4 MISSION STATEMENT We live in a world of senses. Everything we experience is captured and brought to our consciousness only by our sense. The fine dining restaurant, Kent 111, complete with bar and lounge will serve as a space of socialization and relaxation that both locals and residents of all 5 boroughs will seek out. This space will engage the senses of its guests by utilizing deep jewel tones contrasted with metals such as gold or pewter and natural stones used in a mixed-urban style. By choosing unique lighting fixtures placed strategically throughout to draw attention to architectural elements and different seating areas within the restaurant space. There will be plenty of seating options for the user in either the lounge, semi-private or private dining. Layers of light will provide the restaurant staff with adequate lighting while ensuring proper illuminance levels for guests while dining. Our senses guide us through the world sound, color, feeling, smell, and taste. Nothing makes the senses feel more alive than the act of eating, and nothing makes more sense than to enjoy a good meal. 5 DESIGN CONCEPT Retreat to surprising, sensory environments where amplified entertainment, vibrant lounges, modern atmosphere and innovative cocktails and cuisine create more than just a restaurant experience, but a luxury lifestyle destination. (W Hotels About, 2015) 5

6 USERS The users of this space consist of the general and assistant manager, followed by the host/hostess, reservationist, and servers. Within the kitchen there will be a head chef, line cook, pantry cook, busser, dishwasher and porter. Within the bar area staff will consist of a bartender and cocktail server. The most important user of 145 is the guest, at this facility guests needs are top priority. 6

8 BOOTH SEATING The layout of seating allows and encourages groups of people to interact with one another which results in a positive restaurant experience. (kimes, S., & Robson, S., 2014 Lights are kept at a lower illumination so customers are less inhibited, aroused, and self-conscious while dining out. (ittersum, K., Wansink, B., 2012, p. 228) A variety of comfortable seating is used to enhance customers dining experience and provide the customer with multiple options. 9 DINING AREA Both indirect and direct lighting are used to create an environment that the restaurant patron enjoys being in. (Alonso, & O Neill, 2010, p. 237) LED bulbs are used that last on average 20 years and help to reduce solid waste within the landfills (Stall-Meadows, & Hebert, 2011, p. 164) A creative design aesthetic is used to grab the customers attention and create a lasting memory of space. 10 CHEF S TABLE Applying creative concepts in restaurant settings increases and influences customer satisfaction. The chef s table is a unique experience for the customer and allows them a view into the chef s process.(horng, J-S., Liu, C-H., Chou, S-F., Tsai, C-Y., 2013, P. 74) The seating configuration is facing towards the chef. This table is for the customer who would like an experience with a small group. 11 PRIVATE DINING Bright lights accelerate ones food consumption while soft lighting decelerate consumption resulting in a longer duration of time at restaurant. (Ittersum, K., Wansink, B., 2012, P. 231) During the day, daylighting can be an option to illuminate the space. Daylight sensors work in conjunction with light fixtures to create the perfect balance of illumination for guests. (Nabil, A., Mardalijevic, J., 2015, P. 1) 11

12 MAIN DINING Provide seating that face one another to accommodate larger groups to enhance the dining experience. (Kimes, & Robson, 2014, p. 335) Acoustical panels are used throughout the space on the walls and inserted into wall panels to keep excess noise to a minimum. 13 BANQUETTE The physical environment is an important factor in customer perception of the space. Creating spaces that feel more private and encourage groups to converse will greater a positive customer perception of space. (Ryu, K., & Heesup, H., 2011, p. 599) Private spaces and indirect lighting create a more romantic environment. 14 LOUNGE The relation between the artificial lighting installed in the ceiling has been considered along with the daylighting from the windows. When there is no daylighting available (night time) or shades are drawn, artificial lighting will be adjusted and create a harmonized ambience. (Han, & Taiichiro, 2014, p. 24) Diffused, indirect and wall sconces are used in combination to create a pleasant lighting environment. Acoustical panels are used to keep excess noise to a minimum. 15 BAR The physical environment provides cues regarding the influence of consumer perception and the branding of the business. A key color, green, was chosen as the restaurants branding and was used in places throughout. The atmosphere of the restaurant significantly affects the customer s satisfaction. (Wu, C. H., Liang, R. D., 2009) For seating that is occupied for a short period of time, individuals or groups often choose seats in front of interesting architectural features. 16 CONDO LOBBY The lighting levels in the condo lobby are a balance between warm and cool lighting which creates a welcoming space for guests and residents. (Ciani, A. 17 RESTROMS All fixtures within the restrooms are LED to reduce overall energy consumption. The switches area also dimmable to and can be lowered to fit the time of day. 19 MISSION STATEMENT If life is about the details, yours is about to get a whole lot better. 145 KENT is Brooklyn's premiere condominium with above-and-beyond amenities. If you are looking for true urban luxury living 145 KENT is the only option. (Ivy About, 2013) 19

