Want to get involved? Here s How: 12 On Monday 5th September you will have a chance to quiz the potential teams who will work with you to design the new Cressingham Gardens. This follows on from the Council s decision to redevelop the estate. Not only will you get to quiz the different teams, you will be able to express your views on which teams you prefer. There are three short-listed development management teams; the Council with the help of residents needs to select one. At the exhibition the prospective teams will be present and will have displays to tell you who they are, what they have done in the past (their experience and track-record) and their approach to engaging with residents on the estate. What are development management teams? Development management teams are consultants with a wide variety of technical skills, who have the expertise to create deliverable and viable designs for the future estate. They will design the estate in collaboration with residents. They will then submit a planning application for these designs. If planning approval is achieved, they will plan and oversee the delivery of the new homes. This booklet contains information on each of the teams who will be at the exhibition. 3 What is going to happen next? The Council will remain your primary contact through the regeneration of the estate. The Council will continue working directly with residents and help any residents who want to move to a brand new home on the estate. The development management team will be supporting the Council by formulating the design and strategy for building a new Cressingham Gardens. The table below outlines a provisional timeline for some of the key stages for the development in the short and long term. There will be other stages as the project moves forward and the Council will advise you on these as soon as a clearer timeframe has been established. 4 Development Management Teams (and design teams) Lambeth Council has an ambition to regenerate many of its estates and is looking for innovative solutions to tackle poor housing stock and provide homes for its residents. We understand that for many, this process is daunting, but we want to make sure residents feel they are achieving the best outcome by ensuring they are a part of this collaborative process. Who you will meet KERRY FLEMING Partner Responsible for the Delivery of the Services Kerry has a wide range of residential and regeneration experience. This experience involving large and complex projects means Kerry knows how to communicate with external teams and third party stakeholders to develop a winning strategy and ensuring a consistent approach to meet aspirations. RELEVANCE TO CRESSINGHAM GARDENS Kerry s role will be to make sure the programme level requirements are delivered at project level and also be responsible for the delivery of the project. HARRY WALKER Associate Development Manager / Lead Consultant Harry has over 30 years experience working on real estate projects and has been involved in residential and student accommodation developments. RELEVANCE TO CRESSINGHAM GARDENS Harry will lead the project team and be responsible for setting up the team and the delivery of the masterplan objectives. The Team What we do? SETH RUTT Partner Lead Architect CHRIS PARR Director Lead Communication and Stakeholder Engagement Who are we? Hawkins Brown have experience and expertise in delivering regeneration schemes. The project will be led by Seth Rutt and he has been responsible for a wide range of award winning schemes from estate masterplans to housing projects. 40+ YEARS OF COLLECTIVELY WORKING WITH LOCAL COMMUNITIES Seth is a member of the Sheffield Sustainable Development and Design Panel and is a visiting critic at the University Of Nottingham School Of Architecture. Seth has worked on large regeneration projects for a number of years. Seth is currently working on the Aylesbury Estate and Hawkins\Brown are delivering 219 homes within a first phase of 840 as part of a longer term project of 3500 homes. He has led the team from inception to submission of planning consent in RELEVANCE TO CRESSINGHAM GARDENS Seth will lead the design team and work at programme level to develop any programme specific design codes. Chris advises clients on a number of schemes in LB Lambeth including London Square for their redevelopment of the high profile Megabowl regeneration site in Streatham. RELEVANCE TO CRESSINGHAM GARDENS Chris will lead the community and stakeholder engagement strategy and implementation. He will also liaise as required at programme level. Resident engagement will be led by Chris Parr at Cascade. He and his team will collaborate with the residents to ensure your views and concerns are listened to. This will help form part of the decision-making process for the regeneration of the estate. DELIVERING HOUSING AND REGENERATION PROJECTS FOR RESIDENTS Arcadis will support the team with a strong background in driving forward regeneration projects of this size and complexity. WE WANT TO ENSURE THE BEST VALUE FOR YOU AND YOUR FAMILY AND LAMBETH COUNCIL 7
5 We re the Mace/ BDP team, drawn from different organisations, all working together towards the same aim. We re keen to work together with you and the Council to redevelop the estate, guided by the Masterplan Objectives already prepared, to create a great place to live for existing and new residents alike. Between us we have a wide range of experience in estate regeneration which we will share with you at the upcoming exhibition. We look forward to meeting you then, and hearing your views and hopes for the future! 