6 INDUSTRY : Office Adam & Partners Lawyers $26,000 4 weeks ARCS were engaged to undertake the design and construction of an office space which was their second office in the Sydney CBD in the company s expansion. The goal was to provide modern and functional office space that provided a spacious layout for workers by creating new offices and a boardroom to the 4th level of the building. As this project is in an old multistorey building it was critical to manage the materials and trades due to the tight access through the building and no off street or street parking. Redesign a stylish work space, taking advantage of their small open plan office Install glass partitioning to create 2 office spaces/ reception area Provide ideas on furniture to create an inviting space for client. 1. Limited access to the project located on the 4th floor of old building 2. Managing trades & hours to minimise noise for other tenants

7 INDUSTRY : Office Creative Food Solutions $48,000 8 weeks This project was a referral from an existing BNI customer of ours. Creative Food Solutions wanted to extend their product line which required them to create a new boardroom and also new work space for their employees. ARCS were asked to consult on design and then complete the project. The majority of the works for this project were custom designed joinery and furniture supply. Consult and design for new taste testing room for their potential new clients Design new office and warehouse furniture Manufacture of new custom joinery & cabinetry 1. Maximise storage then create desks that allowed for free work flow 2. Create a boardroom that highlighted Creative Food Solutions ethos as a company 5

8 INDUSTRY : Office Exemplar Global Stage 1 $65,000 Stage 2 $160, weeks Located at the University of Western Sydney at Werrington Park Corporate Centre, where the building holds a 6 star green energy rating, Exemplar Global was a referral given to ARCS by an existing client. The ARCS team worked closely with the interior designer and client to deliver a lively, functional and open office space for students and employees. This project s design needed to reflect the USA offices. It was crucial that Exemplar Global had multiple meeting/board rooms and specific work areas for each department yet maintaining an open space plan. As this project moved through its course there were many changes to allow for new design ideas and concepts. As this project is part of the University of Western Sydney it was important for all trades to be inducted to site and also to ensure all OH&S was following. Consult and design new 800sqm open office space providing plans for DA submission and furniture types Construct new gyprock/glass partitions, full height glazing to meetings rooms and offices Corporate colours to be added within partitions that separate the various working areas 1. An evolving design/scope through the duration of the project 2. Access to site due to strict personal OH&S and site inductions for all trades 3. Isolating major services prior and during the project 4. Management of tradespeople, materials and waste without disturbing other tenant We needed a contractor that could realise our need for a clean, professional look and offered a more contemporary space for workers to engage in business and casual activities. 10 INDUSTRY : retail / Hospitality Hank s Bar Lounge & Bistro (Originally known as Hank s Seafood Co) $600, weeks * Located within Penrith Panthers Leagues Club, the ARCS team worked closely with the interior designer and client to deliver a stunning and appealing draw card for the Club. During the fit out, all material deliveries and rubble removal moved through the main entrance so ensuring patron and staff safety was critically important. Noise control was also vital with some trades working outside of Club hours to minimise staff and patron discomfort. It was crucial that all Club operations, gaming rooms, restaurants and services continued throughout the build. The original project brief asked for completion in 16 weeks however the ARCS team completed it in 12 weeks and under budget. Constructing 3 covered pontoons over an artificial lake to provide outdoor dining spaces Installing booth seating, nautical décor and pendant lighting throughout the indoor dining area Constructing a bar, reception area and station points for wait staff 1. Maintaining power, water, sprinkler systems and alarms within the surrounding Leagues Club 2. Ensuring the safety and comfort of Club patrons throughout the construction 3. Sourcing local and imported materials for the flooring and walls of the Bistro *16 weeks were originally allocated

12 INDUSTRY : retail / Hospitality Donut King Nepean Square $25,000 2 weeks ARCS were invited to provide a written tender on the refurbishment of the Donut King store in Penrith, Nepean Square. ARCS were successful in our quotation, saving the client approximately $30,000 on the project. 1. Completing all works out side of normal working hours (9pm-6am) 2. Strict WH&S to abide by and isolating fire services, and security 3. Pre-manufacturing all custom joinery off site prior to starting Demolition works of existing front shop and menu boards Construction of new shop front and menu boards with custom joinery New ceaser stone bench with custom tiling

