Hydrozones will be on separate irrigation zones according to water demand. 8. A Home Owner's Association will be established and shall be responsible for the maintenance of all common areas, including: 8.1. Park and Open Space, including the mail kiosk, picnic pavilion, tot lot and trails within the project boundaries Motor Courts, including snow removal Front yard landscaping, described as the area outside of the privacy fence for each lot Tree lawns and trees within the public right-of-way. 9. A pre-construction meeting is required between the landscape contractor, property owner and COT landscape architecture personnel before start of construction. 10. Sod to be Reveille bluegrass blend or approved equal. 11. Landscape and irrigation improvements shall not be installed prior to all utility construction. 2. If utilities occur at locations of proposed shrubs, or within eight (8) feet of proposed trees, the contractor shall report such conditions to the Owner's Representative. Damage to existing utilities by the Landscape Contractor is the responsibility of the Landscape Contractor. 3. All landscape and irrigation plans, construction, and installation shall be in compliance with COT requirements unless otherwise agreed upon by the developer and the City. 4. It shall be the responsibility of the Developer/Contractor to build the project in a time frame necessary to obtain Construction Acceptance and Final Acceptance during the growing season. 5. All landscape plant material shall be from approved materials lists as specified by the City. 6. All plant material is to be approved by the Owner's Representative prior to installation. 7. All seeded/diusturbed slopes 4:1 or greater shall be protected with erosion control mat. Double Net Erosion Control Blanket consisting of 70% agricultural straw (0.35 lb/sq.yd.) and 30% coconut fiber (0.15 lb/sq.yd.) and biodegradable netting having an approximate 5/8" x 5/8" mesh on the top and 2"x2" as manufactured by American Excelsior Company or approved equal. 8. Native Seed: All seed areas are to be drill seeded, except for small areas not accessible to seed drilling equipment. Such areas to be broadcast seeded. Seed shall be uniformly sown (one-half in one direction and the other one-half at right angles to the first sowing). The direction of the final sowing shall always be at a right angle to the slope or running in the direction of the contour). Seeds shall be sown at a depth of approximately one-half inch ( 2"). 1 Do not sow immediately following rain, or when ground is too dry, or during windy periods. Rolling: Roll seeded area with roller not exceeding 112 lbs. 9. All seeded areas shall be hydromulched. Hydromulch shall consist of tackifier applied at a rate of 100 lbs. per acre and a cellulose mulch mixed to form a homogeneous slurry; spray applied to seeded area at a rate of 2,000 lbs. per acre. Hydro mulch: Biodegradable green dyed-wood cellulose-fiber mulch, nontoxic, free of plant growth- or germination-inhibitors, with maximum moisture content of 15 percent and a ph range of 4.5 to Native seed reseeding: In native seed areas larger than 1 sq. ft. in which no stand of grass is established after one year, reseed and water until stand of grass is successfully established. 11. Prior to sodding, seeding, or planting, contractor is to apply a broadleaf herbicide to eliminate all weed growth within landscape areas per manufacturer's recommendations, cognizant of environmental and weather conditions. Weed control shall be applied as necessary to minimize weed establishment. 12. Weed fabric shall be Typar 3401 or similar approved equal 4 ounce/sq yd non-woven filter fabric. 13. The contractor shall be responsible for the repair of any damage to existing utilities, curb and gutter, walls, or walkways and other structures that is a result of his work. The repair of such damage will be at no additional cost to the owner. 14. Contractor to remove dirt piled on top of rootball at nursery prior to placement to maintain proper planting depth. All trees to be planted with the root flare one to two inches above final grade. 15. Rough grade to one tenths (.1) of one foot by others. Landscape Contractor to provide finish grades while maintaining positive drainage. Contractor to notify Owner's Representative of any poorly drained areas prior to commencing work. 16. The contractor shall fine grade all areas to be planted. The contractor shall remove required depth of soil along sidewalk to accommodate sod, seed or mulch. 17. The contractor shall maintain positive drainage away from all structures and walkways. Have all fine grading approved by Landscape Architect prior to seeding.