8 I am the project leader for the regeneration of Cressingham Gardens. I have a passion for regeneration delivery and understand Central London estates, living in Hackney myself. My role is to integrate the residents, Council, and construction ensuring risks are managed and we successfully deliver a high quality, viable regeneration, on time, that meets the needs of residents. I look forward to the opportunity to understand more about what makes the Estate tick. Kate Taylor Estate Lead/Project Manager I represent the programme delivery management team with over 10 years experience in regeneration. It s my job to work with all of the different members of our team and community to make sure we do what we say we will, when we say will and reduce uncertainty. I previously lived in Brixton on the other side of the park, so I ve a good understanding of how important this part of London is and how unique the park is. I ll use my experience delivering similar projects in south London to spot problems early and help reduce uncertainty. Joe Kane Development Manager I am a town planner with 11 years experience in housing and regeneration in London. I will ensure the proposals for Cressingham Gardens reflect the needs and hopes of local people, are sensitive to the unique location and are in line with Lambeth planning policy and the London Plan. Anna Sinnott Town Planning Lead I am a community consultation specialist and am involved in some of London s largest regeneration schemes. I am currently providing day-to-day resident engagement for Lambeth Council on Cressingham Gardens and getting to know residents differing needs and wishes. I will support all of you to ensure that everyone has an opportunity to engage in the process and shape the future of the Estate. Felix Shaw Resident Engagement Lead I am an architect and urban designer with over 15 years experience in urban regeneration and housing, designing different housing types and creating new places for people to live, work and enjoy. My job is to work with the architect team to design the new homes for Cressingham Gardens, taking the best of the existing estate to create a village atmosphere with new bright, well designed homes and outdoor spaces. Delivery Mott MacDonald Nick Walford Associate Nick is a Strategic Development Manager with a particular specialisation in successfully preparing and delivering large scale masterplans. Having studied and lived in south London for a number of years, Nick has gained a strong appreciation of Lambeth and of the community surrounding the Cressingham Garden estate. Listen Disruption We will ask your views and listen, ensuring we engage and advise you clearly at all stages. We will look to minimise disruption to residents during the regeneration. Design Lead Conran + Partners Lee Davies Partner Architect, urban designer and master planner, Lee is passionate about improving our built environment. He knows the site and area having lived in SE London and worked on the Lido refurbishment. His approach to regeneration design is very people-centred. He will work with you to ensure designs address local needs and aspirations. Quality Public Space Community Safe Connections We will ensure your new homes are not only robust and efficient but also light, delightful and sustainable. We will make the most of Brockwell Park, create high quality open spaces and retain mature trees as well as planting lots of new trees. We will build on and improve the existing facilities for a lasting community. We will provide safer streets and open spaces, getting the police to advise on and sign off the designs. We will link new streets back into the wider neighbourhood. Sustainability We will seek to attain leading sustainability targets to provide homes which are cheap to run and long lasting. Opportunities We will ensure the regeneration creates jobs and training opportunities for local people. Vision We will work hard with you to create a vision that reflects your aspirations. He knows the site and area having previously lived and currently working in SE London. He will work with you to develop a landscape that meets your needs both now and for the future. Louis is an experienced consultant specialising in housing management, resident and community involvement and regeneration. In particular, Louis has worked on a number of estate regeneration projects in various boroughs across London. With over 16 years of experience, Virginia advises on all aspects of land assembly within a variety of development, regeneration and infrastructure projects. Sarah advises on all types of development projects and has a broad range of experience advising on all related matters from development strategy through to planning advice and permissions/consents. 11

A Resident Engagement Panel is a group that: The Council can give information to, so they can understand the background to regeneration options. Residents can have their say on issues affecting them. Acts as a sounding board for Council Officers and Council Members so they can understand issues from a resident perspective. Provides feedback on the feelings on the estate regarding current activities and Council proposals and feedback from a resident perspective on engagement activities. Questions the Council on its proposals and tests whether other courses of action have been explored or could be explored. The panels are not decision-making bodies within the Council structure. Nevertheless, they have an important role to play in relation to consultation, ensuring the views of residents on the estate are considered when decisions by the Council are made. Here s How: Independent Advisor For independent advice regarding your home and the regeneration of your estate, please contact Edward Ogundele on: Edward.Ogundele@strategicurbanfutures.com Phone Mobile Development Management Training Cressingham Garden s Independent Advisor, Edward, will be holding a training session for residents that want to learn more about the development management team process and what their role will be in the regeneration of the estate. The training will take place on: Tuesday 13th September 5pm-7pm at the site office at 8 Longford Walk. For a place, please contact Edward on: Phone edward.ogundele@strategicurbanfutures.com Estate Office The regeneration team has set up an office at 8 Longford Walk for residents to come and speak to the team about the redevelopment of Cressingham Gardens. The office will be open to residents every Wednesday and will be used for coffee mornings, meetings, training sessions and one to one appointments. The office opening times are: Wednesdays between 11am-1pm and 2pm-3:30pm The weathertight repairs team will be using the estate office for the duration of their programmed works too. The Development Management team will also work from 8 Longford Walk once they have been selected. Please keep an eye on posters in the office window for further information about sessions, events and drop ins.
