18 INNOVATIVE USE OF MATERIALS MANTEL Repurposed from aged wood WOOD COUNTERTOP Countertop created from a 3 slab of cherry driftwood; Refinished preserving the natural live edge; Rabbited into the back of the adjoining island cabinet Reclaimed pump handle from a (circa 1879) grind stone machine- Refinished to support the wood live-edge lower island countertop DRAINBOARD SINK 1940 s porcelain drain board Integrated with the adjoining quartz surface with precision fabrication, to match specific (challenging) curved contours where two differing surfaces were joining was achieved LIGHTING Iron forged mini-cuff pendants (island) Rustic Hay Trolley crafted into a unique chandelier Butterfly joinery New & Reclaimed materials combined into one cohesive space

19 OVERCOMING OBSTACLES PROBLEM: In preparation of removal of bearing wall, how do we transfer the second floor load for a flush beam? SOLUTION: We dug a hole in the basement foundation to add a 14 x30 x30 concrete pier and lally column CARRYING THE LOAD: ½ steel bearing plate was used to minimize the size of the column supporting the beam NEW FLUSH BEAM: Concealed within existing ceiling joists Packed out kitchen window wall to run mechanical & Insulation added with R-value that meets current code PROBLEM: After removal of bearing wall, walls were not in alignment. SOLUTION: We packed out wall to create a continuous new range accent wall. Mechanicals Relocated

20 CHALLENGE Opening a Structural wall Recessing a Shallow Electric Firebox Before During After CHALLENGES: Above: Planning a fireplace on an existing 2x4 wall within a small footprint SOLUTION: Installed a shallow depth electric fireplace, partially recessed into the existing wall; and framing with shallow depth custom cabinetry to appear flush Below: Removing walls for an open floor plan while supporting the 2 nd floor load while family and pets lived and worked from home Incorporated former hallway for a larger entertaining & gathering space
