To this end, we will provide the most efficient and effective routine and preventative maintenance services needed to support the educational goals of Western Kentucky University. 2
3 Work Order Statistics Overall Routine Work Order Completion Rate 88.1%
4 Driving Performance A project to replace the air handler controls at Fine Arts Building Automation Controls is in design. The first phase of this project will replace pneumatic controls on twelve air handlers that many of which have been in service since Work is expected to begin in September and will take several weeks to complete. Minor interruption to the HVAC is expected as cooler weather approaches in mid- September. There have renewed requests to evaluate the option of automated scheduling data to transfer from Astra into Metasys. Astra is capable of exporting schedules, however an interface must be developed in order to have it create schedules in Metasys. We have elected to pilot a small scale demonstration using Gary Ransdell Hall. Developers will build the interface and implement the program in the next few weeks. Electrical consumption decreased 2.4% in July of 2016 compared to the same period in Cost decreased by 6.9% or $36,146. KW demand decreased by 1.7%. There were 0 heating degree days. There were 463 cooling degree days, an increase of 6.4% over A project to replace the #2 chiller and cooling tower at the Knicely Conference Center is nearly complete. The new, York scroll machine replaces a 25 year old reciprocating R-22 machine that had become obsolete. Last October one of the reciprocating compressors had a catastrophic failure that knocked out the power to the entire building. The new system is expected to be started sometime in early September. The Central Heating Plant recently purchased a new digital combustion analyzer. Many of the newer small summer boilers that WKU purchases are 96-98% efficient condensing gas fired boilers. The older combustion analyzers did not have the capability to accurately measure flue gas content at these higher efficiencies. This new tool will allow the Steam Team to better maintain combustion efficiency on these boilers when cleaning, tuning, troubleshooting, and adjusting when performing service. A project to replace the fixtures in the Diddle Auxiliary Gyms with LED lighting is underway. Relamping and repair of the existing lighting CFL fixtures was scheduled. Lamps and ballasts were priced and found to cost nearly $11,000 this cycle. This LED project will replace all of the existing 112 fixtures with LED. Energy consumption will be reduced 69%, re-lamping will be eliminated, as well as routine ballast replacement every other year. Simple pay back with a qualifying TVA incentive of $2,003 is 1.8 years.
5 SURPLUS and RECYCLING This August during WKU s 2016 M.A.S.T.E.R. Plan, WKU hosted its first Zero- Waste event! WKU Resource Conservation worked with Dining Services, Housing & Residence Life, and the Student Government Association s Sustainability Committee to plan this event and successfully divert over nearly 100% of waste from the landfill! We achieved this collaboratively by making the following changes: 2015 M.A.S.T.E.R. Plan Cookout 2016 M.A.S.T.E.R. Plan ZERO-WASTE Cookout Menu planned without consideration of waste Menu designed to minimize waste generated Disposable cutlery No cutlery necessary none provided Bottled Water & Canned Lemonade Beverage served in bulk with reusable cups as giveaways Disposable napkins Linens Plastic Plates Compostable Plates Individualized condiment packages Bulk condiment stations Minimal recycling options Student volunteers and staff attending waste stations to educate students 2016 M.A.S.T.E.R. Plan ZERO WASTE Cook-out by the numbers: 1,200 incoming freshman attended the event that s 1,200 students exposed to Waste-Reduction programming! Diverted 187 lbs. of food and liquid waste from the landfill through composting Reduced total waste generated by 1,500 plastic bottles and aluminum cans by switching to bulk beverage stations with reusable cups Generated less than 1 lb. of landfill waste!

Flood remediation on 1 st floor Cherry Hall completed. Detail cleaning at Smith stadium.
7 Completed Projects cont. Area Team ONE: Maintenance week at PHAC. (Draining and Filling of pool. Cleaning all louvers in fitness area, racquet ball courts, pool deck area, and walking track. PM s on all unit heaters above basketball courts. PM of all HVAC units above ceiling). Removed carpet and furniture at JJH in the last 4 observation rooms. Installed new electrical circuit at PHAC loading dock area for car hook up. Worked with Blue Grass Insulation Contractor on valve project at TPH. Pressure washed front entrance side walk area to GRH. Removed sewage pump and old lavatory cabinet from day care at JJH. Removed water damaged carpet from 128/125 area at JJH. Removed mold covered items from 216 area at TPH. Set up Temporary electrical panel on blue courts inside PHAC for special event. Removed mold covered items from areas 242, 244, 249, 247 and Dean s Conference Room 2nd floor TPH. Worked with Bluegrass Insulation on chilled water main supply/return line project at KC loading dock area. Worked Tile contractor (J.D. Phelps) on finishing up tile work at MMTH 1st floor men s and women s restroom. Assisted Gatton Academy people on moving out of TPH. Finished up outside 2nd lighting audit for Health Service Building. Finished testing all backflow preventers at GRH. MSDS/SDS conversion. Working with Staff at JJH on moving furniture into new conference room. Work with Central Shop on Tile flooring issues in observation rooms at JJH. Work with Tate Page Hall Staff on issues within effected areas in TPH. Work with staff at Health Services, HVAC and Insulating contractor on condensation problems above ceiling.

