It is time to review those routine issues you raise on inspections and ensure you are explaining it correctly to your client. My goal is to equip you to perform your job with more confidence and at a higher and safer level as you learn (perhaps re-learn) how to identify and report these important issues Jason Brozen is a Master Electrician, production manager, estimator, project manager, designer and inspector. He has more than 25 years of experience with residential, commercial and industrial wiring methods as well as designing electrical and low voltage systems. Jason is an instructor at his local ASHI Chapter and has taught for the Johnson County, KS, continuing education program, the Electric League and Kansas City Power and Light. 3 Session: Home Heating Oil Update The oil industry and fossil fuels have a bad rep. Jamie and Michael will address the latest developments in the heating oil industry which all New England inspectors need to know. This will include ultra-low sulfur fuel and biofuel blends and competition from natural gas and electric heat pumps. Stay up to date on oil industry changes. Learn about the National Oilheat Research Alliance programs and the adoption of National Fire Codes for oil-fired system installation and repair. Michael Ferrante is the president of the Massachusetts Energy Marketers Association, an industry trade association representing over 350 heating oil, biofuel, propane and petroleum marketers and suppliers; home heating equipment manufacturers and distributors; and other companies that provide products and services to the association s members. Along with running the day-to-day operations of the association, he is responsible for industry lobbying on the state and federal level; developing advertising and marketing campaigns for member companies; managing all funds and programs associated with the National Oil Heat Research Alliance (NORA) in Massachusetts; and interacting with the media, regulators, consumers and a variety of other groups and agencies that have an interest in home energy, renewable biofuel/biodiesel, petroleum, energy conservation, the environment, and consumer protection. Jamie Py is the president and CEO of the Maine Energy Marketers Association, a role he has served in since As a 1994 J.D. graduate of the Franklin Pierce Law Center, Jamie Py came to MEMA as legal counsel in He also holds an MBA from Drexel and is a member of the Maine Bar. In one of his former lives, Jamie worked as the facility manager for an oil company in New Hampshire. Group Lunch followed by Sponsor Presentations Session: Radon Mitigation Systems It s Not As Simple As You Think When you inspect a home with a radon mitigation system resist the urge to say Good, you re all set here, they have a mitigation system installed. There s more to this than meets the eye (or lungs). Active Soil Depressurization (ASD) techniques to reduce radon have been proven effective and efficient, but it is up to the professional to preserve the health of the home and its occupants through an Ongoing Maintenance and Monitoring (OMM) plan. This presentation will provide an overview of ASD mitigation techniques as well as reasons and methods for ensuring system sustainability. Matt Hendrick is an educator and builder with radon testing and mitigation certification. Matt has installed both passive and active radon mitigation systems, ranging in scope from new construction, retrofit, large buildings, multifamily, and has experience in residential radon measurement, including multifamily sites working for RadonAway. He is a current member of the National Radon Proficiency Program s Policy Advisory Board and was the Producer for the USEPA Radon Leaders Saving Lives, PSA Audio Project for the National Conference of State Legislatures for 5 years.

Balloon framing and knob and tube wiring contribute to many house fires in the northeast, old plumbing can cost a homeowner thousands to repair each year and other items like winder stairs, asbestos and lead can add to the projected costs of renovations, safety upgrades and the potential for clients to misunderstand how expensive older homes can become with renovations. Charm can be expensive and lawsuits against the home inspector who is not able to see the subtle clues in older homes can be prevented. We will look at the good, the bad and the charm of antique homes and how to become the antique home expert. 6 Session: Presidents Speaker Panel and Discussion Three past presidents of ASHI will join us for a panel discussion about the past, present and future of ASHI and home inspections. The housing industry is a vital part of the American economy and often the most expensive purchase we ll make. For any Americans, their home is where most of their equity is. Home inspectors have been and hopefully will always be on the front lines of this momentous purchase, a retirement investment, a place to raise our children, a commitment to a neighborhood or community. We ll hear from these 3 past presidents about how ASHI has helped inspectors navigate the important role we play in real estate and what they think the future holds for our profession. The discussion will be facilitated by Alex Steinberg, ASHI New England Board member and Vice President. Steve Gladstone has been inspecting homes since He heads up a multi-inspector home inspection and environmental company and is the managing instructor and campus director of the New England School of Home Inspection, LLC. in Stamford, CT. He is a Past President of the Southern New England and Coastal Ct. Alan is the author of a great many reports, articles and industry-leading publications including the Home Reference Book, Technical Reference Guide and Illustrated Home. He is a Past President of ASHI, a founding member of CAHPI and the recipient of numerous awards for his contributions to the association including the Philip C. Monahon Award, the President's Award, the ASHI Iron Man Award. He was also an Ernst & Young Entrepreneur of the Year Finalist in Tim Buell is the 2018 President of The American Society of Home inspectors (ASHI). He has served as President, Treasurer and Education Chairman of the Ohio Chapter of ASHI and on the National Board of Directors including Treasurer. He is also an instructor at The ASHI School in Columbus, OH. Group Lunch Session: Heat Pumps for Northern Climates Are you still telling clients heat pumps aren t really intended for cold climates? Beginning with operating principles, systems and components we will look at various types of heat pumps including split systems and mini-split/ductless/package systems. We will touch on inspection methods, common defects, best practices for maintenance, life expectancy and replacement costs. We will talk about fun things like COP (Coefficient of Performance), SEER (Seasonal Energy Efficiency Ratio, not Rating) and HSPF (Heating Seasonal Performance Factor). 7 Break Session: Slate Roofs History at our doorstep Use of slate roofing peaked in the 1900s but we still these stately roofs in New England. We will discuss various types of slate roofing, installation materials and methods, inspection strategies including common failure modes and how to identify and report them. We'll address the repair or replacement decision issue and talk about replacement options. We will look at imitation slate materials and discuss inspection pitfalls and how to avoid them.
