The property is located to the south of the Oxford Middle School with three (3) single family residential structures currently existing on the site. The highpoint of the property is at northeast corner of the site and falls to the west with the most significant decrease in elevation occurring at the southwest corner. The applicant is seeking site plan approval to construct a -unit, 48-bed residential condominium development. Ingress and egress for the development is proposed on North 6 th Street and parking will be located underneath the structure within the setbacks and spaces will accommodate 48 vehicles. The applicant met with the site plan review committee on September 3, 04, September 4, 04, October, 04 and November 9, 04.
2 Recommendation: Approve the site plan for The District on Martin Luther King - a residential condominium development with the following conditions:. All storm water calculations for the project shall be approved by the City s engineers prior to the issuance of any permits.. A landscape plan for the bioswales indicated to be designed by a licensed landscape architect or landscape contractor/designer submitted prior to permitting. 3. A copy of the covenants as stamped, recorded with Chancery Clerks office to be submitted to the planning department prior to the issuance of a final Certificate of Occupancy. 4. Site plan filed with the chancery clerk to contain language regarding condominium complex s as defined by the City of Oxford s Land Development Code and that the homeowners association maintain all common areas indicted on the recorded plan. 5. The covenants shall include language that the Non-parking areas will be the owner s responsibility to enforce.
