floor, the Fire Warden for that premises will be responsible for assigning a Helper to remain with this individual. They will remain on standby in the elevator lobby until further notice, and the Fire Warden will report their location to the fire department. Upon the fire alarm being activated, the onsite Security personnel will conduct a walkthrough of levels P4 to P1 (which shall include the shower facilities, P1 breakroom and Operations workshop) and throughout the main and second floor common areas. They will direct any individuals found within these areas to the safest exit route. Should they come across any individual(s) who is mobility impaired, they will contact the Security desk immediately to report the locations. Security is to remain in place with the mobility impaired individual(s) until a designated monitor can relieve them. If deemed necessary by the Fire Department, the mobility impaired individual(s) will be picked up by the fire department and escorted out of the building. Preventative Measures 1) Tenants should always endeavor to practice good housekeeping rules. The best Fire Protection is Fire Prevention. 2) Edmonton Tower is a non-smoking buildings in all areas and personnel should be warned not to smoke in storage areas, washrooms or office areas. Smoking in confined spaces is an extreme building hazard. 3) The use of multiple extension cords (octopus wiring) is not permitted. 4) Electric appliance cords should be unplugged when not in use. 5) Photocopy machines should be secured and shut off immediately after the working day. 6) Copy fluids should be stored in approved containers away from combustible and heat sources. 7) All stairwells, passageways and exits must be kept clear of obstruction at all times. 10 P age

40 8) Fire stairwell doors must not be left wedged or blocked open. 9) The use of metal waste receptacles is recommended. Medical Emergencies In case of a medical emergency, building occupants should perform the following: Call 911 immediately and provide the name of the building, the location, the nature of the emergency, the location of the victim, the victim s current condition and a call back number. Only qualified individuals who are trained in First Aid procedures should render assistance. After 911 has been contacted, building security should be notified of the incident. First Aid Kits If needed, a First Aid Kit is located at the Security desk on the main floor lobby and in the Loading Dock area. AED s There will be nine (9) AED s installed onsite at Edmonton Tower. Locations will be as follows: Parking Level 2 Elevator Lobby Parking Level 3 Elevator Lobby Main Floor by Security Desk On Crossover Floors: 5th Floor by West stairwell 9 th Floor by West stairwell 13 th Floor by West stairwell 17 th Floor by West Stairwell 21 st Floor by West Stairwell 25 th Floor by West Stairwell AED s should only be used by individuals who are comfortable using them. Natural Gas Leak In the event of a suspected natural gas leak, building management must be contacted immediately so that the building operations personnel can investigate. If a leak is confirmed, building occupants will be notified immediately via the PA system and the building will be evacuated. 11 P age

41 If the gas leak is certain, please contact 911 immediately, followed by a call to building Security with all of the pertinent information. The building occupants will be notified immediately via the PA system. Water Leak Please report all water leaks to Tenant Services immediately so that the appropriate actions can be taken in a timely manner. Power Failure In the event of a power failure, please contact building management immediately. Secondly, please report the outage to EPCOR at Bomb Threat In the event a bomb threat is received, please ensure that the following steps have been taken: 1) Do not hang up the phone as the service provider may be able to trace the call. 2) The person receiving the bomb threat will attempt to obtain the exact location in the building where the bomb has been or is going to be planted. 3) Try and get a description as to what time the bomb will explode, the physical description of the bomb, what type of bomb it is, and what alternate causes may trigger the bomb. 4) Try to obtain as much information as possible as to the description of the call (tone of voice, male/female, accents, noises in background, etc.) 5) Record all pertinent information. Carefully write down the date, time and information provided by the caller. 6) In the event the threat is received by written correspondence, preserve the information for further investigation. 7) Report the incident to 911 and call building Security immediately. Do not inform any other individuals of the threat. The Police Department will be in complete control upon arrival and will decide what course of action to take. Bio-Terrorism In the event a suspicious package is received, and the contents are an unknown substance, please ensure that the following steps are taken: 1) Do not touch the contents. 2) Avoid moving the package as you may accidentally disrupt the contents, causing a dust cloud. 3) If possible and safe to do so, gently cover the material providing it is in dry powder form and small enough that covering it will not create dust. 12 P age

42 4) Ensure that anyone who was directly exposed by touch or inhalation remains where they are until checked by the proper authorities. If you have been exposed to the material, wash your hands with soap and water. 5) Prevent other individuals from entering the area. Keep all nonessential people at a safe distance at all times. 6) Call 911 immediately and provide all pertinent information. 7) Call the building Security and report the incident. 8) Contact your manager or supervisor. 9) Follow all instructions given by authorities and/or Building Management. Severe Weather In the event of severe weather, please ensure that the following steps have been taken: 1) Power down all non-essential electrical equipment. 2) Move critical items away from windows and secure them in an enclosed room. 3) Gather up flashlights in the event of a power failure. 4) Maintain a safe distance from windows. 5) If windows break or appear that they may break due to high winds, proceed into the exit stairwells for shelter. 6) If required to leave your floor, do not attempt to use the elevators. Please proceed in an orderly fashion down the stairwells per regular evacuation procedures. 7) If road conditions are not favorable, remain in the building until it is safe to leave. 8) In the event of a tornado, protect yourself by avoiding exterior walls and windows. Do not stand under any lighting fixtures or movable objects such as book shelves and other chattels. Take cover inside a designated exit stairwell until the tornado has stopped. Personal Violence In the event you are approached by a violent occupant, please call 911 immediately and report the individual to Security. If you notice a violent or troublesome individual within the premises, please notify Security. 1) If the intruder is armed, clear the immediate area of all staff and occupants. If the intruder is unarmed, clear the area of all nonessential staff and occupants. 2) Try to remain calm, and never approach a violent individual alone or unexpectedly. 3) Attempt to calm the person without risking bodily harm to yourself. 4) Ensure protection for yourself and your staff and utilize restraint, if required. 5) Follow all directions provided by the authorities and/or Building personnel. Theft and Vandalism Any acts of vandalism to the exterior of the property is to be reported to the Edmonton Police Services. Additionally, please report any incidents of vandalism or theft, however minor, to the Property Manager. 13 P age