Power outage affecting PFT and Baseball to reset the transformer and check the integrity of the cables inside the transformer. Baseball field was replaced with a turf playing surface. (Contractor). Owner maintenance training held. Lighting upgrades at Diddle in Aux Gyms A & B and the Weight Room. Set up portable generator at AEC (supporting outage of installed generator). Power Washing of DSU façade (B/B Cleaning) Joint funded (Maintenance/Grounds/BSA/DSU) MSDS/SDS conversion. Finishing outside lighting projects that 2nd shift has identified. Repair the field lighting at Baseball. Getting ready for Basketball Season. Repairing the movable wall between Aux Gyms A & B. Athletics to schedule a time for work to be completed. Lighting upgrades at Diddle in the Legends Conference Room, Hall of Champions, 2nd and 3rd level concourses. Power Washing at HILTS (B/B Cleaning) Joint funded (Athletics/Grounds/Maintenance Area Team THREE: Ag Expo repaired and replaced lighting in holding area. Riding arena repaired outside lighting (billed back via SR). House #6 Replaced old water heater with new (billed back via SR). Wetherby- Repaired interior door. GWH - Repaired AC drains. Gordon Wilson rooms 105 and offices complete (joint funded - DFM and Dance). Cherry Hall cleaned and camera storm drains. Owner maintenance training at FSH MSDS/SDS conversion Pending projects: FAC -In process of repairing condenser pump. Area Team FOUR: Unstopped sewer drain line in EST room 134 Replaced pump, water line and sealed fountain at Presidents House Traced and connected electric circuit for roof lighting at AAC Replaced dozens of ceiling tiles that were saturated and molded with condensation at TCCW Traced down and repaired lighting circuit for hallways at AAC 3rd floor Repaired lighting and replaced condensation soaked ceiling tiles in Snell Hall classrooms MSDS/SDS Conversion Replace chilled water and condenser pumps at TCCW(contractor) to be conducted post chill system shut-down. Replace bulbs in Snell Hall entryways with Genie Lift 8
9 Nights and Weekends Conducting environmental/dew point monitoring in the following locations: MH Sub-basement, MH basement, MH 1st floor, MH 2nd floor TPH 3rd floor center core, TPH 408, TPH 401, TPH 427C, TPH337, JJ 109A, JJ 131, JJ 114A, JJ 119A, JJ 111A, JJ 104A, GWH 3rd floor, GWH Theatre. Emptied dehumidifiers daily in TPH on the 2nd and 3rd floors. Kept a check on campus pole lighting. Campus exterior lighting audit. MSDS/SDS conversion. Continue to monitor the temperature and humidity in the buildings. We ordered 5 more data loggers. Continue to repair outside lighting on buildings around campus. Pick up work that the day shift can t get to as easily during the day. Central Team Repairs made to the fence at EHS and new boards have been sealed complete. Painting project for 5th floor Grise has been completed. Repairs made to the runway at the track complete. Chapel refinishing completed (Outside contractor Franklin Coatings). Diddle Park benches refinished. Repaired windows at RH and Poland Hall. Installed 2 new window glasses in the Bennett House (SR). Summer Project painting at SS completed. Repair benches for football and painted complete. Volley Ball strips for Les at AA1 completed. Replaced fire doors at FAC. Benches in Diddle Park refinished completely. Replace floor tile at JJH. Work on Snell Hall exterior doors. Change out safety flags and replace with US Flags for Labor Day. Electronics: Crossing Signs completed and retested all 6 dual units Master Plan special events for incoming freshman - completed Soccer & Football preseason work orders - completed Cherry Hall LED s and rope lighting completed and fully operational Simplex fire alarm network - east loop - corrected network crashes Smith Stadium East fire alarm deficiencies - corrected Diddle Media Room Media Sound Relocated per customer specifications ADA door issues at Health Services and DSU Maintained campus wide support and service for electronic systems Snell Lutron Lighting troubleshooting Shop cleaning and inventory currently in progress Guthrie Bell Tower Will perform lubrication and bell PM Smith Stadium East & West need to perform resealing / silicone all outside fire alarm devices Van Meter Hall need to perform ADA access door modifications to tunnel door leading to the elevator FSH multiple access control corrections needed from labeling to hardware corrections E-phone head fusing perform as service is required or as time permits Continue campus wide support and service for electronic systems 9
10 The Sodexo Experience. Moving forward with team Huddles for team members on a weekly basis to further develop and nourish employee s job satisfaction and feeling connected and valued Two Employee of the month given, Sodexo provides a dollar gift card to each recipient. Raul Pena has been an outstanding help with translating and recruiting and hiring of the Hispanic employees. Without his help this month I would not have been able to have all these employees hired in. Weekly Huddles held with staff Safety meeting held Monthly Department meetings held Kevin Gutierrez, Environmental Services Supervisor won an award from the President, Outstanding and Meritorious Service.
