DETAILS L6.2 DETAILS The Landscape Rationale for 2700 Broadway builds on the character of the neighbourhood by creating a functional streetscape that encourages opportunities for seating, preserves a large canopy character tree adjacent to the site, contributes to storm water management and tree health by providing a retention area of permeable paving and features a series of stepped roof decks surrounded by green roofs and vine screens. Streetscape: A rainwater garden at the curb edge treats rainwater before it enters the watershed. The installation of permeable pavers within the sidewalk provide a unique pattern at the residential entrance and along Stephens Street. The pavers also play another important function, by providing water and nutrients to the mature tree within the boulevard. Although pavers are not common over a city sidewalk, it was felt that preserving the existing tree was critical. A permeable paver base can be adjusted around existing tree roots and increase water and nutrients to the root zone, thus offsetting any disturbance to the roots during construction. A mosaic tile wall provides the a unique entry feature that increases the originality and legibility of the street front. The mosaic wall carries into a water feature and planter to create a coherent composition. The mosaic-clad planter also carries through the corner of the building at the Broadway sidewalk. The Broadway sidewalk is standard City of cast-in-place, broom-finish concrete paving with saw-cuts to City Standards. Visual access to the CRUs is important to potential business owners, so the street front will be kept clear to allow for business displays, cafes or bar licensing - all elements that are likely to enhance the character of the neighbourhood and streetscape. Residential Balconies: The terracing form of the building allows for several unique terrace spaces. These spaces will be kept simple, but with high quality, durable finishes will be used throughout the landscape. To allow of a range of uses and tenancy types, the terraces are kept clear of planting elements within the private deck spaces, but the occupants still benefit from greenery thanks to a raised planter/green roof that wraps the space in sedums and native bulbs. A unique feature in the green roof planter is the raised interior parapet wall, which allows the roof to be angled slightly towards the street ensuring that when in bloom in the summer, the sedum mats will be visible from the street. In the spring and fall, the mats will bloom with native camas, onion and lily bulbs - plants that need only a small amount of soil to survive. This strategy was used on the VanDusen Gardens green roof - a project the landscape consultant and members of the architecture team worked on with previous offices - where weight constraints, limited soil volumes and constrained views to the green roof required a similar approach. Requiring only semi-annual maintenance, the green roof system can be installed on the opposite side of the guardrail, meaning the green roof will survive without requiring any effort on the part of the occupant, ensuring that occupants get the benefit of greenery while the owner can feel comfortable that the landscape will be maintained. High quality, durable finishes surround the terraces: a thermally-treated engineered decking system held above the membrane with pedestals, is the primary paving element. This high quality material needs neither staining, sanding or power washing. It is a made in Canada product that is natural and made of real wood which can be locally sourced. A decorative 3 Form panel provides privacy and some acoustic protection while lending an artistic touch to the terraces and also allowing for some light penetration, minimizing the effects of shadow..
