2 Foxfire Homeowners Association 2018 annual meeting Our Saviour s Lutheran Church 1001 Woodcreek Drive College Station, TX Called to order at 7:12 pm on January 29, 2018 by Micah Flippen (presiding as substitute for Jack Matous). There were members present, which meets the requirement for a quorum. 1. Financial Report was provided by Melissa Mannis, Treasurer, and is attached to these minutes. 2. Recognition of new residents a. Mark Golden 2101 Fairfax St b. Phillip and Katherine Fitzsimmons 1505 Foxfire Dr. 3. Recognition of 4 th of July Volunteers: Nancy Searcy and Blanche Brick organized the event. 4. Discussion of the triangle a. Lighting of the flag at night was raised. It is already lit by Kathleen Brick using a solar light. b. City of College Station owns the triangle. This limits the ability to install an electrical meter. c. Tree trimming will be needed so that the flag can fly at half-mast when appropriate. 5. Architectural Control committee a. Intervention on Fontaine was the only issue b. New construction on Ferguson was reported 6. Report on Board of Directors efforts to examine the status of HOA documents a. Greg Cagle (Austin), an attorney specializing in HOA law, was contacted about the current HOA bylaws b. The current By-laws needing updating. Prior changes were not properly filed with the county clerk in c. Cagle s office has provided amended documents to file to ensure we are in compliance with current state laws. 7. Election of Board Members and ACC Members: The following individuals were nominated and elected unanimously. a. BOARD: i. Mike Bozardt 2409 Friar ii. Terrance Wright Fontaine (not present, but agreed to nomination) iii. Greg Hopcus Foxfire iv. Karen Gregory Faulkner b. ACC i. Brook Davis Falcon Circle ii. Donielle Mayer Fitzgerald 8. Items of concern raised by members a. Blanche Brick asks that the board helps with candidate forums for elections

3 b. Brook Davis would like her road fixed by the city- Falcon Circle. Very patchy and a big mess and the neighbors are concerned c. In a number of places in the neighborhood the old wooden signs are broken or missing. However, the city is putting up new street signs. The need to repair or remove the old signs was raised, but they are on private property and the homeowners are responsible. d. Big Event was suggested as a possibility to help with homeowners clear property. e. For the record, Blanche Brick voted against zoning for the car dealership that is going in on the Highway 6 access road and Sebesta. 9. 5 Architectural Control Committee Annual Meeting 2019 Full Report 1. April 9, 2018: Liz Sutterfield of 2308 Ferguson requested and was approved to replace fencing on her property as well as concreting a patio area that was previously brick. 2. May 10, 2018: Donielle Mayer of 2510 Fitzgerald requested and was approved to install a pool and the appropriate accessories. Also approved was the removal of concrete at the front of the home which had settled in an undesirable manner. 3. May 14, 2018: Patrick Williams of 1100 Finney requested and was approved to install a small driveway edition in concrete. 4. May 24, 2018: Joe Fix of 1005 Falcon Circle requested and was approved to install a 12 x24 portable building off of his main driveway. The installation was outside of all easements and setback requirements and it allowed him to remove the temporary POD storage unit at the front of his property.

6 Director Nominations The following homeowners in Foxfire are placed in nomination for the respective terms shown. Election of Directors will take place during the annual meeting of the Foxfire Homeowners Association on January 28, Director term (vote for up to three) Marty Comstock (2305 Ferguson) I am currently employed by the Federal Bureau of Prisons as a Federal law enforcement officer and have been for the past 15 years. I have held several positions in the bureau to include Lieutenant and Chief Security Officer. I moved to the Foxfire subdivision in November of Joe Fix (1005 Falcon) My name is Joe Fix, and my wife Michelle and my three kids Lauren, Kathryn, and Daniel moved to Foxfire in 2016 after living in Woodcreek for seven years. I work at Texas A&M University in the Utilities and Energy Services department and enjoy watching Aggie Football! Micah Flippen (1003 Hemingway) I am the owner and CEO of Cooper Stone LLC, and a long time resident in Foxfire. I have previously served on the Board of Directors, including service as President, and am just completing a three year term on the Architecture Control Committee. We have lived on Hemingway since Alice Keys (1006 Howe Dr.) My husband, Ronnie, and I have lived in Foxfire since We have 2 adult children. I recently retired after 41 years as a teacher/coach with College Station I.S.D. My husband and I own Keys and Walsh Construction. Bill Lockett (1615 Foxfire) I graduated from A&M in 93 with a degree in Electrical Engineering. I have lived in College Station since 2005, and Foxfire since June 2016 with my wife, two children and two golden retrievers. We own Liberty Tax Service franchises in Bryan, Houston and Pearland. I served as an appointed board member filling a vacancy in Amanda Ramirez (1529 Fontaine) We ve lived at 1529 Fontaine Drive for 4 years. My husband and I both graduated from Texas A&M and currently work in the animal industry. We have 2 children, 3 dogs and a cat. We chose this community because of the tranquility & larger acreage size. Liz Sutterfield (2308 Ferguson) We ve been in College Station and Foxfire for 3 years. We moved from our 5 acre country property in Dayton, TX to College Station to be closer to family and found foxfire for country living in the city. We have 2 boys, Ryder and Cash, ages 6 and 4. I work in the petroleum division at TEES, and my husband, Sam, works from home as a crane technician. We stay on the go - playing sports and traveling. Additional nominations will be accepted from the floor during the meeting.

7 Director to complete term (vote for one) Patricia Meronoff (1004 Howe) My husband, David Appel, and I have lived in Foxfire for approximately 26 years. Our family consists of an adult daughter, Odessa Keenan, and two miniature poodles. We attend church near Foxfire at Holy Cross Lutheran church. I am a partner in the law firm of Bruchez, Goss, Thornton, Meronoff & Briers, P.C. I have practiced law for 39 years. I practice transactional law including real estate, business entities and probate. I currently represent a condominium HOA, and have in the past represented single family residential homeowner associations. All nominees for the three year term have indicated a willingness to complete the open terms if they are not elected for the three year term. These will be voted following the election for the terms. Architecture Control Committee term Mathew Vaughan (1600 Foxfire) I have lived in Foxfire with my wife and 3 kids since My wife and I are both Aggies, Class of 98. I currently run a blasting media company out of East Texas, and we also own a local yard sign company, Card My Yard. I have previously served on the HOA Board.