43 Public Disturbances In the event there is a public disturbance such as a riot please lock all doors to your premises. Keep the main office line clear and do not leave the building unless you have been advised to do so. Responsibilities Chief Fire Warden The Chief Fire Warden or designate will: Ensure that an assistant is appointed in his/her absence and will ensure the appointed individual is fully trained in all aspects of this Plan. Review and provide the Management Office updates for the Fire and Life Safety Plan annually at a minimum. The Plan must be reviewed and updated accordingly if any construction/renovations have occurred. Contact the Edmonton Fire Department in the event the fire alarm system has been deactivated due to repairs or is inoperative for more than two hours. Ensure Fire Drills are held at least once every six months. Ensure inspection and maintenance of all equipment is completed in accordance with current Code requirements. Supervisory Staff Supervisory staff will: Be familiar with all aspects of the Fire and Life Safety Plan. Aid the Chief Fire Warden in his/her duties. Be familiar with the use of the voice communication system, procedures for the use of the elevators and actions to be taken in initiating smoke control or other fire emergency systems; and Be familiar will all Evacuation Posts. 14 P age

44 Katz Group Real Estate Management Office The Katz Group Real Estate Inc. management office will: Immediately upon being notified of an alarm, don an identifying fire hat or safety vest and proceed to the fire alarm panel. One person shall remain at the Security Desk to take roll call from the Fire Wardens if a security guard is not already present to do so. Others will aid the Edmonton Fire Department or other first responders as directed and will aid in the evacuation of building occupants to the Muster Point. Maintain and make available to the Edmonton Fire Department a written record of all Fire Drills. Records to include the date, time and any additional comments or recommendations. Ensure that Fire Warden Training is provided for all Tenant Fire Wardens. Designate a security personnel Supervisor to prepare fire alarm reports. Review fire alarm reports and ensure they are distributed in a timely manner. Security Personnel Security personnel will: Upon notification of an alarm or emergency, call 9-1-1, then alert Building management immediately. Identify the exact location of the fire alarm using the computer interface fire system. Designate one member to aid the Edmonton Fire Department or other first responders and shall act as liaison with other Operations staff. Upon the fire alarm being activated, the onsite Security personnel will conduct a walkthrough of levels P4 to P1 (which shall include the shower facilities, P1 breakroom and Operations workshop) and throughout the main and second floor common areas. They will direct any individuals found within these areas to the safest exit route. Should they come across any individual(s) who is mobility impaired, they will contact the Security desk immediately to report the locations. Security is to remain in place with the mobility impaired individual(s) until a designated monitor can relieve them. If deemed necessary by the Fire Department, the mobility impaired individual(s) will be picked up by the fire department and escorted out of the building. Once an all clear has been received, security will send an all page to all other Supervisory staff and will contact the Muster Point to notify everyone to return to the building. 15 P age

45 The Security Supervisor will provide the KGRE Management staff with all fire alarm and fire drill reports in a timely manner. Tenant Responsibilities All building occupants will implement the following preventative measures: Keep the doors in the fire separations closed at all times; Keep access to exits, including inside and outside, clear of any obstructions at all times; Do not permit combustible materials to accumulate in quantities or locations that would constitute a fire hazard; If applicable, promptly remove all combustible waste from areas where waste is placed for disposal; Keep access roadways, fire routes and fire department connections clear and accessible at all times; Maintain the fire protection equipment in good operating condition at all times; and Participate in fire drills. Training All Tenants shall receive instruction on this Fire and Life Safety Plan annually or as the plan is updated. It is the Tenant s responsibility to train all employees as part of their new employee orientation upon hire. Plan Review The Fire and Life Safety Plan will be reviewed and updated once annually at a minimum, or as required due to building construction and renovations. 16 P age

Instead of pressing traditional up/down buttons to call an elevator, you instruct the system where you want to go before you enter the elevator. Knowing this information in advance, the system is able to assign elevators to passengers with common destinations. Your assigned elevator will then transport you to your desired floor in the most efficient manner by making the fewest possible stops. We are proud to have the most sophisticated installation of this technology in Canada installed in Edmonton Tower. Destination Dispatch is as simple as 1, 2, 3: 1. Select your desired destination on any kiosk. Wait momentarily for an on-screen prompt that will direct you to your designated elevator. 2.