13 INDUSTRY : retail / Hospitality Hog s Breath Café Penrith $345, weeks This project was exciting to work on due to the fact that the owner is a personal friend of the company whilst working alongside them to deliver the best results for their restaurant. ARCS assisted in managing this project along with their multiple trades that had been engaged by the owner. Demolition of existing walls in building to suit the new layout Construct the new extension for the new dining room Supply and install new windows throughout the building Make good and upgrade the existing bathrooms 1. Working alongside owner who was project manager 2. Changing scope to suit new layout, design and budget 3. Working alongside multiple trades organised by the owner/project manager 4. To complete works in a tight time frame as the existing business location lease had expired 11

14 INDUSTRY : retail / Hospitality McDonald s Vineyard $205,000 6 weeks ARCS building group successfully tendered and were awarded the contract for the construction of the new indoor play area at Vineyard McDonald s The project consisted of multiple trades as the key focus was to maintain the operation of the existing 24hour McDonald s Restaurant. With a highly loyal team of contractors that went above and beyond all expectations working through the unpredictable weather to ensure this project was delivered on time is a great reflection of their commitment to our company and that of the project for our clients Demolition of existing play area and part of the existing roof Installation of new engineer designed structural steel framing Managing the installation of the Rhino play gym land and the softfall 1. Keeping the existing store open 24 hours during construct as well as maintain the car park operationally and parking spaces free at all times 2. 16 INDUSTRY : retail / Hospitality Dom s Cocktail Lounge $900,000 9 weeks Impressed with the construction process at Hank s Bar, Lounge & Bistro, management of Penrith Panthers Leagues Club approached ARCS to assist with the refurbishment of Dom s Cocktail Bar. This was a high profile project for the Club as the refurbishment and opening of the Cocktail Lounge was part of their 30th birthday celebrations. To minimise disruptions and to ensure on-time completion, the custom built furniture and light fittings were made off-site. Refurbishing existing cocktail lounge Construction and installation on a 1 tonne floor to ceiling booth with seating Installing custom designed light fittings Installing modern toilet facilities 1. Minimising patron inconvenience caused by construction noises and materials movement. 2. Ensuring adjacent gaming room was not affected by construction 3. Demolition work to be completed when the Club was closed (4-8am).

17 INDUSTRY : HEALTH & PROFESSIONAL CARE Wisdom Denture Clinic $110,000 2 weeks The client had plans to create a second consulting room in the future. However, ARCS were able to incorporate an additional consulting room by using the existing space more efficiently. The design brief included consideration of staff needs and the strategic placement of equipment to provide efficient workspaces. Workspaces required access to services such as data, water and electricity. The clinic needed to continue to operate throughout the fit out with minimal disruption, dust and noise. Redesigning clinic space to accommodate a second consultation room Renovating the denture manufacturing laboratory Modernising the reception area Upgrading the staff kitchenette Assisting with selection of colour palette and layout of clinic 1. 18 INDUSTRY : HEALTH & PROFESSIONAL CARE Nail Gallery $132,000 2 weeks This project was a referral to ARCS from an existing client. The shopping centre had undergone a major renovation which had seen it closedown for approximately 18 months upon the reopening, the new specialist stores were introduced and this nail gallery was one of them we were able to complete. ARCS were able to complete this project within a 14 day timeframe and have the store running ready for the opening of the refurbished shopping centre. 19 INDUSTRY : HEALTH & PROFESSIONAL CARE FMK Hair $170,000 2 weeks While competing fit out companies told the client the fit out would take 6 weeks, ARCS promised to do the work in 2 weeks without affecting the price. This was critical as the salon was unable to operate during the fit out period. To minimise the number of days the salon would be closed, ARCS manufactured all joinery prior to starting the project. As a result, the salon did not close until all materials and joinery were ready for installation. Fit Out existing shop space to suit new hair dressing salon. Installing 3 basins with massage chairs. Custom joinery built-in for storage for towels, tints, products and equipment. 1. Working outside of normal trading hours. 2. Regular liaison was required with the shopping centre s management. 17