20 DESIGN CONCEPT Within the Redington Residence family friendly, durable materials and warm finishes neutral tones will be found. Use of metals, stones and custom millwork accents will add to the luxurious appeal of the spacious, one of a kind penthouse in the highly sought after Williamsburg neighborhood of Brooklyn, New York. The space will be designed to fit within the urban setting of Brooklyn, with modern material and sleek lines used throughout the space. Along with luxury, comfort and organization will be highlighted by the design. An open floor plan will serve as the perfect spot for entertaining guests, while various soft and comfortable seating options will be available in each space of the home. These family friendly spaces will encourage family bonding and togetherness. Unique spaces will serve each specific need of the family, from private suites for each member, to a shared media/play room. Energy efficiency, security, and accessibility will blend into the design seamlessly. Overall, the space will serve all the needs of the active and successful Redington Family. 20

21 ABOUT THE FAMILY The Redington family is a busy family of four. John and Patricia Redington, along with their 6 year-old twins, Ava and Andy, reside in the up and coming neighborhood of Williamsburg, Brooklyn. John works in the city, and commutes 5-6 days a week. He needs a place in the home specifically reserved for work, and at times he will meet with clients if he is in the area. Patricia is a stay-at-home mother and wife. Organization is key to Patricia making the household run as smoothly as possible. John and Patricia both value spending time with their family, as well as entertaining friends and hosting social events. Ava and Andy are both very busy kids, who love to play and be active. They each need separate study spaces to allow them to do their homework. The household also includes the families beloved golden doodle. A nanny will reside at the home 3-4 nights a week, and a chef is hired some evenings to prepare meals for the family. 21

23 FOYER Multi-height ceilings draw the eye up naturally. A layered lighting plan is utilized with a statement chandelier centered a top the stair case. The front entrance of the home utilizes luxurious materials, unique flooring, and a custom stair case which sets the mood for the entire space (Cannel, 2013) Security and privacy for the residence is taken into consideration with proximity card readers to control access, as well as security cameras in various locations (Savant, n.d.). A private elevator is installed strictly for penthouse use, accompanied by a grand custom stair case with hardwood details, and a glass railing. Porcelain Tile 23 L

24 LIVING ROOM Hardwood flooring is seen through out the entire home, including the main living space. The flooring selected is harvested from sustainably managed forests, and finished with a hard wax oil process. Area rugs are added to create warmth. Multiple seating vignettes allow ample space for entertaining. A custom stone fireplace, creates a focal point and draws the eye naturally up the 23 ceilings. Two-Story windows are complimented by city views, allowing natural daylight to blend with a layered lighting system (Han, S. & Taiichachiro, I.). A combination of track lighting, recessed lighting, and wall sconces create a layered lighting plan. All layers of lighting are on different switch options, with dimming capability (Cimini, Freddi, Ippoliti, Moneriu, & Pirro). The use of natural lighting within the space reduces energy consumption and cost. Natural lighting is controlled with black out shades, and an electronic control system. 24 L

25 DINING ROOM A spacious dining room accommodates seating for 10. Satin fabrics, patterned wallcoverings, and a glass chandelier add sophistication and elegance to the space. Storage is added for china and glassware. A drop down cove ceiling with layered lighting, creates an intimate dining experience. All light fixtures are dimmable (Lutron, 2015). Wallcovering 25 L

26 KITCHEN Double islands that contain a beverage center, dishwasher, and 48 sink also serve as seating for 4. Semi-custom cabinetry is complimented with quartz countertops and transom glass wall cabinets. Banquette seating creates a casual dining space, with direct access to patio dining and lounging as well. An espresso machine is located adjacent to the dining room and butler s kitchen, to serve multiple areas. 26 L

27 BUTLER S KITCHEN Semi-Custom cabinetry design includes transom wall cabinets and ample pantry storage in the Butler s Kitchen. Drawer pulls are used instead of knobs, and toe-kick and under cabinet lighting illuminates all surfaces, in both kitchens. An additional refrigerator, freezer, and wine fridge allow for extra food and beverage storage. A sink, ice maker, oven, and warming drawer make the space a fully functional secondary kitchen. 27 L

29 MEDIA ROOM The media room serves as a children s play area, as well as a space for the family to watch movies, play games, and enjoy each other's company. A ceiling mounted projector screen and surround sound support all entertainment needs. Multiple storage solutions for books, toys, and games are also included in the children s play area. Custom wainscoting, durable finishes, and fun colors make the space family friendly and enjoyable for all ages. Interior windows look over the 4 th floor living space below, allowing for extra natural light (Nabil, A., Mardalijevic, J.). 30 MASTER SUITE The master foyer creates a grand, private entrance for the master suite, which is tucked away from high traffic areas of the home. The master suite includes a bedroom with additional seating area and study area, master bathroom, and master closet. A dual sided fire place serves both the master bedroom and the master bathroom, creating relaxation in both spaces. Plush, silk carpeting also adds to the comfort and warmth of the space. 30 L

31 MASTER BATHROOM The master bathroom is filled with luxurious finishes, including a marble tiled steam shower, porcelain, and rich stained woods. A large soaking tub is placed adjacent to the marble surround fire place. A custom vanity and two sinks, along with separate linen storage create maximum functionality. 32 KID S BEDROOM S Both children have their own suites, with private bathrooms and walk-closets. Study spaces are included, as well as storage and play areas.