20 INDUSTRY : HEALTH & PROFESSIONAL CARE Belcastro Hair $132,000 2 weeks ARCS came highly recommended for this project as we have built a reputation of completing new hairdressing salon within a time frame of 14 days. This hairdressing salon was a custom designed specially to fit the owner s desired design and personality. With many functional yet classy design features this salon stands out while on the highly visible street frontage attracting new customers. Complete a full interior fit out to match design. Project to be completed in 14 days. Custom joinery through-out the new salon. Working with in a tight layout of approx. 120sqm. 1. Pre-manufacturing all custom joinery units to fit the project time frame. 2. Managing up to 18 tradespeople in a very small space of 120sqm. 3. Installing an air conditioning system with no ceiling space.

22 INDUSTRY : HEALTH & PROFESSIONAL CARE Ronald McDonald House Nepean Hospital Neonatal Intensive Care Parents Quarters $150,000 6 weeks Nepean Hospital asked ARCS to assist them in expanding their Neonatal Intensive Care Parents Quarters which are located within the hospital itself. Extreme care was needed to ensure all services remained operational throughout the project. ARCS were extremely cautious about building safety as errors could lead to a hospital evacuation. While it tested the capabilities of every member of the ARCS team, we found this project extremely rewarding. Construction of several bedrooms, a children s play area, kitchenette and a quiet room 1. Managing tradespeople, materials and waste to avoid disturbing the patients, parents & hospital staff 2. Liaising with stakeholders including the staff, board members of Nepean Hospital and Ronald McDonald Board

23 INDUSTRY : INDUSTRIAL Penrith City Council Victoria Park Public Amenities Block $345, weeks This project was tended out by our local council, ARCS felt privileged to be part of this project due to its heritage nature and location. The project consisted of three ambulance toilets and one accessible toilet for public use. This site was in a very highly visible area to the public which allowed us to brand our site, demonstrating and showcase our ability which was on display every day. Construct a new toilet block consisting of 3 ambulance toilets and 1 accessible toilet Render the new building to match the heritage building of the bandstand profile and colour 1. Secure a safe work site, as this was in a highly visible public area 2. Colour matching the existing render to match the heritage building as the was over 50 years old 21

24 INDUSTRY : INDUSTRIAL Annlyn Motors - Volvo $280,000 4 weeks The dealership needed to remain open throughout the fit out so the showroom was divided in half. Closing half the showroom at a time allowed ARCS to complete the fit out on one side while the other side remained operational. The project also required the design, construction and installation of cabinetry to store sales and promotional materials. 26 INDUSTRY : INDUSTRIAL Kingswood Smash Repairs $350, weeks After winning a large contract, this client needed additional workspace. Located over 3 adjoining buildings, ARCS recommend the client remove internal walls and open up the workshop space. Throughout the demolition, construction and fit out, the workshop continued to operate so care was needed to ensure staff, visitors and vehicles remained safe at all times. An evolving scope of works required rigorous consultation with staff and management along with an ability to cope with a dynamic project. Adding structural beams to accommodate new layout Re-aligning roof and associated drainage Terminating compressed air outlets and gas lines to redirect them to new locations Constructing a store room 1. Providing additional repairs and spray painting capacity for the client 2. Safeguarding all staff and visitors to the workshop while ensuring no damage occurred to cars in the workshop

27 INDUSTRY : INDUSTRIAL Caroma Dorf Clark $140,000 6 weeks ARCS provided design and construction services to create 3 separate work areas within a large warehouse environment. The project was split into 3 phases the model room, office area and testing laboratory. The model room required special insulation to protect the other areas from noise and dust. Construction of New offices, Model room with cabinetry and testing laboratory 1. Model room construction involved a structural steel frame and insulated gyprock walls 2. Services such as water, electricity and data were relocated for each area 25
